Suppose you are looking for a price for your house in Dielsdorf. You find figures for the whole canton and for flats in the village. An official figure for houses in Dielsdorf you will not find.
That is not down to your search. In 2025 only 9 houses were sold on the open market in Dielsdorf, in 2015 there were 7, in 2007 there were 8. The canton only publishes a median from 15 sales. So your house needs a derivation rather than an average.
How do you reach a sound value without a house price?

How do you arrive at a value in Dielsdorf without an official house price?
With three building blocks that can each be checked. The first is the land. The cantonal model puts residential building land in Dielsdorf at CHF 1,809 per square metre for 2025.9 Typical model values range from CHF 1,276 to CHF 2,580. For your plot, location, shape and zone count; the model only sets the frame.
The second block is the building: year of construction, living space, condition and what has been renewed in recent years. Your invoices and plans help here. The third block is the comparison with similar houses sold in Dielsdorf or in neighbouring villages.
What this means for you: a valuation of a house in Dielsdorf should disclose all three blocks. If one is missing, part of the justification is missing. A figure without justification is hard to defend in a negotiation. With one, you can answer questions from a buyer on the facts.
What does the Dielsdorf flat median show, and what does it not show?
For flats there is an official figure, but only just. In 2025, 21 flats were sold on the open market, at a median of CHF 1,030,000.2 So half of the flats cost more and half cost less. The figure is 14 per cent below the cantonal median. In 2015 there were only 13 sales and therefore no median.
In 2007 the flat median was CHF 455,000, from 18 sales. By 2025 it had more than doubled. For the tax, it is exactly this gap that counts: in the median example it takes 11.9 per cent of the sale price.1
What this means for you: a median from 21 sales is a pointer, not a price tag. For your flat, floor, size, condition and year of construction count. It cannot be transferred to a house. And for your tax, what counts is not the 2007 median but your own purchase price back then. You will find it in your purchase contract.
How much tax does a sale in Dielsdorf cost, and what reduces it?
In the median example CHF 122,864, which is 21.4 per cent of the gain.1 The canton sets the tariff, and it is the same in every municipality. Dielsdorf only levies the tax.
The tax rate of 105 per cent, 200 per cent including the canton, only affects income and wealth.3 On the same income, Regensdorf means about 6 per cent more cantonal and municipal tax, Wallisellen about 6 per cent less. It plays no part in property gains tax.
Two things reduce property gains tax. Documented investments that add value, such as an extension. And a longer period of ownership: after 20 full years the example would come to CHF 109,700.1 If you lived in it yourself and buy another owner-occupied home in Switzerland, the tax can be deferred. That does not reduce it. What this means for you: find your purchase contract and invoices before you name a price.

Is there a value capture levy in Dielsdorf?
Not a municipal one today. The Dielsdorf building and zoning regulations have been in force since 13 July 2018 and contain no rule on value capture.6 Without a rule of its own, the municipality charges no levy.7 The building office can confirm whether a revision is planned.
A cantonal levy remains possible. If land becomes building land for the first time, the canton charges 20 per cent of the increase in value.7 It also falls due on a sale.8 A house already in the building zone is usually not affected. For land outside the building zone it can become an issue.
What matters in Dielsdorf besides the price?
From Dielsdorf station the S 15 runs to Zürich HB from 24 minutes without changing.5 In Dielsdorf, 18.5 per cent of the population are 65 or older, 1,257 of 6,799 people.4 Since 2015 the cantonal land model has risen by 88.4 per cent, from CHF 960 to CHF 1,809 per square metre.9 With an older house, a large part of the value can therefore lie in the land.

How do I find the right estate agent in Dielsdorf?
Ask how an agent arrives at a figure without an official house price. I handle sales across the whole Canton of Zurich. A good answer names land, building and comparable sales separately and calculates the tax with your purchase date. The 12 checking questions help you compare.
Can I derive the value of my house from the flat median?
No. Houses and flats differ in space, land and upkeep. The flat median is also based on only 21 sales. It shows where flats in the town traded in 2025, not the value of a house.
By when must I declare the property gain?
Within 30 days of the transfer, the property gains tax return goes to the Dielsdorf municipal tax office. The deadline is extended on request.
