Suppose you live in Schöfflisdorf and are thinking about selling your house. Almost one person in four in the village is already 65 or older, a share only 8 of the 160 Zurich municipalities exceed.
Reaching Zurich from there is still quick and direct: the S15 runs with no change from the village's own station, in 30 minutes. For houses and flats, though, there is no official median in any of the three reference years.

How high is the share of older people in Schöfflisdorf?
In Schöfflisdorf, 24.5 per cent of the population are 65 or older, 348 of 1,419 people.4 Only 8 of the 160 Zurich municipalities show a higher share. Among them: Berg am Irchel, Wasterkingen and Seuzach. 8.3 per cent are 80 or older.
The statistics only hint at what this means. Almost one person in four in the village is at an age when questions of care, inheritance or a smaller home come closer. The share says nothing about any single house. Every property needs its own assessment.
Reaching Zurich is still quick. From the stop Schöfflisdorf-Oberwen, Bahnhof, the S15 runs direct, with no change, from 30 minutes.5 The station also bears the name Oberweningen, but according to the official municipal boundaries it lies on Schöfflisdorf ground. When assessing a house, this connection is part of the location.
How sharply has land value risen in Schöfflisdorf?
The cantonal model puts residential building land in Schöfflisdorf at CHF 1,634 per square metre for 2025. In 2015 it was CHF 980, a rise of 66.7 per cent.7 Typically the model ranges from CHF 1,134 to CHF 2,354 per square metre.
A second measure applies to the canton as a whole. Residential building land actually sold for a median of CHF 1,742 per square metre from 2021 to 2025. The two values are built differently and only give a rough direction. Houses and flats in Schöfflisdorf have no median in any of the three reference years. In 2025, 4 houses and 5 flats changed hands. In 2015: 7 and 3; in 2007: 5 and 3. Each year stayed below the threshold of 15 sales.
The model only covers undeveloped land, neither your plot nor the building on it. For a house in Schöfflisdorf, the building comes on top, with its age, condition and fit-out. Hearsay from friends is no substitute for that.
What reduces the property gains tax on a sale in Schöfflisdorf?
Schöfflisdorf or Zurich, the tariff is the same across the canton; the municipality only levies it.1 It starts at 10 per cent on the first CHF 4,000 and reaches 40 per cent on the part above CHF 100,000. Longer ownership lowers it: by 20 per cent after 10 full years.
From 20 full years the tax is halved, and it falls no further. The same gain would then mean CHF 40,700 instead of CHF 65,120. Owners who bought over 20 years ago may use the market value of 20 years ago instead of the price. Documented value-enhancing investments reduce the gain further; maintenance does not.
Buying an owner-occupied home in Switzerland after the sale allows the tax to be deferred. You must have lived in the sold property yourself. If the replacement costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, there is no deferral.9 Deferred does not mean waived.

What matters in Schöfflisdorf besides the price?
Schöfflisdorf taxes income and wealth at 94 per cent, 189 per cent together with the canton.3 On the same income and wealth, Stadel means about 9 per cent more cantonal and municipal tax, Steinmaur about 7 per cent more.
The purchase contract for Schöfflisdorf is notarised by the notary, land registry and bankruptcy office of Dielsdorf, Wehntalerstrasse 40, 8157 Dielsdorf.10 More in the guide notary and land register.
Is there a value capture levy in Schöfflisdorf?
Schöfflisdorf charges no municipal value capture levy. Its 1995 building and zoning regulations contain no such article.6 According to the cantonal overview, a draft with a waiver has been pre-reviewed, but so far neither adopted by the municipality nor approved by the cantonal building department.
The cantonal levy remains: if the municipality newly assigns land to the building zone, the canton charges 20 per cent of the increase in value, small gains exempt.8 The same applies when a zone for public buildings is rezoned. After new zoning, the levy falls due when building is approved or as early as a sale, and so belongs in the purchase contract. Background is in the guide value capture levy.
A high share of older residents and two missing medians are no reason for a figure from the gut. I derive the value from land, building and the district of Dielsdorf and show what remains after tax with your purchase date.

What else do owners in Schöfflisdorf ask?
How do I find the right estate agent in Schöfflisdorf?
Ask how someone reaches a reliable figure for your house when the village has no median. I handle sales across the whole Canton of Zurich. A good derivation separates land and building and calculates the tax with your purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Schöfflisdorf?
The inheritance itself does not trigger property gains tax. On a later sale, the purchase price and purchase date of the deceased person generally count. What else applies when inheriting is explained on the inheritance page.
Will selling in Schöfflisdorf cost me a value capture levy?
Schöfflisdorf has no municipal levy; a draft with a waiver has so far been neither adopted nor approved. The cantonal levy applies to land newly zoned for building or rezoned from a zone for public buildings, after new zoning when building is approved or as early as the sale.
