A search profile (often also called a search mandate or search alert) is your sign-up for matching properties at Immosmile. You tell us what you are looking for: type, region, rooms and budget. We compare these details with the properties we sell ourselves on behalf of their owners. If one matches, Dominik Devaja sends you an email.

The search profile is not a contract. It creates no brokerage contract and no mandate to us. You receive no advertising for properties that do not match. No call centre will contact you. You only get a call if you expressly ask for one in the form.

What this means for you: setting it up takes five short steps. Then you confirm your email address once. From then on, the profile works for you until you unsubscribe with one click. Owners only receive your contact details when you get in touch about a specific property.

No. The search profile at Immosmile is free, from setting it up to unsubscribing. It creates no brokerage contract and no mandate to us. We do not advise you as a buyer and do not act on your behalf.

The reason is simple. We are instructed by owners who want to sell their property. Our work is paid for by the owners, never by you. For you as a buyer, our service is therefore free. You pay nothing for setting it up, for notifications, documents or a viewing.

What this means for you: the search profile does not bind you to anything. You can end it at any time with one click, without giving a reason. You choose who advises you on buying, such as your bank or a professional of your choice. You may keep your search alerts on the portals. Our search profile adds to them; it does not replace them.

A search profile at Immosmile runs until you unsubscribe. There is no fixed end date. You need neither to cancel nor to give a reason. Every email from us contains a link to unsubscribe with one click. After confirming, you can sharpen your profile if you wish: when you want to buy and how far your financing has got.

Two rules protect your data. If you do not confirm your email address, we remind you once after three days. If confirmation is still missing, we delete the profile after 30 days. If you do not respond to any message from us for 24 months, we ask or delete it. That way, no outdated details stay with us.

What this means for you: you need not do anything while you are searching. Once you have found something or your plans change, one click on the unsubscribe link is enough.

Property notifications only come when something matches – that can take weeks or months. We sell few, carefully selected properties. So it may stay quiet for a long time. That does not mean your search profile has been forgotten. It only means that none of our properties matches your details yet.

Apart from that, you receive only a few other emails from us. Straight after sending, the confirmation email arrives. If you do not confirm, we remind you once after three days. And if you do not respond for 24 months, we ask once whether your search profile should continue. This form does not sign you up for a newsletter.

What this means for you: no weekly lists and no third-party advertising. Every email comes from Dominik Devaja. And every email contains a link to unsubscribe with one click (as of September 2026).
