Dominik Devaja assessing a single-family house on site – property valuation

Property valuation · Free · In writing, 48 hours after the visit

What is your property worth today – and what will you keep?

You receive three figures instead of one: the realistic sale price, backed by comparable properties from your region, the amount after taxes and costs – and an honest recommendation on whether selling now makes sense.

No obligation to sell Your data is never passed on On site or based on your documents

What most people overlook: the highest estimate on the table can end up costing you the most.

Before you compare

The highest valuation is rarely the best one.

Invite three agents and you get three figures – and the highest one feels right. But a valuation costs the agent nothing, and a high figure wins mandates. The bill comes later: months without offers, a visible price reduction on the portals, and buyers who wait for exactly that.

Our valuation is therefore not a sales pitch but a document you can take to your bank or fiduciary: comparable properties from your region, the condition of your house, the demand in your neighbourhood – and the calculation down to the net proceeds.

What you receive

Three figures, one document, one recommendation.

Figure 1 The realistic sale price As a range, not a wishful number – based on an independent model valuation and comparable properties from your region.
Figure 2 What you keep net Property gains tax based on your holding period, mortgage settlement, notary and fee – every position itemised.
Figure 3 Whether now is the right moment Sell, wait or renovate first – we tell you in writing. Even if the answer is «not yet».

Three sources, one range

How is a house valued?

Immosmile values a house from three sources: an independent model based on similar properties, individual comparable properties from your region and the condition on site. No single source is enough. The model knows the address, type, size and year built, but your house’s condition only from the details entered. Whether the kitchen and bathrooms are new or original shows reliably only on site.

During the roughly 45-minute visit, Dominik Devaja also checks the technical systems, roof and façade. With the comparable properties and neighbourhood demand, this gives a range. Without a visit, from your documents alone, the range stays somewhat wider. The report shows every figure with its source.

What this means for you: ask where any estimate comes from and whether anyone has seen the house. A range does not yet show what remains for life after the sale. Tax, mortgage and selling costs come off the sale price. Your own estimate lets you calculate your net proceeds in advance.

Process details: Immosmile, as of October 2026.

Will your estimate hold up? Only someone who has seen the kitchen, bathrooms and technical systems can tell.

Canton of Zurich · Letter from the municipal tax office, January 2027

Tax value or market value: what is the difference?

The tax value (Steuerwert) is your house’s value for wealth tax in the Canton of Zurich. The market value (Verkehrswert) is what a buyer realistically pays today. Legally, the tax value must be between 70 and 100 per cent of the market value. The municipal tax office (Gemeindesteueramt) sets the tax value, not us.

In January 2027, the office writes to you with your house’s first general revaluation since 2009. Market values have since risen markedly, mainly because of higher land values. The basis is the Weisung 2026, a directive of the cantonal government (Regierungsrat) dated 28 August 2024. It applies from tax year 2026 (Canton of Zurich, property valuation 2026 (Liegenschaftenbewertung 2026), accessed 29 September 2026).

What this means for you: the letter shows your tax value, not what a buyer pays. The market value counts when you sell. It also counts when siblings inherit their parents’ house and one takes it over. For a sale or takeover, Immosmile’s valuation shows the realistic sale price range.

The comparison

Online calculator, bank or visit – what is enough, when.

An online calculator is a good first reference point. For a decision involving several hundred thousand francs, it is not enough.

Our valuationFree

Our online valuation is not a calculator: Dominik Devaja reads your details himself and replies within 24 hours. For a first indication without a visit, it is enough. If a decision is due, the valuation with net calculation goes further, down to the amount you keep.

Questions about the valuation

What owners ask us beforehand.

Do I have to sell with you afterwards?

No. The valuation is free and without obligation. Some owners decide to wait after seeing it – to us, that is a good outcome, not a bad one.

Why is the valuation free?

Because it is our first step of work if you decide to sell later. We expect some owners to give us the mandate afterwards. Those who do not owe us nothing.

What happens to my data?

It is used for the valuation and stored with us. We do not pass it on to third parties and we do not sell enquiries to other agents.

Can the valuation be done without a visit?

Yes, based on floor plans, photos and the land register extract. The range will be somewhat wider; a visit of about 45 minutes makes it more precise.

How does the valuation differ from the asking price?

The valuation is a justified range. You set the asking price together with us afterwards – depending on whether speed or maximum matters more to you.

Can I request the valuation for my parents?

Yes. Enter your own contact details and write under «Your message» that it concerns your parents’ house. Your parents and you then decide together: visit or documents. The report is a factual basis for the family conversation, not an instruction to sell.

How much does it cost to have a house valued?

At Immosmile, nothing. You pay a fee only if you sell with us, and not a franc upfront. It is agreed in writing before you instruct us and falls due only at notarisation (Beurkundung), when the deed is signed at the notary. If you sell later: how a sale with Immosmile works.

Who values my house?

Dominik Devaja, managing director of Immosmile GmbH, with an office at Bahnhofplatz 1 in Zurich. He calls you, looks at your house or your documents and writes the report. He remains your only point of contact, and there is no call centre. If you want to get to know him first, you will find more about Dominik Devaja.
