Suppose you are selling in Oberglatt and look at the population first. 13.2 per cent are 65 or older. Of the 160 municipalities in the canton, only Opfikon has a lower share.
Even so, sales are too few for an official benchmark. In 2025, 4 houses and 10 condominiums passed to new owners on the open market; the canton requires 15 sales a year for a median. Of the three reference years, only 2007 had a flat median, with 19 sales.
Why does young Oberglatt have no median of its own?
Worked example
Worked example, Oberglatt: flat at the Dielsdorf district median, 10 years of ownership

Why does young Oberglatt have no median of its own?
Because a median depends not on age but on the number of sales. Oberglatt has 7,713 residents, 1,021 of them aged 65 or older.4 That is 13.2 per cent; 2.9 per cent are 80 or older. Yet in 2025 only 4 houses and 10 flats changed hands on the open market, against 14 and 6 in 2015.
The cantonal threshold is 15 sales per year and property type. For houses, Oberglatt reached it in none of the three reference years. For flats it did so only in 2007, with 19 sales. With so few cases, a midpoint would say little anyway.
What this means for you: there is no official average for Oberglatt. The value of your house or flat is therefore derived at the property itself, through location, plot, condition and fit-out. The district only provides the frame, and even that has its limits.
What does Dielsdorf district show for a flat in Oberglatt?
It shows the price direction of a larger market. In 2025, 193 flat sales in Dielsdorf district gave a median of CHF 920,000.2 In 2015 it was CHF 690,000, from 303 sales. That is 33 per cent more in ten years.
For houses the district reports a 2025 median of CHF 1,350,000 from 178 sales,2 36 per cent more than in 2015. The Zürcher Unterland planning region, to which Oberglatt also belongs, reaches CHF 1,010,000 for flats in 2025.2
What this means for you: these figures come from sales across the whole district or region. They say nothing about where in Oberglatt your property stands or what condition it is in. For building land, too, Oberglatt's model value of CHF 989 per square metre is lower than in most municipalities of the district.7
What reduces the property gains tax on a sale in Oberglatt?
Oberglatt applies the canton-wide tariff; the municipality only levies the tax.1 The first CHF 4,000 of gain are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. The holding period then reduces it, 20 per cent in the example after 10 full years.
After 20 full years the reduction is at its largest, 50 per cent. On the same gain, tax would then come to CHF 40,700 instead of CHF 65,120.1 After more than 20 years, the market value of 20 years ago may count as the purchase price. Documented value-enhancing investments also reduce the gain; maintenance does not.
Invest the proceeds in a new, owner-occupied home in Switzerland, and the tax can be deferred.1 The old property must have been owner-occupied too. If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.10 Deferred is not waived.

What matters in Oberglatt besides the price?
Oberglatt ZH station lies on the municipality's own territory; from there the S 9 runs to Zürich HB without changing, from 18 minutes.5 Oberglatt taxes income and wealth at 119 per cent, 214 per cent together with the canton.3 Only 16 of the 160 municipalities in the canton have a higher tax rate, 5 the same.
On the same income and wealth, you pay about 20 per cent less cantonal and municipal tax in Neerach, about 3 per cent more in Winterthur. The purchase contract for Oberglatt is notarised by the notary, land registry and bankruptcy office of Niederglatt, Kaiserstuhlstrasse 42, 8172 Niederglatt.11 More in the guide Notary and land registry.
Is there a value capture levy in Oberglatt?
Per the cantonal overview, a municipal value capture levy of 40 per cent of the gain in value minus CHF 100,000 has applied in Oberglatt since 30 October 2021, the statutory maximum rate.68 The cantonal building department had approved the revision on 1 September 2021;9 the date it took effect comes from the cantonal overview. Plots under 2,000 square metres are exempt,6 unless the gain in value exceeds CHF 250,000.8
The levy only falls due once the plot is built on, not on sale.813 If the plot changes hands first, the obligation passes to the buyer, so it belongs in the purchase contract.13 Land that has been newly zoned for building is different: there the cantonal levy falls due with the building permit or already on sale.8 Background is in the guide value capture levy.
Where few sales produce no median, the derivation at the property counts. I set out land, building and benchmarks openly and show with your purchase date what remains after tax.

What else do owners in Oberglatt ask?
How do I find the right estate agent in Oberglatt?
Ask how someone arrives at a figure for Oberglatt without a median of its own. I handle sales across the whole Canton of Zurich. Make sure location, plot and building are documented separately and that the tax is calculated with your purchase date. For the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Oberglatt?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Oberglatt cost me a value capture levy?
The sale does not trigger a municipal levy. It applies to upzoned or rezoned plots from 2,000 square metres, smaller ones only with a gain in value above CHF 250,000, and falls due with construction. If it is still open, it belongs in the purchase contract. Newly zoned building land is different: there the cantonal levy can already fall due on sale.
