Cookie policy.

This policy explains which cookies and similar technologies we use on immosmile.ch, what they are for, how long they are stored, and how you give, adjust or withdraw your consent. It supplements our Privacy Policy.
1. What are cookies and similar technologies?
Cookies are small text files stored on your device when you visit a website. Related technologies serve comparable purposes: pixels (tiny image elements whose retrieval can indicate whether a page or ad was seen), localStorage and sessionStorage (browser storage) and similar identifiers. Where this policy says «cookies», these technologies are included.
By storage duration, a distinction is made between:
- session cookies, deleted when you close your browser;
- persistent cookies, stored for a defined period (in our case from a few minutes up to 14 months depending on the cookie) and expiring automatically afterwards.
2. Consent: your choice on your first visit
We use technically necessary cookies without consent – the website does not work securely without them. We currently set no non-essential cookies. For statistics or marketing services we ask for your consent via our cookie banner first. Without consent these services remain fully disabled; we also use «Consent Mode», which passes no cookie data to advertising services without your consent.
We store your choice in the cookie banner for twelve months in your browser; after that – or if we add new services – we ask again. You can adjust or withdraw your consent at any time with effect for the future via the «Cookie settings» link in the footer of every page. As long as we use no services that require consent, giving consent has no further effect – no additional cookies are set.
3. Necessary cookies and technologies
These elements are required for the operation and security of the website:

4. Statistics
Cloudflare Web Analytics (no cookies): We count page views and loading times with Cloudflare Web Analytics (Cloudflare, Inc., USA). This service sets no cookies, stores nothing on your device and builds no user profile. For visitors from Switzerland and Liechtenstein it is switched on unless you object – switch it off under «Statistics» in the cookie settings. From all other countries – and whenever we cannot tell your country – it only runs with your consent. Details in the privacy policy, section 5.
Statistics cookies (only with consent, currently not active): These services would help us understand how the website is used – which pages help, where visitors drop off – so we can improve it:

5. Marketing cookies (only with consent)
These services measure the effectiveness of our advertising and allow us to show you relevant ads. Providers may combine the collected data with other data known to them; transfers to the USA are possible (safeguards: see Privacy Policy, section 13):

Embedded third-party content (e.g. videos from Vimeo or YouTube, maps) is likewise loaded only after your consent; when loading, the providers may set their own cookies.
6. Managing and deleting cookies
You are in full control at any time:
- Via our banner: give, adjust or withdraw consent via the «Cookie settings» link in the footer of every page. We currently set no cookies that require consent.
- In your browser: all common browsers let you view, delete or block cookies (in the settings under «Privacy»). If you block or delete cookies, some functions of the website may not be available.
- With the providers: Google (adssettings.google.com), Meta (ad preferences in your account) and other providers offer their own settings; industry-wide opt-outs are available e.g. at youronlinechoices.com.
