Suppose you compare Wangen-Brüttisellen today with 2007. Back then, 19 house sales were enough for an official median. There was no flat median, only 14 condominiums changed hands.

Today it is the reverse. In 2025, only 13 houses changed hands, too few for a median. For flats there were 20 sales – enough for a median of CHF 1,195,000. The canton only publishes a median from at least 15 sales a year.

Why does Wangen-Brüttisellen have a flat median today, but none for houses?

In 2007, 19 house sales in Wangen-Brüttisellen were enough for a median. There was no flat median; only 14 condominiums changed hands. In 2025 it is the reverse: 13 house sales are no longer enough, 20 flat sales are. The threshold is 15 sales a year. In 2015, exactly 15 sales just reached it, for a flat median of its own.

The 2025 flat median stands at CHF 1,195,000; in 2015 it was CHF 680,000. That is a rise of 76 per cent in ten years. That puts the Wangen-Brüttisellen median almost level with the cantonal median of CHF 1,200,000.

For a house, though, the flat median says nothing. Land and building differ from a flat, and a median is never a price for one object anyway. A house needs its own derivation. For a flat, the median only helps as rough orientation.

What does Uster district show besides the municipality's own flat median?

The district of Uster, to which Wangen-Brüttisellen belongs, shows a much weaker rise for flats. In 2025 a flat there cost a median of CHF 1,075,500, from 534 sales.2 In 2015 it was CHF 905,000, from 508 sales, a rise of 19 per cent.

For houses the district, unlike the municipality itself, still has a median. It stood at CHF 1,750,000 in 2025, from 246 sales.2 That is a rise of 40 per cent since 2015. It confirms the direction, not the figure for one house in Wangen-Brüttisellen.

A district figure mixes sales from the town of Uster to smaller municipalities. In the Glattal region, to which Wangen-Brüttisellen also belongs, the 2025 flat median stood at CHF 1,130,000.2 That is a rise of 31 per cent since 2015, a third measure alongside municipality and district. A house needs its own derivation through location, plot and building, not one of these surrounding figures.

What reduces the property gains tax on a sale in Wangen-Brüttisellen?

The tariff is the same throughout the canton; Wangen-Brüttisellen only levies the tax.1 It rises in steps: the first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.

From 20 full years the reduction is highest, 50 per cent. In the example, CHF 97,700 would then be due instead of CHF 156,320.1 For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain further; maintenance does not.

Buy a new home to live in, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.1 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.10 And deferred does not mean waived.

What matters in Wangen-Brüttisellen besides the price?

From the stop Wangen b D'dorf, Weidli, bus 796 runs to Dietlikon, where you change to the S 3 for Zürich HB, from 21 minutes.5 Wangen-Brüttisellen has no station of its own; the nearby Wallisellen station lies on neighbouring territory. In Wangen-Brüttisellen, 17.1 per cent of the population are 65 or older, 1,410 of 8,256 people; 4.3 per cent are 80 or older.4 The municipality taxes income and wealth at 101 per cent, 196 per cent together with the canton.3 On the same income and wealth, Uster means about 6 per cent more cantonal and municipal tax, Dübendorf about 5 per cent less.

Is there a value capture levy in Wangen-Brüttisellen?

Per the cantonal overview, Wangen-Brüttisellen has levied a municipal value capture levy of 40 per cent of the gain in value minus CHF 100,000 since 3 June 2022.9 The cantonal building department approved the underlying partial revision as early as 15 December 2021;9 only the cantonal map, not the approval ruling itself, gives the later date on which it took effect. Plots under 1,200 square metres are exempt.9

That does not apply if the gain in value exceeds CHF 250,000.8 The levy only falls due once the plot is built on, not on sale.813 If the plot changes hands first, the obligation passes to the buyer, so it belongs in the purchase contract.13 For newly zoned building land, by contrast, the cantonal levy falls due with the building permit or already on sale.8 Background is in the guide value capture levy.

Which notary office is responsible for Wangen-Brüttisellen?

Wangen-Brüttisellen belongs to the Dübendorf notarial district.11 The responsible office is the Dübendorf notary, land registry and bankruptcy office at Bettlistrasse 28, 8600 Dübendorf. The notary notarises the purchase contract; the land registry records the transfer. More in the guide notary and land register.

What else do owners in Wangen-Brüttisellen ask?

How do I find the right estate agent in Wangen-Brüttisellen?

Ask how anyone tells flat and house prices apart when only one of them has a median. I handle sales across the whole Canton of Zurich. Make sure a house gets its own derivation through land and building, and that the tax is calculated with your purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Wangen-Brüttisellen?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Wangen-Brüttisellen cost me a value capture levy?

Not through the sale alone. The municipal levy only hits upzoned or rezoned plots from 1,200 square metres, smaller ones only with a gain in value above CHF 250,000, and only falls due once the plot is built on. If it is still outstanding, the purchase contract settles it with the buyer. For newly zoned building land, however, the cantonal levy can already fall due on sale.
