One figure stands out: the median Opfikon condominium price is 61 per cent above that of 2015. Anyone who bought in 2015 does the sum at once. And already fixes a price in their head.

The figure is right, as a median. In 2015 it was CHF 850,000, in 2025 CHF 1,365,000. But behind it are 101 flats sold in one year and 24 in the other. Whether your flat made this jump, the figure does not say.

And how far does the 61 per cent jump carry for your own flat?

Have flats in Opfikon really become 61 per cent dearer?

The median has. In 2015 it was CHF 850,000, in 2025 CHF 1,365,000.2 For flats, only 12 of the 69 Zurich municipalities with a median for both years rose more strongly. At the same time, the number of sales fell from 101 to 24.

A median is the middle price of all sales in a year. If many smaller flats sell in one year and a few larger ones in another, the median shifts without any single flat gaining value. The canton itself notes that median prices are of limited use for comparisons over time.3

What this means for you: the 61 per cent describes the medians, not individual flats. At CHF 1,365,000 the median is above the cantonal figure of CHF 1,200,000. Only a comparison with similar flats shows the value of yours, by size, condition and position in the building.

What remains in Opfikon after tax, and how can it be reduced?

In the example, property gains tax takes CHF 174,384, which is 12.8 per cent of the sale price. The tariff is the same throughout the canton, as set out in § 225 of the Tax Act.1 The municipality only levies the tax. Opfikon’s low tax rate changes nothing here.

There are two ways to reduce the tax. Documented investments that improved the flat permanently count as investment costs and shrink the gain.1 Ordinary maintenance does not count. And the period of ownership has a strong effect. From 20 full years the tax is halved. With the same gain as in the example it would then be CHF 155,700.1

What this means for you: dig out your purchase contract and the invoices for major works before you name a price. And check when you reach 20 full years.

Who lives in Opfikon, and what matters to buyers?

Among all 160 Zurich municipalities, Opfikon has the smallest share of older people. 12.1 per cent of the population are 65 or older, 2,577 people.5 Only 3.7 per cent are 80 or older.

For buyers who commute into the city, the journey matters. From Glattbrugg station the journey to Zürich HB takes from 11 minutes, on the S 9.6 The market for houses is small. In 2025, 12 houses changed hands on the open market, too few for a median.2 In 2015 there were 15, with a median of CHF 880,000.

The tax rate affects your income after a move. Opfikon is at 94 per cent, 189 per cent including the canton.4 Wallisellen is practically the same. In Kloten you would pay about 3 per cent more cantonal and municipal tax on the same income. What this means for you: a house in Opfikon needs a valuation based on the property itself.

What applies to the value capture levy in Opfikon?

Since June 2022, Opfikon has charged its own levy: 30 per cent of the gain in value minus CHF 100,000.7 Plots under 1,200 square metres are generally exempt.7 The levy only applies to the rise in value from upzoning or rezoning, when more may be built.

Nothing is due on the sale itself. Payment only comes when the plot is built on.10 If the plot is sold before then, the obligation passes with it to the buyer, which must be recorded in the sale contract.9 At 30 per cent, Opfikon sits in the middle: of 75 Zurich municipalities with a confirmed rate, 37 charge less, 22 more. What else do owners in Opfikon ask?

Will the Opfikon median stay at CHF 1,365,000?

That is open. The canton describes the figures for 2023 to 2025 as provisional; with 24 sales, the value may still shift.

Does Glattbrugg station count as Opfikon?

Yes. Glattbrugg station lies within the municipality of Opfikon.

Why is there no 2025 price for Opfikon houses?

The canton only publishes a median from 15 sales. In 2025, 12 houses were sold on the open market in Opfikon. In 2015 there were exactly 15, so a median was published then.

How do I find the right estate agent in Opfikon?

Be wary if someone derives your flat’s value straight from the median. In Opfikon the 2025 figure rests on far fewer sales than the 2015 one. I handle sales across the whole Canton of Zurich. Good advice justifies the price on the property itself, shows evidence and includes the tax. There are 12 questions to help you compare.
