How do I hear early about a property that suits me?
Through a search profile. You tell us what you are looking for, and we get in touch when one of our properties fits. We only notify you about properties we sell ourselves on behalf of their owners – few, but carefully selected.
If we present a property that matches your search profile privately first, you will usually hear about it before it appears on the public portals. Whether a property is presented privately is decided by the owners. We call this the preview (Vorpremiere): private first, then public. The portals remain the norm. The preview does not replace them.

How does a bidding round work at Immosmile?
By fixed, written rules that are the same for all bidders. We call this the «Same round for all bidders». Everyone receives the same documents at the same time. Every offer reaches the owners on the same day. They decide freely, and not automatically for the highest bid.
We keep two terms apart. An offer is a bid with a financing confirmation (Finanzierungsbestätigung) from your bank. Anything before that, such as a call or a first price idea, is an expression of interest. In the round, only the offer counts. You receive the rules in writing before you bid.
If you miss out, your search profile stays active. You will hear from us again when another of our properties fits.
What this means for you: get the financing confirmation from your bank before the round begins. Then your offer counts from day one, and you know where you stand.

Because we only notify you about properties we sell ourselves on behalf of their owners. There are few of them. So search widely and stay on the portals. Our search profile adds to that; it does not replace it.

Will I really always be told first?
No, not for every property. Usually only when the owners choose a preview. We have few properties, and the portals remain the norm.
What belongs in a written offer to buy?
A bid with the financing confirmation from your bank. Without it, your interest counts as an expression of interest, not yet as an offer.
Who represents me as a buyer?
No one from our side. We act on behalf of the owners and do not advise buyers. But the rules of the bidding round are the same for all bidders, and in writing.
