The City of Zurich is not one uniform market. In 2025, a condominium cost a median of CHF 1,681,598 across the city and CHF 1,515,000 in District 10.1 Quarters within the same district often differ by several thousand francs per square metre.

For your sale, what counts is therefore not the city average but your quarter, your location and your flat. This page shows the official figures for Höngg and Wipkingen.

And how do the quarters differ?

Which quarter in District 10 is most expensive?

The price per square metre is highest in Wipkingen at CHF 19,896 (30 sales). It is lowest in Höngg at CHF 18,376 (65 sales).1 The price per square metre says more than the median per flat. It evens out that one quarter sells more small flats and another more large ones. The district as a whole is at CHF 19,000 per square metre, the whole city at CHF 17,646.

Be careful with small numbers: the city publishes values from just a few sales, sometimes only as a range. With fewer than 15 sales, a single transaction can shift the median considerably.

What this means for you: treat the quarter value as a guide, not as a price. What counts is the floor, view, condition, renovation fund and location within the quarter. The guide to hedonic valuation explains how to derive a robust value.

How have prices developed in District 10?

Per square metre of living space, condominiums in District 10 became 104.3 percent more expensive from 2015 to 2025.1 The median per flat went from CHF 870,000 to CHF 1,515,000. The two values can differ because the size of the flats sold changes. Across the whole city, the price per square metre rose by 60.2 percent over the same period.

Supply is tight too. On 1 June 2026, 13 flats in District 10 were vacant, 0.06 percent of the stock. Ten years earlier, it was 33.3 The district is home to 41,726 people, 6,672 of them aged 65 or over, that is 16 percent.2

What this means for you: a tight market helps a sale, but it does not replace careful preparation. Buyers compare closely. Good documents, a clear price and a well-thought-out presentation decide the result here too.

What applies to tax and notarisation in District 10?

Property gains tax follows the same tariff throughout the canton. It falls with the holding period: by 5 percent after five full years, by half after 20 full years.5 You can check your figure in the calculator for the Canton of Zurich.

For income and wealth, the same tax rate applies in all twelve districts: 119 percent for the city, 214 percent including the canton, excluding church tax.4 If you move out of the city after the sale, the new municipality's rate applies from then on.

Which notary office notarises the purchase contract depends on where the property lies.6 In District 10, these are the Notariat, Grundbuchamt und Konkursamt Höngg-Zürich (for Höngg) and Notariat, Grundbuchamt und Konkursamt Unterstrass-Zürich (for Wipkingen). In the Canton of Zurich, the notary office is a cantonal authority, and its fees go to the state treasury. You first receive a draft contract; only once it is settled is the appointment arranged. More on the process: notary and land registry.

What else do owners in District 10 ask?

Do you handle sales in District 10?

Yes. My office is at Bahnhofplatz 1 in District 1 of the City of Zurich. I support sales in all twelve districts and throughout the canton. The valuation with a net calculation is free and without obligation.

Where do the quarter prices come from?

From the City of Zurich statistics on condominium sales. They show the median and the price per square metre for each quarter, sometimes only with a range for the number of sales.

Does the city's tax rate also apply to property gains tax?

No. Property gains tax follows the same tariff throughout the canton. The city's 119 percent applies to income and wealth.

Is the quarter median the value of my flat?

No. It is the middle price of the sales in one year. Size, floor, view, condition and renovation fund often move the value of your flat considerably.
