Showing a house in Herrliberg means walking through the kitchen, the living room and the garden. Buyers look at floors, windows, the state of the bathrooms. Yet a large part of the price depends on something nobody views: the land beneath the house.

The canton’s model values residential building land in Herrliberg at CHF 5,582 per square metre. In 2015 it was CHF 2,430. If you do not know what your plot is worth, you only roughly know what your house is worth.

How much of this price lies in the land, and how much in the house?

How much of a house price in Herrliberg lies in the land?

The exact answer only exists for your own plot. The official figures show the order of magnitude, though. The canton’s model puts residential building land in Herrliberg at CHF 5,582 per square metre in 2025.9 Only Zurich and Rüschlikon are higher. In 2025 a house cost a median CHF 6,360 per square metre of plot, building included.2

For comparison: across the whole canton, residential building land changed hands from 2021 to 2025 at a median of CHF 1,742 per square metre.9 Herrliberg’s model value is more than three times that. Here the model typically ranges from CHF 3,955 to CHF 7,913. That is not a price for your plot.

What this means for you: on a large plot, the land can matter more than the kitchen or bathroom. Size, zone and permitted density belong in every valuation. Permitted density means how much may be built on the plot. Two houses of the same size can therefore be far apart in value.

How much has the land price in Herrliberg risen?

It has more than doubled. In 2015 the model value was CHF 2,430 per square metre; in 2025, CHF 5,582.9 That is 130 per cent more in ten years. Land rose sharply across the canton too: prices actually paid in 2021 to 2025 were 118 per cent higher than in 2011 to 2015.

For houses, the rise cannot be measured directly from official figures. In 2015 only 12 houses were sold on the open market, too few for a median.2 For flats it can: their median rose from CHF 1,920,000 to CHF 2,800,000, by 46 per cent. In 2025, 47 flats changed hands, but only 23 houses.

Values from 2022 onwards are provisional.9 So the model value may still shift. What this means for you: your old purchase price says little about what your land is worth today. Have the land and the building assessed separately before you name a price.

How much tax is due in Herrliberg, and what reduces it?

In the example, CHF 522,704. That is 22.1 per cent of the gain and 12.2 per cent of the sale price. The tariff is the same throughout the canton; the municipality only levies the tax.1 The low tax rate of 73 per cent changes nothing here. It applies to income and wealth.3

Two levers are in your hands. Ownership period: after 20 full years the tax is halved. With the same gain, CHF 466,700 would be due.1 And receipts: value-adding investments such as an extension reduce the gain, ordinary maintenance does not. Old invoices are worth looking for.

After that, your next home counts. Herrliberg shares the third-lowest tax rate in the canton with Küsnacht.3 In Meilen you pay about 4 per cent more cantonal and municipal tax on the same income, in Männedorf about 8 per cent more. What this means for you: calculate the sale and the move together.

What applies to the value capture levy in Herrliberg?

Herrliberg has waived its own levy. If a plot is upzoned or rezoned, so that more or different building is allowed, the municipality charges nothing for it.6 The Building Department reviewed and approved the waiver. It has been in force since 1 September 2025.7

Rezoning non-building land as building land is different. There the cantonal levy of 20 per cent of the increase in value still applies, and the municipality has no say.8 For an ordinary house sale, neither usually matters. More in the guide to the value capture levy.

In Herrliberg every square metre counts. I look at the plot and the building separately and calculate with your figures what remains after tax.
