Selling property in Rifferswil: more sales, still no median

In 2025, 8 houses and 9 flats were sold on the open market in Rifferswil, more than in 2015 and 2007. That is still not enough for an official median price.

Suppose you compare the sales figures for Rifferswil over the years. In 2007, 1 house and 1 flat were sold on the open market; in 2015 it was 4 houses and 7 flats, in 2025 then 8 houses and 9 flats.

An official median price still does not emerge. The canton only states one from 15 sales of a property type in the same year. Rifferswil reaches that number neither for houses nor for flats.

Why does Rifferswil still have no median, despite a growing market?

Because the threshold is 15 sales per property type and year. In 2025, Rifferswil had 8 houses and 9 condominiums sold on the open market.2 Both figures are below 15, so the canton states no median. Each count applies only to the year named.

Compared with the earlier reference years, there has been movement. In 2015, 4 houses and 7 flats were sold, in 2007 one of each. What the years in between looked like, these three reference years do not show. Nor do they reveal whether the number will keep rising.

For the calculation, this page therefore turns to Affoltern district. There the flat median was CHF 847,500 in 2015 and CHF 1,150,000 in 2025, 36 per cent higher.2 That figure mixes sales from across the district. For your property in Rifferswil it is a yardstick for the tax, not a price.

What role does the land play for a property in Rifferswil?

It is a building block of the valuation in its own right. The cantonal model puts residential building land in Rifferswil at CHF 1,253 per square metre for 2025.7 Since 2015, when it was CHF 787, the model value has risen by 59.2 per cent. For 2025 the model typically ranges from CHF 867 to CHF 1,781.

Measured against the canton, Rifferswil is lower. There, residential building land sold for a median of CHF 1,742 per square metre in 2021 to 2025.7 One value is estimated, the other paid, so the comparison is only rough. An official house price per square metre of plot does not exist for Rifferswil in any of the three reference years.

The model describes undeveloped land, not your plot with its location. With a house, the building adds its age, condition and fit-out. Both parts are derived separately and backed with documents, so that you can check the figure.

What reduces the property gains tax on a sale in Rifferswil?

Rifferswil levies the tax under a tariff that applies across the canton.1 It runs from 10 per cent on the first CHF 4,000 of gain to 40 per cent above CHF 100,000. A reduction starts at 5 full years, 20 per cent in the example after 10.

From 20 full years the reduction reaches its maximum, 50 per cent: CHF 55,200 tax instead of CHF 88,320 here.1 Bought more than 20 years ago? In that case the market value of 20 years ago may be used. Documented value-enhancing investments lower the gain; maintenance does not.

Buy a Swiss home after the sale and live in it, and the tax can be deferred. You must also have lived in the one you sold.9 If the replacement is cheaper than the proceeds, the difference is taxed at once. If it costs no more than the old purchase price and investments, there is no deferral. A deferred tax is not a waived one.

What matters in Rifferswil besides the price?

Rifferswil has no station of its own; the village is served by buses only. From Rifferswil, Unterrifferswil, bus 223 runs to Affoltern am Albis, where the S 5 continues, from 46 minutes to Zürich HB.5 236 of the 1,213 people in the village are 65 or older, which is 19.5 per cent; aged 80 or over are 3.7 per cent.4

The tax rate is high: 120 per cent for the municipality, 215 per cent including the canton.3 Only 12 of the 160 municipalities in the canton have a higher one, 3 the same, 144 a lower one. On the same income and wealth you would pay about 7 per cent less cantonal and municipal tax in Bonstetten and about 4 per cent less in Hausen am Albis. Anyone moving away after the sale can work this out in advance.

Notarisation is handled by the notary, land registry and bankruptcy office of Affoltern, Sagistrasse 8b, 8910 Affoltern am Albis.10 The change of ownership is also entered in the land register there. Background in the guide Notary and land registry.

Is there a value capture levy in Rifferswil?

Rifferswil charges no municipal value capture levy today. Its current building and zoning regulations contain no article on it.6 The cantonal map lists a rule only as under preliminary review, with no dates for approval or entry into force (as of October 2026). As long as it is not in force, it does not apply.

Regardless of that, the canton charges 20 per cent of the increase in value when land is newly zoned for building or a zone for public buildings is rezoned into another building zone. Small gains are exempt.8 With new zoning, the levy falls due with the building permit or as early as the sale, which is why it belongs in the purchase contract. How do I find the right estate agent in Rifferswil?

Watch whether someone puts the few sales in the village into context instead of reading them as a price. I handle sales across the whole Canton of Zurich. Land, district value and building should be derived separately and the tax calculated with your purchase date. A list for the first meeting: the 12 checking questions.

The inheritance on its own triggers no property gains tax. If you sell the house later, the purchase price and purchase date of the deceased person generally form the basis. The inheritance page has more.

Will selling in Rifferswil cost me a value capture levy?

The municipality charges no levy today; a rule has only been preliminarily reviewed by the canton. For newly zoned land the canton charges 20 per cent of the increase in value, small gains exempt. This levy falls due with the building permit or already on sale.
