Selling property in Maur: why your purchase year matters so much

A house in Maur cost almost the same median price in 2007 and in 2015. Yet for the tax, the two purchase years are far apart today.

Take two neighbours in Maur. Two similar houses, almost the same purchase price. She bought in 2007, he bought in 2015. Today both want to sell and expect roughly the same result.

On price, they are right. The median house cost CHF 1,440,000 in 2007 and CHF 1,430,000 in 2015. On tax, though, almost CHF 100,000 separates them. The reason is not a trick but a single section of the law.

Why does the same gain cost such different amounts of tax depending on the purchase year?

Why does the purchase year matter so much in Maur?

Because the house price stood still for a long time. The median was CHF 1,440,000 in 2007 and CHF 1,430,000 in 2015.2 Only then did it rise, by 69 per cent up to 2025. Whether you bought in 2007 or in 2015, the gain is roughly the same.

The tax counts differently. It falls with every full year of ownership.1 From five years it is 5 per cent lower, then 3 percentage points more each year. From 20 years only half is due. On a gain of CHF 975,000, CHF 379,400 would be due without any reduction. After 18 years it is CHF 212,464, after 10 years CHF 303,520.

What this means for you: in Maur your purchase date is no detail. One more full year lowers the tax here by a five-figure sum. If you bought only a few years ago, calculate carefully before you sell. After 20 years, the example would come to CHF 189,700.

How do houses and flats fare on the Maur market?

It is broad enough for reliable medians. In 2025, 37 houses and 52 condominiums were sold on the open market.2 The median house was 52 per cent above the cantonal figure of CHF 1,590,000. A flat cost CHF 1,456,500, 21 per cent more than in the canton.

The flats stand out. Their median has risen by 92 per cent since 2015, from CHF 760,200. That is the largest jump for flats among the 36 municipalities I describe here. At the median, a flat in the village therefore costs much more today than ten years ago.

Maur has no railway station of its own. From the Maur, Dorf stop, the journey to Zürich HB takes from 31 minutes, by bus 743 with one change.5 What this means for you: the median is a good start. The value of your house still has to be derived individually.

What changes for income tax if you move away?

For property gains tax, nothing. Its tariff is the same throughout the canton; the municipality only levies it.1 The tax rate, by contrast, applies to income and wealth. There, after the sale, your new place of residence counts.3

Maur is at 81 per cent, 176 per cent including the canton. In Uster it is 207 per cent. On the same income you pay about 18 per cent more cantonal and municipal tax there, excluding church tax. In Egg it is about 11 per cent more. Of the 36 municipalities I describe here, only nine have a lower tax rate.

In Maur, 21.8 per cent of the population are 65 or older, 2,367 people.4 With age, the question of the next home often comes up. If you lived in the house yourself and then buy another owner-occupied home in Switzerland, the tax can be deferred.1 What this means for you: factor in your new place of residence before you plan the sale.

Does Maur charge a value capture levy?

Not on upzoning or rezoning. The municipal council had proposed a municipal levy. On 10 June 2024 the municipal assembly rejected it and decided on a complete waiver instead.6 The new section 2B of the building and zoning regulations has been in force since 4 October 2025.6

One exception remains. If land becomes building land for the first time, the canton still charges its own levy of 20 per cent of the increase in value.8 Unlike the municipal levy, it also falls due on a sale.9 Anyone in Maur who owns land outside the building zone should know this. More in the guide to the value capture levy.

In Maur, the purchase date helps decide how much you keep. I calculate your tax with your dates and receipts, calmly and without sales pressure.

What else do owners in Maur ask?

How do I find the right estate agent in Maur?

I handle sales across the whole Canton of Zurich. Ask every agent: how do you derive the price? Will you calculate the tax and net proceeds with my purchase date? My 12 checking questions help when comparing.

Does the period of ownership still count if I inherited the house?

Yes, as a rule. The inheritance itself does not trigger property gains tax. On a later sale, the acquisition by the deceased usually counts, together with their period of ownership. More on the page about inheritance.

Are the 2025 Maur prices final?

No. The canton describes the figures for the last three years as provisional. The CHF 2,415,000 for a house is therefore a preliminary figure.
