Suppose you have lived in Hombrechtikon for many years. The bus to Stäfa station is part of everyday life, and so is the car. At some point the question arises of how long things should stay this way, and who decides.
In Hombrechtikon, 23.7 per cent of the population are 65 or older. Among the 12 municipalities in the Pfannenstiel region, only Stäfa has a higher share. The question of housing in later life therefore concerns a large part of the village.

When is a good moment to sell in Hombrechtikon?
There is no moment that is right for everyone. But there are moments you choose yourself, and moments that circumstances choose for you. A sale that follows a hospital admission leaves little time for documents, valuation and negotiation. A planned sale gives you exactly that time.
For the tax, full years of ownership count. After 20 years, the property gains tax is halved.1 In the median example it would then be CHF 95,100 instead of CHF 106,512 after 18 years. There is no reduction beyond half, not even after 30 or 40 years.
What this means for you: decide while the choice is yours. An assessment today commits you to nothing. But it gives you and your family a documented figure. Whether you then sell in one year, in five or never then stays more your decision than that of circumstances.
Selling or leaving it to heirs: what is different for tax in Hombrechtikon?
The inheritance itself does not trigger property gains tax.1 If the heirs sell later, the acquisition by the deceased is usually the starting point. Their period of ownership counts too.1 So the tax does not disappear. It passes to the heirs together with the house.
For children, that can be a relief or a task. If there are several heirs, they have to agree on sale, price and timing. That is easier when a comprehensible valuation exists and everyone knows the same figures.
If you sell yourself, you decide the price and the process. If you lived in the house and buy another owner-occupied home in Switzerland, the tax can also be deferred.1 Deferred does not mean waived. What this means for you: discuss the question with your family before it becomes pressing. More on the page about inheritance.
How does the Hombrechtikon market stand today?
In 2025, 24 houses and 26 flats were sold on the open market.2 The house median was CHF 1,450,000, 21 per cent above 2015. Flats cost CHF 1,100,000, 43 per cent more than in 2015. Both are slightly below the canton, the house by 9 per cent and the flat by 8 per cent.
Per square metre of plot, a house cost a median of CHF 3,389.2 House and flat are CHF 350,000 apart. At the median, the house is therefore 1.3 times the flat, as across the canton. Moving into a flat locally frees up capital in the median comparison, before tax and costs.
Hombrechtikon has no railway station of its own. From the Hombrechtikon, Post stop you take bus 955 towards Stäfa and reach Zürich HB with one change, from 45 minutes.5 That is the longest journey of the 12 municipalities in the Pfannenstiel region, ahead of Egg at 41 minutes. For buyers who commute to the city, this connection counts.

How much tax is due on a sale in Hombrechtikon?
In the median example, CHF 106,512. The house already cost a median of CHF 948,000 in 2007, so the gain to 2025 is CHF 502,000.2 The tax takes 21.2 per cent of that, and only 7.3 per cent of the sale price.1 The canton sets the tariff; the municipality levies the tax.
The municipal tax rate of 113 per cent, 208 per cent including the canton, only affects income and wealth.3 On the same income, Stäfa means about 14 per cent less cantonal and municipal tax, Meilen about 16 per cent less. Of 9,235 residents, 2,192 are at least 65 years old; 7.4 per cent are 80 or older.4
What applies to the value capture levy in Hombrechtikon?
Hombrechtikon charges a levy of its own: 20 per cent of the gain in value minus CHF 100,000.6 It has been in force since 24 May 2022.7 Plots under 1,200 square metres are generally exempt. The rule is set out in section 9.4, published as a separate addition to the building regulations.6
The levy only covers gains in value from upzoning or rezoning and only falls due on development.9 A sale transfers the obligation to the buyer; it belongs in the sale contract.8 More in the guide on the value capture levy.

Is it worth waiting for 20 years of ownership before selling?
It can be, if the twentieth year is close. In the median example the tax falls from CHF 106,512 to CHF 95,100. Whether waiting pays off overall also depends on your circumstances and on the market.
Are the 2025 house prices for Hombrechtikon final?
No. The canton treats the values of the last three years as provisional. So the median of CHF 1,450,000 may still change.
