Suppose you plan to sell a house in Aeugst am Albis. You will not find an official price for it, not for 2025 (7 sales), not for 2015 (9) and not for 2007 (13). For flats the sale count stays similarly small.

What the statistics do show clearly: 22.9 per cent of the population are 65 or older; only 22 of the 160 municipalities in the canton have a higher share. And whoever leaves Aeugst pays more tax almost anywhere on the same income and wealth: in 134 of the 160 municipalities the rate is higher.

Why does moving away from Aeugst cost more tax almost anywhere?

How does land move in Aeugst when there is no median for houses?

It only shows in the cantonal model, not in sales. The cantonal model puts residential building land in Aeugst at CHF 1,577 per square metre for 2025. In 2015 it was CHF 972.7 That is a rise of 62.2 per cent in ten years. Typically the model ranges from CHF 1,125 to CHF 2,260 per square metre.

For the canton as a whole there is a second measure. Residential building land actually sold for a median of CHF 1,742 in 2021 to 2025.7 Model value and sale price are produced in different ways. The model value for Aeugst sits CHF 165 below it.

The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Aeugst, the building comes on top, with its age, condition and fit-out. A sale therefore needs two separate figures, one for the land and one for the house. Both can be made traceable with documents.

What do Affoltern district and the Knonaueramt region show when Aeugst itself has no median?

Affoltern district, to which Aeugst belongs, has enough sales for an official median. In 2025, 217 condominiums changed hands there, at a median of CHF 1,150,000.2 In 2015 it was 246 sales, at a median of CHF 847,500. That is a rise of 36 per cent in ten years. The same district shows a 2025 house median of CHF 1,680,000, a rise of 41 per cent since 2015.2

For the Knonaueramt planning region, which also includes Aeugst, the statistics report the same figures as for Affoltern district. District and region are identical here; the region offers no second, independent benchmark.2

A district median is not a price for a flat in Aeugst itself, though. It mixes sales from across the district, from larger municipalities to small villages like Aeugst. What this means for you: the figure serves as a direction for the Knonaueramt, not as a price for your own flat.

What reduces the property gains tax on a sale in Aeugst?

The tariff is the same throughout the canton. Aeugst only levies the tax.1 It rises in steps. The first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.

From 20 full years the reduction is highest, 50 per cent. In the example, CHF 55,200 would then be due instead of CHF 88,320.1 For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain further; maintenance alone does not.

Buy a new home to live in, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.1 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.9 And deferred does not mean waived.

What matters in Aeugst besides the price?

From the stop Aeugst a.A., Dorf, bus 235 runs to Zürich Wiedikon; there you change to the S 8 for Zürich HB, from 50 minutes.5 Aeugst has no station of its own. In Aeugst, 22.9 per cent of the population are 65 or older, 458 of 2,002 people; 5 per cent are 80 or older.4

Aeugst taxes income and wealth at 92 per cent, 187 per cent together with the canton.3 Only 24 of the 160 municipalities in the canton have a lower rate, Dübendorf has the same, and in 134 it is higher. In Affoltern am Albis you would pay about 16 per cent more cantonal and municipal tax on the same income and wealth, in Stallikon about 5 per cent more.

Is there a value capture levy in Aeugst?

Aeugst charges no municipal value capture levy. Its building and zoning regulations, in force since 14 February 2026, adopted by the municipal assembly on 17 June 2025 and approved by the cantonal building department on 5 December 2025, contain no value capture article.6 In the cantonal overview, Aeugst is marked as a waiver; no separate resolution with a date is documented.

The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

Who notarises a house sale in Aeugst?

Aeugst belongs to the Affoltern notarial district.10 The responsible office is the Affoltern notary, land registry and bankruptcy office at Sagistrasse 8b, 8910 Affoltern am Albis. It notarises the purchase contract and registers the transfer in the land register. More in the guide notary and land register.

Where the statistics know no median and moving away rarely pays off in tax, you need a derivation that fits your own situation. I calculate land, district value and building separately and show what remains after tax.

What else do owners in Aeugst ask?

How do I find the right estate agent in Aeugst?

Ask how anyone arrives at a figure when there is no median. I handle sales across the whole Canton of Zurich. Ask to see how district value, land and building each feed into the figure, and which tax matches your purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Aeugst?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Aeugst cost me a value capture levy?

No municipal levy; the current building regulations of Aeugst contain no such article. If land was newly zoned for building or a zone for public buildings was rezoned, the canton charges its levy of 20 per cent of the increase in value, small gains exempt. With new zoning, it falls due with the building permit or as early as the sale.
