When is an online property valuation enough?
An online property valuation is enough to get your bearings, not to decide. Immosmile in Zurich bases it on your details and publicly available data. It promises no price (terms of use, clause 3, as of 29 September 2026). Dominik Devaja replies personally within 24 hours, naming the next sensible step, if any.
Before selling, dividing an inheritance or seeing your bank, the right step is the on-site valuation with net calculation. A visit takes about 45 minutes; three written figures follow within 48 hours. One is the net calculation: what you keep from the sale price, every deduction itemised. It deducts property gains tax (Grundstückgewinnsteuer, levied on your profit from selling), mortgage repayment, notary and our fee.
What this means for you: to see where you stand, online is enough. For a decision, and as a basis for family talks, the on-site valuation is worth it. If you are undecided between staying and selling, the home check with six questions helps. All three are free.

Is the online valuation free?
Yes, the online valuation by Immosmile GmbH costs nothing, and you need no account and no password. To be honest, we hope you will sell with us later, if it ever comes to that. You are under no obligation to do so, or even to talk to us.
Can an online calculator value a house accurately?
No, not accurately enough for a decision: a calculator uses statistics on similar properties and the condition you enter. Dominik Devaja's first assessment also relies on your details; documents and a visit make a valuation more precise. We do have a calculator, though: for property gains tax (Grundstückgewinnsteuer), the tax on your profit from selling. It shows what you keep from the sale price in the Canton of Zurich.
Can I get an online property valuation without giving my details?
No, not entirely: at Immosmile you remain anonymous until the last step. Only then do we need your name and phone number; email is optional. The reason: a person replies, and the reply has to reach you. If you are asking on behalf of your parents, your own contact details are enough.
Will someone call me afterwards?
Yes, Dominik Devaja calls you himself to explain the first assessment, not a call centre. No sales calls.
