Suppose you want to sell your house in Glattfelden and look for an official comparison figure. For 2025 there is none: 9 houses were sold on the open market, 14 in 2015, both times below the threshold of 15.
Of the three reference years, only 2007 has a house median, from 21 sales. For condominiums it is the other way round: 2015 and 2025 have a median, 2025 from 38 sales.

How strongly has the Glattfelden flat median risen since 2015?
By 51 per cent. From 36 sales, the 2015 flat median was CHF 610,000.2 In 2025 it reached CHF 920,000, from 38 sales.
The flat median of the district of Bülach rose by 42 per cent in the same ten years. It is based on sales across the whole district. In the Zürcher Unterland planning region it was also 42 per cent. The Glattfelden median has thus risen more strongly than both. It is still about 23 per cent below the cantonal median of CHF 1,200,000, though.
For houses no such comparison is possible; they have no median for 2015 and 2025. A median splits the properties sold into two halves. What this means for you: the flat median describes how the middle of the flats sold has moved. Where your flat lies depends on size, location and condition. For your house it is no yardstick.
What does the Glattfelden tax rate mean for the time after the sale?
Glattfelden taxes income and wealth at 120 per cent, 215 per cent together with the canton.3 Only 12 of the 160 Zurich municipalities have a higher total tax rate, 3 the same, 144 a lower one. On the same income and wealth, cantonal and municipal tax is about 3 per cent lower in Bülach. In Niederglatt it is about 7 per cent lower.
The property gains tax is not affected: it follows a cantonal tariff and is levied where the property lies.1 What remains of the proceeds in your account does count as wealth, though. Like your income, it is subject to the tax rate of your municipality of residence, after a move that of the new one.
What this means for you: if you move after the sale anyway, the tax rate can be part of choosing where. How much difference it makes depends on your income and wealth. A calculation with your own figures brings clarity before you decide.
What reduces the property gains tax on a sale in Glattfelden?
Glattfelden levies the tax according to the cantonal tariff.1 The first CHF 4,000 of gain is taxed at 10 per cent. The part above CHF 100,000 bears the top rate of 40 per cent. In the example, 10 full years bring 20 per cent off; the tax is CHF 90,720.
Each further full year adds 3 percentage points, up to 50 per cent after 20 years.1 The example tax would then be CHF 56,700. For a purchase over 20 years ago, the market value of 20 years ago may stand in for the purchase price. The gain is also reduced by documented value-enhancing investments; plain maintenance does not count.
If you replace your owner-occupied home with a new one in Switzerland that you also live in, the tax can be deferred.10 If the new one costs less than the proceeds, the difference is taxed at once. If it costs no more than the old purchase price plus investments, there is no deferral. Deferred is not waived.

What matters in Glattfelden besides the price?
Glattfelden station bears the name of the municipality but lies on the territory of Bülach. From the stop Glattfelden, Stationsweg on municipal territory, bus 540 runs to the station. From there the S 9 continues to Zürich HB, together from 36 minutes.5 16.1 per cent of the population are 65 or older, 892 of 5,548 people; 4.2 per cent are 80 or older.4
The purchase contract is notarised by the notary, land registry and bankruptcy office of Eglisau, Obergass 3, 8193 Eglisau, which also makes the land register entry.11 More in the guide notary and land registry.
Is there a value capture levy in Glattfelden?
The building regulations in force in Glattfelden contain no article on value capture.6 There is therefore no municipal value capture levy today.
On 30 October 2025 the municipal assembly adopted a partial revision whose new article 57 expressly waives such a levy. A rate of 35 per cent of the increase in value, discussed earlier in the procedure, did not prevail. The cantonal building department approved article 57 on 2 September 2026.9 In October 2026 the new version was not yet in force; that changes nothing about the present situation.
On newly zoned land and on rezoning a zone for public buildings, the canton charges 20 per cent of the increase in value, small gains exempt.8 On newly zoned land it falls due with the first of two events: building permit or sale. Details in the guide value capture levy.
No current house median and a tax rate that matters when moving away: both belong in one calculation. I calculate value, property gains tax and the comparison of places to live separately.

What else do owners in Glattfelden ask?
How do I find the right estate agent in Glattfelden?
Ask what the figure for your house rests on when the statistics have no house median for 2025. I handle sales across the whole Canton of Zurich. Comparable properties should be disclosed and the tax calculated with your purchase date. A help for the first meeting: the 12 checking questions.
Inherited a house in Glattfelden: which purchase price counts for the tax?
Generally you take over the purchase price and purchase date of the deceased person. Property gains tax is not due on inheriting itself, only on the sale. More about inheriting: the inheritance page.
Does Glattfelden charge a value capture levy on a sale?
No, there is no municipal levy today, and the approved revision expressly provides for a waiver. On newly zoned land the canton charges 20 per cent of the increase in value, small gains exempt. That levy can fall due as early as the sale.
