Your plot could offer more possibilities than you think. Perhaps you know this feeling: you own a plot in the canton of Zurich, with a house and a large garden, the kind earlier generations liked to build. Next door, a family replaced their old house with two new detached houses. Ever since, you have wondered: could that work for us too? Or would splitting the plot bring more? The honest answer depends on three things – your municipality's zone, its building regulations, and what already stands on your land. The land potential check reviews exactly these three things, free of charge and without obligation, before you choose a route.

So what exactly does the check review?

What does the land potential check review?

The land potential check starts with the zone. The floor area ratio (Ausnützungsziffer) sets how much living and working space may be built in relation to the plot area.1 Whether a ratio applies to your plot at all, and which one, is set by your municipality's regulations or a design plan.1 Whether part of your land can be split off is part of the review too.

We also check whether a zoning change would trigger a value capture levy. And who ends up paying it.2 Finally, we factor in the property gains tax on a possible sale profit. That way, you know what might be left net.4

What the check is not: a feasibility study or a building permit. Both need their own procedure with an architect and the building authority. We build your first assessment from public records. These include the zoning map, your municipality's regulations, the value capture levy act and the tax act. More on the floor area ratio is on its own page.

How does your land potential check work?

You answer five short questions about your plot. Dominik Devaja then calls you personally, within one working day, and discusses the next steps with you.

That is all we need for now. You can add the address or plot number after sending.

What matters to you?

For my personal call back. No sales calls, never passed on.

I will call you personally within one working day. You then receive your land potential check in writing, based on your municipality’s public documents. Free, no mandate.

What four routes exist for your plot?

We work for you as the owner, not for the buyer. That is why we show you four routes, not just one.

The first: sale to vetted developers or investors through a bidding process. Several bidders offer at the same time, under the same written rules. The second: sale to a private buyer who wants to use the plot or hold it as an investment. This is often the simpler, quicker route.

The third option: you grant a building lease (Baurecht). You keep the land in your ownership, while someone else builds on it and pays you an ongoing ground rent.5 The fourth: you keep the plot and develop it yourself. If you wish, we bring in architects and specialist planners.

Which route suits you? That depends on your plot, your age, and whether you want ongoing income or a one-off proceeds. One rule applies to all four routes: you decide, we lay out the facts for it.

What three forms of potential can sit in your plot?

Extra flats appear when your plot allows more floor area than the current building uses – for example through a loft conversion, an extension, or a second house on the same land. These terms apply in your municipality in their new form only once it has updated its building regulations. Municipalities have, by law, until 29 February 2028 at the latest to do so.1 Until then, some of the earlier terms and ways of measuring still apply, for example building height (Gebäudehöhe) instead of facade height, or open-space ratio instead of green-space ratio.

Splitting a plot (Grundstücksteilung) separates off part of your land, for example a large piece of garden, so that a new house can be built on it. If your plot is already built on or already holds a building permit, this split needs its own building-law permit from the municipality.1

A complete new build replaces the existing building entirely – usually where today's building is old and the zone allows clearly more than was once built. We review all three forms together in the land potential check, not in isolation.

What is left for you, net, if you sell your plot?

Two terms sound similar: added value is what a new zone adds to your land; the levy is the charge on part of that. On a first-time rezoning (Einzonung), you owe the canton 20 per cent of the added value, if it is at least 30,000 francs.2 This levy falls due on sale or when you build.

Other rezonings work differently: your municipality may raise its own levy, but only if it has decided to.2 It falls due only once the plot is built on, not at sale – sell first, and the duty passes to the buyer.3 Exception: a public-buildings zone rezoned into another building zone is charged like a first-time rezoning.2

Property gains tax on your profit comes on top. From five years of ownership it falls in stages, halving by 20 years.4 How this works for building land is on its own page. What is left net comes from the Zurich calculator; more on the levy is on its own page.

What applies if you inherited a plot jointly?

If several of you inherit a plot, a majority does not decide. Selling, developing or granting a building lease all need every heir's agreement – unless an executor or an heirs' representative (Erbenvertreter) holds that power. The inheritance itself does not yet trigger property gains tax.4 Only a later sale triggers the tax. It is usually calculated from when the deceased (the Erblasser) acquired the plot, not from the inheritance itself.4 Until then, the tax is deferred, not waived.

With building land, a shared first step is worth it: a neutral assessment of what the plot is worth today. And which of the four routes suits everyone, before individual siblings pursue their own plans. That way, you decide together, not against each other. If not everyone wants to sell, a building lease or keeping the plot jointly often offers a middle path. More on splitting, payouts and deadlines is on the page Joint heirs and a plot.

Whether extra flats, a split or a complete new build suit your plot is shown by the land potential check – free, without obligation, and from public sources.

To be honest

When do you not need a land potential check?

If your plot is already fully built on and the zone allows no further floor area, the check brings little – then what mainly counts is the current state of your house. A classic property valuation answers that better.

And if you never intend to sell or develop your land anyway, you need no assessment at all – then it simply stays what it is: your home.

For daughters and sons

Researching this for your parents?

As a daughter or son, you often notice before your parents do that the garden could hold more than it uses today. Show your parents this overview first, not a decision already made. That way, they see that nobody is pushing them towards a sale or a building project. And you remain the daughter or son who cares, not the person who decides.

What else do owners ask?

What does the land potential check cost?

Nothing. The first assessment is free and without obligation, and it creates no mandate to us.

Does the check replace a building permit?

No. It gives a first assessment from public sources. A binding permit needs its own procedure with an architect and the building authority.

Do I have to sell my plot if I do the check?

No. You get four routes to choose from, including a building lease and keeping the plot. Your sale is never assumed.

Who pays the value capture levy – me or the buyer?

It depends on the type of zoning change. More detail is on the page Value capture levy.

How quickly do you get back to me after I submit the form?

Dominik Devaja calls you personally within one working day to discuss your plot and your questions.

Does the check also apply if several of us inherited together?

Yes. Especially with jointly inherited building land, a shared, neutral assessment helps before individual plans take shape. More under Joint heirs.
