Suppose your mother lives alone in the house in Regensberg and is moving into a care home. The family wants to know what the house is worth. The official statistics offer almost nothing on that.

In 2025 exactly 1 house in Regensberg was sold on the open market, and no flats. In 2007 there were 4 houses and again 0 flats. For 2015 the official series contains no figure at all for Regensberg. A median only arises from 15 sales a year.

What does the canton's land model say about Regensberg?

It puts residential building land in Regensberg at CHF 991 per square metre for 2025.7 In 2015 it was CHF 679, so the model value rose by 45.9 per cent. Of the 160 municipalities in the canton, 113 have a higher model value and 46 a lower one. Typically the model ranges from CHF 651 to CHF 1,510 per square metre.

For comparison: across the canton, residential building land sold for a median of CHF 1,742 per square metre in 2021 to 2025.7 That figure comes from prices paid, the model value from an estimate. The two can therefore only be set side by side roughly.

For a house in Regensberg, the land is the starting point, not the result. Where your plot sits in that range only shows once size, zone and access are examined. Then comes the building, with its age, condition and fit-out. It is derived and documented separately.

How does Dielsdorf district help when Regensberg has hardly any sales?

It provides the nearest official median. Dielsdorf district recorded 193 open-market sales of condominiums in 2025, with a median of CHF 920,000.2 In 2015 there were still 303 sales, at a median of CHF 690,000. That is 33 per cent more. The worked example above rests on this figure.

For houses, the district's 2025 median was CHF 1,350,000, from 178 sales. The rise since 2015: 36 per cent.2 The house median was thus about 15 per cent below the cantonal one, the flat median about 23 per cent. Both figures mix sales from across the whole district. In the Zürcher Unterland planning region the 2025 house median was CHF 1,390,000.

Regensberg itself contributes exactly one house sale to them in 2025. A district median therefore describes the surroundings, not your house. Where your property sits depends on plot, building and location within the village. These three parts can each be documented, even without a comparison in the village.

What does the property gains tax cost on a sale in Regensberg?

The cantonal tariff applies; Regensberg levies the tax like every other municipality.1 The first CHF 4,000 of gain are taxed at 10 per cent, everything above CHF 100,000 at 40 per cent. Ten full years of ownership bring a 20 per cent reduction.

Long ownership pays off here. From 20 full years the reduction is 50 per cent. The example would then owe CHF 40,700, not CHF 65,120.1 If the purchase lies over 20 years back, the market value from 20 years ago may stand in for the purchase price. Documented value-enhancing investments reduce the gain, pure maintenance does not.

A deferral is possible if you lived in the house and buy another owner-occupied home in Switzerland.1 If the new price stays below the proceeds, the difference is taxed at once. If it is no higher than what house and investments once cost, there is no deferral.10 The deferred tax is not waived.

What matters in Regensberg besides the price?

There is no station on Regensberg soil. From the stop Regensberg, Hirsmühle in the village, bus 593 runs to Dielsdorf, where you change to the S 15 and reach Zürich HB from 34 minutes.5 Between 9 and 10 am there were two equally fast connections on both reference days.

481 people live in Regensberg; only Volken and Truttikon are smaller among the 160 municipalities in the canton. 105 of them are 65 or older, which is 21.8 per cent.4 The share aged 80 and over stands out: at 8.5 per cent, only 4 municipalities in the canton are higher.

Regensberg's municipal tax rate stands at 115 per cent, the combined rate at 210 per cent.3 It is higher in 37 of the 160 municipalities in the canton, the same in 3 and lower in 119. On the same income and wealth you would pay about 5 per cent less cantonal and municipal tax in Dielsdorf, about 10 per cent less in Boppelsen.

The purchase contract is notarised by the notary, land registry and bankruptcy office of Dielsdorf, Wehntalerstrasse 40, 8157 Dielsdorf.11 The route from draft to land register entry is described in the guide Notary and land registry.

Is there a value capture levy in Regensberg?

Regensberg does not collect a municipal value capture levy today. Its building regulations, whose zoning-plan change the cantonal building department approved on 1 September 2000, predate the cantonal act of 2021 and contain no such article.6 The cantonal map shows a waiver for Regensberg as pre-examined, with no document lodged there.9 That waiver is not yet in force.

Independently of this, the cantonal levy applies. It is 20 per cent of the increase in value when the municipality newly zones land for building or rezones a zone for public buildings, small gains exempt.8 It must be paid with the building permit or as early as the sale; in such a case it belongs in the purchase contract. How that is handled is shown in the guide value capture levy.

A single sale in a year is no substitute for a valuation. I derive the value of your house from land, district and building and calculate with your purchase date what remains net.

What else do owners in Regensberg ask?

How do I find the right estate agent in Regensberg?

Ask specifically which comparisons someone works with when the village had only one house sale in 2025. I handle sales across the whole Canton of Zurich. What matters is that land, district and building are each traceable and that the tax is calculated with your purchase date. The 12 checking questions serve as a guide for the conversation.

We are selling our late parents' house in Regensberg. Which purchase price counts?

Inheriting the house does not in itself trigger property gains tax. When the heirs sell, the purchase price and purchase date of the parents generally apply, including for the length of ownership. What else communities of heirs should note is on the inheritance page.

Will selling in Regensberg cost me a value capture levy?

Not a municipal one; Regensberg has no such rule in force. If land was newly zoned for building or a zone for public buildings was rezoned, the canton charges 20 per cent of the increase in value, small gains exempt. That falls due with the building permit or as early as the sale.
