Fifteen. That is how many condominiums were sold on the open market in Langnau am Albis in 2025. Exactly as many as the canton needs to publish a median price at all. One sale fewer, and there would be no official figure. In 2015 that is exactly what happened.
For houses there were 18 sales. Selling here means moving in a small market. In it, a single sale can shift the statistics. And a single interested buyer can decide whether a price holds.
What does this mean for your price when there are so few comparisons?

What does it mean to sell in a small market like Langnau?
A median from 15 sales is the middle of 15 flats, the eighth in the line.2 Just one sale more or fewer can shift it noticeably. In 2025 it stood at CHF 1,240,000, 3 per cent above the cantonal median.
For houses the market is somewhat broader, but it has shrunk. In 2015, 27 houses were sold on the open market; in 2025, 18. Over that period the median rose by 26 per cent, from CHF 1,450,000 to CHF 1,825,000. That puts it 15 per cent above the canton.
What this means for you: in a small market there are few comparisons, and every interested buyer counts. All the more important is a price that can be justified point by point. And documents that are complete and ready at the first viewing: land register extract, plans, receipts for investments. Being prepared like this means you need not give way in a conversation just because an answer is missing.
What does a house sale in Langnau cost in tax?
In the example, the house already costs CHF 1,320,000 at the 2007 median. Across the canton it was CHF 780,000 at the time.2 The gain up to 2025 is therefore only CHF 505,000. The tax of CHF 107,184 takes 5.9 per cent of the sale price.1
The tariff is the same throughout the canton and rises with the gain.1 What counts for your house is therefore your own purchase price. If you bought for less than the 2007 median, your gain is larger, and so is the tax. Documented investments such as an extension reduce the gain again; ordinary maintenance does not.
Time also works in your favour. After 18 full years the tax falls by 44 per cent, from 20 years by half.1 With the same gain, CHF 95,700 would then be due. What this means for you: in the example, the tax is not the big unknown. The price is.

How far is Langnau from Zurich, and what matters after the sale?
Because of construction work at Zürich HB, the Sihltal railway from Langnau-Gattikon ends at Zürich Selnau up to and including 12 December 2026.12 Until then, bus 240 towards Thalwil with one change is faster, from 30 minutes to Zürich HB.5 After that, the Sihltal railway runs to the main station again.
In Langnau, 1,664 people are 65 or older, 20.6 per cent of the population.4 7.6 per cent are 80 or older. Over the years, the way to the doctor or to the children can matter more than the way to work.
The municipal tax rate is 106 per cent, 201 per cent including the canton.3 It only affects income and wealth. In Thalwil you would pay about 14 per cent less cantonal and municipal tax. In Horgen it is about 8 per cent less, in Adliswil about 1 per cent less. What this means for you: compare your next municipality before you sell, not afterwards.
What applies to the value capture levy in Langnau?
Since 16 April 2023, Langnau has charged its own levy: 20 per cent of the gain in value minus CHF 100,000.6 Plots under 2,000 square metres are generally exempt.6 That is the milder end of the legal framework. Up to 40 per cent and an exemption threshold as low as 1,200 square metres would be permitted.9
The levy only concerns upzoned or rezoned plots and becomes due only on development, not on sale.10 If you sell beforehand, the obligation passes to the buyer and belongs in the sale contract.9 More in the guide to the value capture levy.
In a small market every argument counts. I derive your price transparently and prepare the documents so that interested buyers can follow them easily.

What else do owners in Langnau ask?

Yes. The canton describes the last three years as provisional. With exactly 15 sales, a single correction can shift the CHF 1,240,000 median or make it disappear altogether.
What is the land under my house in Langnau worth?
The cantonal model puts residential building land here at CHF 2,201 per square metre in 2025, 85 per cent more than in 2015. In 2025 the median house cost CHF 3,251 per square metre of plot, building included. Your plot may differ considerably.
How do I find the right estate agent in Langnau?
