Suppose you compare your house in Bachenbülach with the official statistics. There is no house median there: in 2025, 6 houses changed hands; in 2015 it was 12; in 2007, 6 again. None of these years reached the threshold for an official median.
For condominiums the picture is reversed: in 2025, 64 flats changed hands, at a median of CHF 1,260,000, more than six times as many as in 2015, when only 10 sold. Because the municipality has no median of its own for 2015, the worked example relies on Bülach district.

Why does Bachenbülach have no official house median?
Because too few houses were sold on the open market. Bachenbülach recorded 6 sales in 2025, 12 in 2015 and 6 in 2007. None of these years reaches the threshold of 15.2 A comparison with the cantonal house median is therefore not possible either. A derivation of its own is needed.
For the land, by contrast, the canton provides a model value: CHF 1,711 per square metre of undeveloped residential building land in Bachenbülach, as of 2025.7 Ten years earlier the model stood at CHF 1,033, a rise of about 66 per cent. The model's range runs from CHF 1,190 to CHF 2,436 per square metre.
A model value describes typical empty land, not the location and shape of your plot. For a house in Bachenbülach, the building comes on top, with its age, condition and fit-out. Both are derived separately and documented, so prospective buyers can check the figure.
What does the jump in flat sales in Bachenbülach show?
In 2025, 64 flats changed hands in Bachenbülach, over six times as many as in 2015, when only 10 sold.2 The 2025 median was CHF 1,260,000. For 2015, the number of sales was too low for an official figure.
In Bülach district the flat median rose over the same period, from CHF 790,000 to CHF 1,125,000.2 That is a rise of about 42 per cent. The Zürcher Unterland region also rose by about 42 per cent. Bachenbülach's own 2025 median sits above the district figure, and about 5 per cent above the cantonal median of CHF 1,200,000.
What this means for you: the 64 sales of 2025 produce an official figure, but no comparison point of its own for 2015. For a ten-year trend, the district and the region remain. Location, plot and fit-out of your own flat still count separately.
What reduces the property gains tax on a sale in Bachenbülach?
The tariff is the same throughout the canton; Bachenbülach only levies the tax.1 It rises in steps: the first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.
From 20 full years the reduction is highest, 50 per cent. In the example, CHF 61,700 would then be due instead of CHF 98,720.1 For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain further; maintenance alone does not.
Buy a new home to live in, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.1 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.10 And deferred does not mean waived.

Is there a value capture levy in Bachenbülach?
Bachenbülach currently charges no municipal value capture levy. Its building and zoning regulations of 15 September 2016 contain no article on it.6 A partial revision with a new article, «waiver of the municipal value capture levy», was adopted by the municipal assembly on 8 June 2026; according to that document, approval by the cantonal building department is still outstanding.9 The building office can confirm the current status.
The cantonal levy stands regardless. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.
Many flat sales, but no house median: your house needs a derivation of its own. I value land and building separately and show you the amount after tax.

How do I find the right estate agent in Bachenbülach?

Which purchase price counts if I inherited the house in Bachenbülach?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Bachenbülach cost me a value capture levy?
Not today; Bachenbülach has no municipal value capture levy in force. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
