Suppose you want to know what houses in Hedingen recently cost at the median. The statistics give it for both reference years: in 2025 a house cost a median of CHF 1,875,000, from 15 sales; in 2015 it was CHF 1,362,500, from 16 sales – a rise of about 38 per cent.

For condominiums the number of sales is not enough in any of the three reference years: 7 in 2025, 8 in 2015, 4 in 2007, each below the threshold of 15. The worked example therefore features Affoltern district.

How much has the house median in Hedingen risen since 2015?

In 2025 a house in Hedingen cost a median of CHF 1,875,000, from 15 sales.2 That is exactly the threshold for an official median. In 2015 it was CHF 1,362,500, from 16 sales; 2007's 12 sales were not enough. That is a rise of about 38 per cent in ten years.

For the land alone the rise is far sharper. The cantonal model puts undeveloped residential building land in Hedingen at CHF 2,036 per square metre for 2025.7 In 2015 it was CHF 1,071, a rise of about 90 per cent. That is more than twice the rise of the house median.

There is also a second measure. A house sold in 2025 cost a median of CHF 3,984 per square metre of plot, almost double the model value for empty land.7 Model and actual house price are two different measures, not a contradiction: one prices the land, the other the whole house.

Why is there no official median for a flat in Hedingen?

For condominiums, the number of sales in Hedingen does not reach a median in any of the three reference years: 7 in 2025, 8 in 2015, just 4 in 2007.2 Unlike houses, no median came about here in any year.

Hedingen cannot be compared with the cantonal median of CHF 1,200,000 for flats at all. Hedingen belongs to Affoltern district. There, the flat median rose from CHF 847,500 to CHF 1,150,000.2 That is a rise of about 36 per cent in ten years. Affoltern district and the Knonaueramt planning region show exactly the same figures.

What this means for you: without a median of its own, valuing a flat needs comparable properties from the region, not just a surrounding figure. For a house, too, its own median does not replace this work. It only shows the middle of the 15 sales of 2025.

What reduces the property gains tax on a sale in Hedingen?

The tariff is the same throughout the canton; Hedingen only levies the tax.1 It rises in steps. The first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.

From 20 full years the reduction is highest, 50 per cent. In the example, CHF 55,200 would then be due instead of CHF 88,320.1 For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain further; maintenance alone does not.

Buy a new home to live in, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.1 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.10 And deferred does not mean waived.

What matters in Hedingen besides the price?

From Hedingen station the S 14 runs directly to Zürich HB, with no change, from 25 minutes.5 The share of people aged 65 and over in Hedingen is 18.6 per cent, 740 of 3,972; 4.2 per cent are 80 or older.4

Hedingen taxes income and wealth at 100 per cent, 195 per cent together with the canton.3 Only 42 of the 160 municipalities in the canton have a lower total rate, Kloten, Niederweningen and Seuzach the same, and in the other 114 it is higher. In Affoltern am Albis you would pay about 11 per cent more on the same income and wealth, in Wettswil a.A. about 6 per cent less.

The purchase contract for a property in Hedingen is notarised by the notary, land registry and bankruptcy office of Affoltern, Sagistrasse 8b, 8910 Affoltern am Albis.11 More in the guide Notary and land registry.

Is there a value capture levy in Hedingen?

In Hedingen the municipal value capture levy is in force: 30 per cent of the gain in value minus CHF 100,000, with a minimum area of 1,500 square metres.6 The rule is set out in article 3a of the building and zoning regulations.

Plots under 1,500 square metres are exempt, unless the gain in value exceeds CHF 250,000.68 The levy covers planning advantages that arise from upzoning or rezoning, and only falls due once building starts, not on sale.9 If the plot changes hands first, the obligation passes to the buyer, so it belongs in the purchase contract. If land is newly zoned for building, the canton also charges 20 per cent of the increase in value, small gains exempt; the same applies when a zone for public buildings is rezoned.8 That levy falls due with the building permit or as early as the sale. More in the guide value capture levy.

A median from 15 sales describes the middle, not your house. I value location, plot and building in their own right and show what is left after tax.

What else do owners in Hedingen ask?

How do I find the right estate agent in Hedingen?

Ask how anyone places a median from just 15 sales against your house. I handle sales across the whole Canton of Zurich. Look for a separate derivation of land and building and a tax calculation with your own purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Hedingen?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Hedingen cost me a value capture levy?

The municipal levy applies to upzoned or rezoned plots of 1,500 square metres or more, smaller ones only with a gain in value above CHF 250,000. It falls due once building starts, not on the sale itself; if it is open, it belongs in the contract with the buyer. For newly zoned land, the cantonal levy is added, which can fall due as early as the sale.
