Selling property in Bassersdorf: flats have caught up

The flat median is 79 per cent above 2015 and above the canton. That is why a flat in the example pays almost as much tax as a house.

Property gains tax sounds like something for large houses with gardens. Yet it applies just the same to the condominium on the third floor. In Bassersdorf the median comparison shows this clearly.

In 2007 a flat here cost a median CHF 499,000, a house CHF 710,000. In 2025 the figures are CHF 1,327,500 and CHF 1,560,000. In the median comparison, the flat therefore pays CHF 179,648 in property gains tax and the house CHF 184,464. Almost the same amount, for a property that costs CHF 232,500 less at the median.

Why are flat and house so close when it comes to tax?

Why does a flat in Bassersdorf pay almost as much tax as a house?

Because it made almost the same gain. In 2007 the median flat cost CHF 499,000, the median house CHF 710,000.2 By 2025 the gap had barely grown. The gain on the flat is CHF 828,500, on the house CHF 850,000.

The tax follows the gain, not the type of property.1 So the flat incurs CHF 179,648 and the house CHF 184,464. Since 2015 the flat median has risen by 79 per cent, the house median by 46 per cent. Today the flat is 11 per cent above the canton, the house 2 per cent below.

What this means for you: if you own a flat in Bassersdorf, take the tax as seriously as a house owner would. Purchase date, receipts and your next home count just as much for you. A smaller flat is no protection against a large tax bill.

How do owners in Bassersdorf reduce the tax legally?

With time. From 20 full years of ownership the tax is halved.1 For the house in the example it would then be CHF 164,700 instead of CHF 184,464. A purchase from 2007 reaches that threshold in 2027.

With receipts. The purchase price, value-adding investments and customary selling costs are deducted.1 For a flat, that can be a conversion that raises its value. Replacing worn-out items, on the other hand, counts as maintenance and is not deductible.

With your next home. Did you live in the flat or house permanently and exclusively yourself? If you then buy or build a home for the same use in Switzerland within a reasonable period, the tax is deferred.1 This applies only to the extent the proceeds are used for it. What this means for you: the three levers work together, and you can only choose the date once.

How reliable are the Bassersdorf median prices?

For houses, only to a degree. The median of CHF 1,560,000 is based on 17 sales.2 The canton only publishes a median from 15 sales a year. Three houses fewer, and there would be none for 2025. The values are also provisional. Flats: 36 sales in both 2015 and 2025.

The canton estimates residential building land in Bassersdorf at CHF 1,988 per square metre in 2025, 85 per cent more than in 2015.10 For commuters, the train from Bassersdorf station to Zürich HB takes from 19 minutes, on the S 24.5

The municipal tax rate is 114 per cent, 209 per cent including the canton.3 It only affects income and wealth. In Kloten you pay about 7 per cent less cantonal and municipal tax on the same income, in Dübendorf about 11 per cent less. In Bassersdorf, 18.1 per cent of the population are 65 or older.4 What this means for you: your house needs its own valuation, not a village average.

What applies to the value capture levy in Bassersdorf?

Bassersdorf revised its zoning regulations in 2022; they have been fully in force since February 2024. They provide for a levy of its own: 25 per cent of the gain in value minus CHF 100,000.6 Plots under 2,000 square metres are generally exempt.6 Only the rise in value from upzoning or rezoning is covered.

The levy only falls due on development, not on sale.9 If the plot is sold first, the obligation passes to the buyer and belongs in the sale contract.8 For an upzoned or rezoned plot it therefore plays a part in the price negotiation. More in the guide to the value capture levy.

What else do owners in Bassersdorf ask?

How do I find the right estate agent in Bassersdorf?

I work across the canton, based in Zurich, Bassersdorf included. Good signs are a price derived step by step, a tax calculation with your data and a net figure in writing. The 12 questions to ask help you compare.

Is it worth waiting until 2027 to sell?

That depends on the purchase date. For a purchase in 2007, twenty full years are reached in 2027; in the house example the tax then falls from CHF 184,464 to CHF 164,700. Whether waiting pays off also depends on price trends, the mortgage and your circumstances.

Which documents do I need for the tax on the gain?

The purchase contract, invoices for value-adding investments and receipts for the selling costs. More on the page documents for the sale.
