Formula · Art. 120 Schaffhausen Tax Act
How is property gains tax calculated in the Canton of Schaffhausen?
In the Canton of Schaffhausen, gains from CHF 100,000 are taxed at 15 per cent of the whole gain. Below that, brackets have rates from 2 to 20 per cent. At exactly CHF 100,000, both routes give CHF 15,000. The gain is the sale price minus acquisition costs (Anlagekosten): purchase price, value-adding improvements, and buying and selling costs.
Then the holding period (Besitzdauer) counts. Selling after just under three years adds a 25 per cent surcharge; sooner, up to 50 per cent. After twelve years, the tax falls by 35 per cent. The result is the basic tax (einfache Steuer).
What this means for you: the canton charges 76 per cent of the basic tax. The municipality charges its own rate, the tax multiplier (Steuerfuss), under Art. 3, 120 and 198 Tax Act1. In 2026, that is 59 per cent in Buchberg, 83 in Schaffhausen city and 117 in Oberhallau4. The calculator knows all 26. For other cantons, see calculators for other cantons.
Formula, municipality and church are fixed. What remains open is the figure everything rests on: what your house would sell for today. The valuation provides it in writing, with a net calculation: what you keep for your next home after tax, mortgage and selling costs. You know this before you sign anything.

Which costs lower property gains tax in Schaffhausen?
In the Canton of Schaffhausen, buying and selling costs and documented value-adding investments from the last 10 years lower property gains tax. Value-adding means that an extension or a converted loft makes the house permanently worth more. Maintenance such as repainting does not count. It only preserves value.
The usual estate agent's commission counts, to the extent tax practice accepts it2. So do advertising and the land registry fees for recording the new owner. The early repayment charge (Vorfälligkeitsentschädigung) also counts: the bank's fee when the sale ends your fixed-rate mortgage early. Schaffhausen has no property transfer tax.
What this means for you: after over ten years, the tax office takes the tax value (Steuerwert) from ten years earlier as the purchase price. That is the official value in your tax return back then. If it is below your real purchase price, the gain grows, unless you document the higher price. Find the contract and invoices before the folder vanishes in a move.

Do you pay church tax on a property gain in Schaffhausen?
Yes, in the Canton of Schaffhausen, members of a recognised church (Landeskirche) also pay church tax on the gain. In 2026, it is 9 to 15 per cent of the basic tax, by municipality and church4. This covers the Reformed, Roman Catholic and Christ Catholic churches. Schaffhausen is one of only six cantons that levy church tax on property gains6.
Our example: a CHF 480,000 gain after 22 years in Schaffhausen city. Reformed and Roman Catholic members pay CHF 3,744 more: 13 per cent of the CHF 28,800 basic tax. The total is CHF 49,536. The municipality matters even more. Without church tax, the same sale costs CHF 38,880 in Buchberg and CHF 55,584 in Oberhallau.
What this means for you: in the calculator, choose the house's municipality and your church. If you belong to none of them, choose «No / other». If you own the house with others, the bill is split by co-ownership shares, the part each person owns3.
To be honest
When does waiting pay off in Schaffhausen, and when does it stop?
For tax purposes, waiting pays off up to 17 years of ownership, but not beyond. In Schaffhausen city, a CHF 480,000 gain costs CHF 108,756 in tax after six years and CHF 45,792 from 17 years. In between, each full year saves CHF 5,724 here. After that, your mortgage, your next home and your plans decide; take your time to check whether selling, waiting or keeping suits you.
To be honest, one question is open. Under five years, the surcharge changes every six months. Sell, say, 12 months and 10 days after buying, and the official online calculator applies plus 45 per cent. Read word for word, the law could also mean plus 40 per cent.
On a CHF 100,000 gain in Schaffhausen city, that is a difference of CHF 1,192.50. Our calculator shows the higher, cautious figure. If your sale is this close to a threshold, have the Cantonal Tax Administration confirm the bracket.
Schaffhausen property gains tax: what do owners ask most often?
Is there a tax-free allowance for property gains tax in Schaffhausen?
No, there is an exemption limit (Freigrenze) of CHF 5,000, not an allowance (Freibetrag). Gains under CHF 5,000 remain tax-free, counted after rounding down to the nearest CHF 100. From CHF 5,000, the whole gain is taxed, not just the part above (Art. 120(7) Tax Act). A CHF 4,900 gain costs you nothing; CHF 5,000 after ten years in Schaffhausen city costs CHF 214.65.
When does property gains tax in Schaffhausen start to fall?
After six full years of ownership: first by 5 per cent, then by a further 5 per cent with each full year. From 17 full years it is 60 per cent lower; there is no further reduction. Under five years, by contrast, a surcharge of up to 50 per cent applies (Art. 120 Tax Act).
After an inheritance, the years count from the last purchase, usually your parents' (Art. 119(3) Tax Act). More on this: what applies when you sell an inherited house.
Can I defer property gains tax in Schaffhausen?
Yes, if you sell the home you yourself live in permanently and buy a new one in Switzerland that you will live in yourself. You have three years before or after the sale to do so. Specialists call this a replacement purchase (Ersatzbeschaffung). Only the part by which the new home costs more than your previous acquisition costs is deferred.
Holiday homes and building plots are excluded (Art. 113 Tax Act; Tax Administration information sheet2). Deferred does not mean waived: if you later sell the new home, the deferred gain counts then. Choose «Yes, replacement purchase» in the calculator to see the difference.
Who sends the property gains tax bill in Schaffhausen?
The Cantonal Tax Administration, not the municipality. About a month after the transfer of ownership, it sends you the property gains tax return. What counts is the entry in the land register (Grundbuch), the official record of owners, not the signature on the contract. A community of heirs (Erbengemeinschaft) receives one joint bill.
How accurate is the calculator for the Canton of Schaffhausen?
It uses the same method as the canton, with your municipality's 2026 tax multipliers and, if you wish, church tax. You choose the holding period in full years. Under five years, the surcharge changes every six months; there, have the bracket confirmed. The result is a guide figure, not a tax assessment.
With the same entries and tax multipliers, our result differs from the canton's online calculator by a few centimes at most, because we round up exactly. If you sell in 2027 before the new tax multipliers are set, the 2026 ones still apply (Art. 120(6) Tax Act).
Does the Schaffhausen calculator store my entries?
No. The calculator works in your browser, and your figures are not sent to us. Nobody will call you because of it. So you can also run the figures for your parents, in your own time.
