How is property gains tax calculated in the Canton of Lucerne?

In the Canton of Lucerne, property gains tax follows four steps: gain, scale, multiplier, holding period. The gain is your sale price minus acquisition costs (Anlagekosten): purchase price plus value-adding investments. Rounded down to the nearest CHF 100, it is taxed on the 2026 single-person income tax scale. This applies to married couples too, unlike in your tax return.

The result, the basic tax (einfache Steuer) at 0 to 5.8 per cent per bracket, is multiplied by 4.2 units. This fixed multiplier (Steuerfuss) covers canton and municipality together; your municipality's multiplier does not count. Last comes the holding period (Besitzdauer): under five years, a surcharge; beyond nine, a reduction. Basis: §§ 22–24 Property Gains Tax Act (1 January 2025).

What this means for you: using the married scale, you underestimate the tax. The canton's online calculator starts from the final gain, ours from your sale price. Which deductions lower property gains tax in Lucerne?

In the Canton of Lucerne, documented value-adding investments and buying and selling costs lower property gains tax. Your original purchase costs, such as notary fees, are added to the purchase price. So are extensions and contributions towards roads and sewers. Maintenance deducted for income tax, such as repainting, does not count twice.

Deduct notary costs you pay from the sale price, plus the usual estate agent's commission. The early repayment charge (Vorfälligkeitsentschädigung) counts too: the bank's fee when selling ends your fixed-rate mortgage early. The buyer, not you, pays the 1.5 per cent property transfer tax (§§ 4 and 6 Property Transfer Tax Act). Basis: §§ 13 and 19 Property Gains Tax Act (1 January 2025) and Lucerne Tax Manual (1 January 2024).

What this means for you: find the purchase contract and builders' invoices. Do it before moving day sends the folder to recycling. Every accepted invoice lowers the taxable gain franc for franc. The net calculation in the written valuation of your house uses these receipts.

Deferral · New home

When can I defer property gains tax in Lucerne?

The Canton of Lucerne defers property gains tax if you sell your owner-occupied home and buy or build a new one in Switzerland. Specialists call this a replacement purchase (Ersatzbeschaffung). But only the part by which the new home costs more than your acquisition costs is deferred. Whatever is not deferred is taxed straight away.

You have two years before or after the sale (§ 4 Property Gains Tax Act, 1 January 2025). In justified cases, the authorities allow up to four years after the sale, but they are strict. The home must be your main residence; holiday and second homes do not count. Deferred does not mean waived: if you later sell the new home, that gain counts then.

What this means for you: if you move from a house to a flat, the flat's price counts. It is compared with your acquisition costs, not your sale price. If it costs no more, nothing is deferred. Choose «Yes, replacement purchase» in the calculator to see the difference.

Lucerne property gains tax: when does waiting pay off, and when not?

As far as tax goes, waiting pays under five years of ownership, but no longer after more than 33. A CHF 480,000 gain costs CHF 129,745.70 in tax after three years and a few months, and CHF 81,091.10 after more than 33. Between five and nine years, the tax stays level. If you have owned the house for more than nine years, each further year of waiting adds only 1 per cent to the reduction.

Once the 25 per cent reduction is used up, tax is no longer the deciding factor. What matters then is your mortgage, your next home and your plans. A valuation's honest answer can also be «keep it». Take your time to check whether selling, waiting or keeping suits you.

How accurate is the calculator for the Canton of Lucerne?

To the franc, if your figures are right and you bought less than 30 years ago. The calculator uses the statutory formula and the 2026 scale. You choose the holding period in full years; it assumes you do not sell exactly on the anniversary of your purchase. The result is a reference value, not a tax ruling.

If you sell exactly on the anniversary, the surcharge or reduction may differ; how that day counts is legally unresolved. If you bought longer ago, the cadastral valuation (Katasterschatzung), an official estimate of value, may replace the purchase price (see below). If this house was itself bought as a replacement with deferred tax, the municipality uses several holding periods; the calculator cannot do this. What counts is the tax assessment (Veranlagung) by the municipality where the house is located (§ 25 Property Gains Tax Act).

Is there a tax-free allowance for property gains tax in Lucerne?

No, there is an exemption limit (Freigrenze) of CHF 13,000, not an allowance (Freibetrag). Gains up to and including CHF 13,000 remain tax-free. If the gain is higher, the whole gain is taxed, not just the part above the limit (§ 22(2) Property Gains Tax Act).

When does property gains tax in Lucerne start to fall?

After more than nine years of ownership. It then falls by 1 per cent a year, by at most 25 per cent after more than 33 years. Under five years, by contrast, a surcharge of up to 50 per cent applies (§ 24 Property Gains Tax Act). What applies to property gains tax in Lucerne if you bought over 30 years ago?

The cadastral valuation from 30 years ago plus 25 per cent can count as the purchase price if the purchase was over 30 years ago. The cadastral valuation is the official estimated value of the property. Outside agriculture, this 25 per cent surcharge does not apply if the cadastral valuation took effect in January 1989 or later.

The higher value applies automatically: this value, or your actual purchase price plus investments made over 30 years ago. A private valuation of your own is not accepted. Investments from the last 30 years are added in both cases (§ 11 of the Lucerne Property Gains Tax Act).
