Suppose you look for an official benchmark for a house in Oberrieden. You will not find one. Not for 2025, not for 2015 and not for 2007 either; open-market house sales stayed at 6 or 7 in all three years, well below the threshold of 15.
For flats it is the other way round. In 2015, 23 sales were enough for a median of CHF 1,320,000. In 2025 it was 18 sales, at a median of CHF 1,765,000. Both medians come from sales in Oberrieden itself, not from the district.

Why does Oberrieden have no median for houses?
A median needs at least 15 open-market sales a year. For houses, Oberrieden misses that threshold clearly in all three reference years: 6 sales in 2025, 7 in 2015 and 6 in 2007.2 A village this size simply sells too few houses for an official annual figure.
The flat market looks different. In 2015, 23 condominiums changed hands, at a median of CHF 1,320,000. In 2025 it was 18 sales, at a median of CHF 1,765,000, a rise of 34 per cent in ten years.2 This median comes from sales in Oberrieden itself, not from the whole district.
What this means for you: the flat median shows the direction of the village, not the value of your house. A figure that fits your house needs location, plot and building derived separately, backed by comparable properties from close by.
What does the land model show in Oberrieden?
The cantonal model puts residential building land in Oberrieden at CHF 3,293 per square metre for 2025.7 In 2015 it was still CHF 1,646; the value has more than doubled in ten years (+100.1 per cent). Typically the model ranges from CHF 2,334 to CHF 4,676 per square metre.
Among the 160 municipalities of the canton, Oberrieden is among the 14 most expensive for building land. For the canton as a whole there is a second measure. Residential building land actually sold for a median of CHF 1,742 in 2021 to 2025.7 The two figures are produced differently; Oberrieden's model value sits well above it.
The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Oberrieden, the building comes on top, with its age, condition and fit-out. Both can be derived separately and documented; no figure from the neighbourhood replaces that.
What reduces the property gains tax on a sale in Oberrieden?
The tariff is identical in every Zurich municipality; Oberrieden merely levies it.1 It climbs in steps with the gain: 10 per cent on the first CHF 4,000, 40 per cent on the part above CHF 100,000. The holding period works the other way: 20 per cent off after 10 full years.
From 20 full years the reduction stays at one half. The same gain would then bring CHF 83,700 instead of CHF 133,920 in tax.1 After more than 20 years, owners may use the market value of 20 years ago as the purchase price. Documented value-enhancing investments also cut the gain; maintenance does not.
Buy an owner-occupied home in Switzerland with the proceeds, and tax can be deferred.1 You must have lived in the old property yourself. If the replacement costs less than the proceeds, the difference is taxed at once. If it costs no more than the old price plus investments, there is no deferral.9 Deferred is not waived.

Is there a value capture levy in Oberrieden?
Oberrieden charges no municipal value capture levy. Article 43 of its building and zoning regulations, «waiver of value capture», has been in force since 1 August 2023.6 The municipality amended the article on 5 June 2025, the cantonal building department approved the new version on 3 November 2025, and it has been in force since 26 January 2026.6
The cantonal levy is unaffected. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due with the building permit or as early as a sale. Any outstanding levy therefore belongs in the purchase contract. Background is in the guide value capture levy.
A land model value among the canton's 14 highest, but no house median: that is exactly when your house needs a derivation of its own. I value land and building separately and show what you keep after tax.

The inheritance itself does not trigger property gains tax. On a later sale, the purchase price and purchase date of the deceased person generally count. What else applies when inheriting is explained on the inheritance page.
Will selling in Oberrieden cost me a value capture levy?
Not the municipal one; Oberrieden has waived a levy of its own. If land was newly zoned for building, the canton still charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
