In Hochfelden there is no official median for houses or flats in any reference year. What there is: Bülach district and a land model that keeps climbing.

Suppose you want to know what houses in Hochfelden last cost according to official figures. No such figure exists, not for 2025, nor for 2015 or 2007. For condominiums it is the same story.

In 2025, 7 houses and 7 condominiums changed hands in Hochfelden, exactly the same number, both well below the threshold of 15 sales from which the canton publishes a median price at all. There is a clear figure for the land, though: the cantonal land model shows a rise of 78.8 per cent for Hochfelden over ten years.

How much more expensive has land in Hochfelden become?

By 78.8 per cent in ten years, says the cantonal model. A model recalculates every year; a median needs enough sales, which Hochfelden lacks. The model puts residential building land in Hochfelden at CHF 1,350 per square metre for 2025. In 2015 it was CHF 755.7 It rose faster in 53 of the canton's 160 municipalities and more slowly in 106. Typically the model ranges from CHF 930 to CHF 1,988 per square metre.

For the canton as a whole there is a second measure. Residential building land actually sold for a median of CHF 1,742 in 2021 to 2025.7 The two are produced in different ways; Hochfelden's model value sits below it.

The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Hochfelden, the building comes on top, with its age, condition and fit-out. A strong land rise does not automatically mean an equally strong house price. It shows only the direction of the land.

What do Bülach district and the Zürcher Unterland region show when Hochfelden itself has no median?

Bülach district, to which Hochfelden belongs, has enough sales for an official median. In 2025, 557 condominiums changed hands there, at a median of CHF 1,125,000.2 In 2015 it was 649 sales, at a median of CHF 790,000. That is a rise of 42 per cent in ten years.

The Zürcher Unterland planning region, which also includes municipalities of Dielsdorf district, shows a flat median of CHF 1,010,000 for 2025. In 2015 it was CHF 710,000, also a rise of 42 per cent.2 Both figures sit below the cantonal median of CHF 1,200,000. The district is 6 per cent lower, the region 16 per cent.

A district or region median is not a price for a flat in Hochfelden itself, though. It mixes sales from many municipalities, from larger centres to small villages like Hochfelden. What this means for you: the figure shows the direction of the surroundings, not the price of your own flat or house.

What reduces the property gains tax on a sale in Hochfelden?

The tariff is the same throughout the canton. Hochfelden only levies the tax.1 It rises in steps: the first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.

From 20 full years the reduction is highest, 50 per cent. In the example, CHF 61,700 would then be due instead of CHF 98,720.1 For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain further; maintenance alone does not.

Buy a new home to live in, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.1 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.9 And deferred does not mean waived.

What matters in Hochfelden besides the price?

From the stop Hochfelden, Martinsmühle, bus 535 runs to Bülach; there you change to the S 9 for Zürich HB, from 39 minutes.5 Hochfelden has no station of its own; every stop in the village is a bus stop. In Hochfelden, 20.7 per cent of the population are 65 or older, 420 of 2,025 people; 4.7 per cent are 80 or older.4

Hochfelden taxes income and wealth at 116 per cent, 211 per cent together with the canton.3 Only 31 of the 160 municipalities in the canton have a higher rate, 5 the same, and in 123 it is lower. In Winkel you would pay about 19 per cent less cantonal and municipal tax on the same income and wealth, in Winterthur about 4 per cent more.

The purchase contract in Hochfelden is notarised by the notary, land registry and bankruptcy office of Bülach, Marktgasse 1, 8180 Bülach.10 More in the guide Notary and land registry.

Is there a value capture levy in Hochfelden?

Hochfelden charges no municipal value capture levy. The total revision of its building and zoning regulations, adopted by the municipal assembly on 2 September 2020 and approved by the cantonal building department on 15 July 2021, contains no value capture article.6 The canton, too, does not list Hochfelden as a waiver, but as a municipality with no value capture rule in its building regulations.

The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

With no median for houses or flats, your figure needs a derivation you can check yourself. I calculate land, district value and building separately and show what remains after tax.

What else do owners in Hochfelden ask?

How do I find the right estate agent in Hochfelden?

Ask how anyone arrives at a figure when there is no median. I handle sales across the whole Canton of Zurich. Make sure land, district value and building are derived separately and that the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Hochfelden?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Hochfelden cost me a value capture levy?

No municipal levy; Hochfelden has no such article in its building regulations. If land was newly zoned for building or a zone for public buildings was rezoned, the canton charges its levy of 20 per cent of the increase in value, small gains exempt. With new zoning, it falls due with the building permit or as early as the sale.
