Suppose you look up the price of a house in Fällanden and find an official figure: CHF 1,237,500. It looks precise, down to the franc. It is also ten years old.

It dates from 2015, when 26 houses were sold on the open market in the village. In 2025 there were only 10, too few for a new median. Anyone calculating with the old figure today is calculating with the market of back then. And the cantonal land model has risen far more since then than the flat median.

Why is the 2015 house figure no longer useful?

Why is the 2015 house median no longer useful for your house in Fällanden?

Because it describes a different market. The canton only reports a median from 15 sales a year.2 In 2015 the house median in Fällanden was CHF 1,237,500, from 26 sales. In 2025 only 10 houses sold. So there is no current official house figure for the village.

And since 2015 not everything has moved alike. The cantonal model puts residential building land in Fällanden at CHF 1,765 per square metre for 2025.7 In 2015 it was CHF 993, a rise of 77.7 per cent. Over the same period the flat median rose by 5 per cent.2 One is a model for undeveloped land, the other a median of prices paid.

What this means for you: projecting the old house figure forward by a percentage can mislead. Neither trend applies automatically to your house. On a large plot the land can count for a lot, in a newer house the building. Your value comes from land, building, condition and location, each derived.

What do 36 flat sales in Fällanden show?

For flats there is a current figure. In 2025, 36 open-market sales produced a median of CHF 1,100,000.2 That is 8 per cent below the cantonal median of CHF 1,200,000. In 2015 it was CHF 1,050,000, from 62 sales at the time.

So the flat median has risen by 5 per cent since 2015. Of the 160 Zurich municipalities, 69 have a flat median for both years; only 4 of them are lower than Fällanden. But a median can also rise little because different flats were sold, older or smaller ones for instance. The statistics do not say which.

What this means for you: for a flat, the median is a useful start, no more. Floor, layout, year of construction and condition can take your price well away from it, up or down. Where your flat stands in that range only becomes clear when it is compared with similar properties.

How much tax is due on a sale in Fällanden, and what reduces it?

In the example, the flat median rose from CHF 600,000 in 2007 to CHF 1,100,000. On the gain of CHF 500,000, CHF 106,064 in tax is due.1 That is 21.2 per cent of the gain and 9.6 per cent of the sale price. The canton sets the tariff; Fällanden only levies the tax.

For a house, the same calculation can only be done with your own purchase price, as the 2025 median is missing. In any case, your figures count, not the village’s. They include the purchase date, the purchase price and everything you have put into the house since.

Among other things, two routes lower the tax. The first is documented investment that adds value, such as a conservatory. The second is the period of ownership: from 20 full years the tax is halved, which with the same gain would mean CHF 94,700.1 What this means for you: before discussing a price, gather contract and invoices.

What matters in Fällanden besides the price?

In Fällanden, 18.8 per cent of the population are 65 or older, 1,801 of 9,604 people.4 Fällanden has no railway station. From the Fällanden, Gemeindehaus stop, bus 745 runs towards Stettbach. With one change you reach Zürich HB from 23 minutes.5

For income and wealth, Fällanden applies a tax rate of 99 per cent, 194 per cent together with the canton.3 It has no bearing on the property gains tax. On the same income, Dübendorf means about 4 per cent less cantonal and municipal tax, Uster about 7 per cent more.

What applies to the value capture levy in Fällanden?

On upzoning and rezoning, Fällanden charges a levy of 40 per cent of the gain in value minus CHF 100,000.6 The Building Department approved the rule on 2 February 2023, and it has applied since 2023. 40 per cent is the highest rate the law allows.8 Plots under 1,200 square metres are exempt unless the gain in value exceeds CHF 250,000. 1,200 square metres is the statutory minimum.8

What is meant is the gain when more may now be built on a plot. Payment is only due once building actually happens; a sale alone triggers nothing.9 If you sell first, the buyer takes over this obligation, and this belongs in the sale contract.8 How the levy is calculated is shown in the guide value capture levy.

Without a current house figure you need a derivation that can be checked. I build your value from land, building and condition and calculate what remains after tax.

What else do owners in Fällanden ask?

How do I find the right estate agent in Fällanden?

Ask where the figure for your house comes from when there is no current median. I handle sales across the whole Canton of Zurich. A good valuation shows land, building and comparisons separately and calculates the tax with your purchase date. What else to ask is in the 12 checking questions.

What is the land under my house in Fällanden worth?

The cantonal model puts residential building land in Fällanden at CHF 1,765 per square metre for 2025. Typically the model ranges from CHF 1,247 to CHF 2,528. That is not a price for your plot: location, zone, shape and size can shift the value.

Is a value capture levy due when I sell my house in Fällanden?

Not because of the sale alone. It affects upzoned or rezoned plots from 1,200 square metres, smaller ones only with a gain in value above CHF 250,000. It only falls due on development. If it is an issue, it belongs in the sale contract.
