Suppose a prospective buyer has done his homework. He shows you an overview of the value capture levy that lists a levy for Egg. That, he says, is why he can offer less.

In Egg, he would be wrong. The valid building and zoning regulations expressly waive a municipal value capture levy. That text is what counts, not an overview. If you know the original, you negotiate more calmly.

What counts in Egg for the value capture levy: the map or the regulations?

The Building Department keeps an overview of how each municipality applies the value capture levy.7 When I queried it in October 2026, its entry for Egg did not match the regulations. The valid building and zoning regulations settle the question themselves. Their article 49 is headed «waiver of the municipal value capture levy».6

The wording is clear. No levy is charged on benefits from upzoning or rezoning.6 Legally, the text of the regulations counts, not the overview. A map is an aid, not a municipal enactment. The building authority can confirm the current status.

A levy is still possible in one case. If land becomes building land for the first time, the canton charges its own levy of 20 per cent of the increase in value.8 It also falls due on a sale.9 What this means for you: if a buyer brings the map to the negotiation, put the article next to it. A levy that does not exist does not belong in the price.

How much does the Egg house median say about your house?

It is a solid first figure. In 2025, 27 houses were sold on the open market, at a median of CHF 1,790,000.2 That is 13 per cent more than in the canton. Since 2015 it has risen by 28 per cent, from 32 sales back then.

About your plot, it says little. Per square metre of plot, a house cost a median of CHF 3,527 in 2025.2 The cantonal model puts bare residential land at CHF 2,196 per square metre for 2025. Typical values lie between CHF 1,536 and CHF 3,097.11 Since 2015, when it was CHF 1,190, that is a rise of 84.5 per cent.

What this means for you: plot size, location and condition can shift the value considerably. With a large plot, it pays to look at land and building separately. A good valuation shows how it arrives at its figure. A figure without a derivation is no substitute for a valuation.

When queried in October 2026, the cantonal overview map of value capture levies showed a different status for Egg; the regulations are decisive.

How much tax is due on a sale in Egg, and what reduces it?

In the median example, CHF 186,704. A house bought in 2007 at the then median of CHF 930,000 gains CHF 860,000 by 2025.2 The tax takes 21.7 per cent of that. Measured against the sale price, it is 10.4 per cent.1

The canton sets the same tariff for all municipalities; Egg only levies the tax.1 The tax rate of 101 per cent, 196 per cent including the canton, only affects income and wealth.3 On the same income, Maur means about 10 per cent less cantonal and municipal tax, Uster about 6 per cent more.

Two things legally reduce property gains tax. Documented investments that add value, such as an extension. And a longer period of ownership: after 20 full years the example would come to CHF 166,700.1 If you lived in the house and buy another owner-occupied home in Switzerland, the tax can also be deferred. That does not cancel it. What this means for you: find your invoices before you name a price.

What matters in Egg besides the price?

In Egg, 23.2 per cent of the population are 65 or older, 2,025 of 8,726 people.4 From Egg station the journey to Zürich HB takes from 41 minutes, on the Forchbahn to Stadelhofen with one change.5 That is the longest journey among the 36 municipalities I describe here.

In 2025 a condominium cost a median of CHF 1,200,000, exactly the same as across the canton.2 In Egg, house and flat are CHF 590,000 apart. Moving from a house to a flat in the village therefore frees up capital. How much of it remains after tax depends on your purchase year and your receipts.

In Egg, what counts is what the original says. I check your documents, calculate tax and net proceeds with your figures and explain how the value comes about. Without sales pressure.

What else do owners in Egg ask?

How do I find the right estate agent in Egg?

Ask for evidence, not promises. I handle sales across the whole Canton of Zurich. What matters is whether an agent derives the valuation, calculates the tax with your purchase date and checks legal questions such as the value capture levy against the original. With the 12 checking questions you can compare offers properly.

Do I have to pay a value capture levy as a seller in Egg?

Not on upzoning or rezoning; Egg has waived it. If land is newly zoned for building, the canton charges its own levy. It falls due with the building permit or on a sale.

By when must I declare the property gain?

Within 30 days of the transfer, you file the return with the Egg municipal tax office. Transfer means the buyer is entered as owner in the land register. The deadline can be extended on request.
