Suppose you look up the official 2025 median for houses in Stallikon. It exists, but only just: exactly 15 houses were sold on the open market, the minimum the canton needs to work out a median at all.
There is no comparison value of its own from earlier reference years, though: only 12 sales in 2015, and 9 in 2007. For flats it is the other way round: 2015 and 2007 each had a median, but by 2025 only 13 sales remained. The worked example therefore draws on the flat median of Affoltern district.

How does a property in Stallikon get a figure through the land?
The land also helps place the value. The cantonal model puts residential building land in Stallikon at CHF 864 per square metre for 2025.7 In 2015 it was CHF 683, up 26.5 per cent in ten years. Only 7 of the 160 Zurich municipalities show a smaller rise. Typically the model ranges from CHF 599 to CHF 1,244 per square metre.
There is a second official figure. With a house median for 2025, the statistics also show CHF 3,385 per square metre of plot, sold with the house on it.2 That is a different measure: house prices paid per plot area, not estimated bare land. The two figures therefore sit far apart.
Another yardstick of its own covers the canton. There, residential building land actually sold for a median of CHF 1,742 per square metre between 2021 and 2025.7 What this means for you: none of the three figures replaces a derivation for your own plot, with its location, access and permitted density.
What does the 2025 house median in Stallikon show, without a comparison value?
In 2025, with exactly 15 open-market sales, Stallikon reaches the threshold for an official house median: CHF 1,500,000.2 In 2015 and 2007 it fell short, with 12 and 9 sales. There is therefore no comparison value of its own.
Flats run the other way. In 2015 and 2007, 31 sales each gave a median of their own; in 2015 it stood at CHF 815,000. By 2025 only 13 sales remained, so its own yardstick is missing just now.
The 2025 house median sits 6 per cent below the cantonal median of CHF 1,590,000.2 It is one year's figure, with no comparison from 2015 or 2007. Affoltern district shows a 2025 house median of CHF 1,680,000 from 169 sales. That too is only a surrounding figure. What this means for you: the example uses the district flat median, as Stallikon has no median for both 2015 and 2025. None of these medians alone sets the value of your house.
What reduces the property gains tax on a sale in Stallikon?
The same statutory tariff applies everywhere in the canton; Stallikon only levies it.1 It rises in steps with the gain. The first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership works the other way, here with a 20 per cent reduction after 10 full years.
From 20 full years the reduction stays at 50 per cent. From the same gain, CHF 55,200 would then be due instead of CHF 88,320.1 Owners of more than 20 years may use the market value of 20 years ago as the purchase price instead. Documented value-enhancing investments reduce the gain too; maintenance does not.
Put the proceeds into an owner-occupied home in Switzerland, and the tax can be deferred.1 The home sold must also have been owner-occupied. If the replacement costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.9 Deferred does not mean waived.

What matters in Stallikon besides the price?
From the stop Stallikon, Dorf, bus 227 runs to Bonstetten-Wettswil station; after a short walk you continue on the S 14 to Zürich HB, from 30 minutes.5 Stallikon has no station of its own. Among Stallikon's 3,891 residents, 709 are aged 65 or over, 18.2 per cent.4
Stallikon taxes income and wealth at a municipal rate of 101 per cent, which comes to 196 per cent with the canton.3 On the same income and wealth, Wettswil am Albis means about 6 per cent less cantonal and municipal tax, Knonau about 8 per cent more.
Is there a value capture levy in Stallikon?
Stallikon charges no municipal value capture levy. Under section 9.8 of its building and zoning regulations, a partial revision of 6 April 2022, the municipality explicitly waived such a levy.6 The waiver has been in force since 25 January 2025.
The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.
Who notarises a house sale in Stallikon?
Despite lying in Affoltern district, Stallikon belongs to the Schlieren notarial district.10 The responsible office is the Schlieren notary, land registry and bankruptcy office at Uitikonerstrasse 9, 8952 Schlieren. It notarises the purchase contract and registers the transfer in the land register. More in the guide notary and land register.

How do I find the right estate agent in Stallikon?
Ask how anyone handles a median that sits right at the threshold. I handle sales across the whole Canton of Zurich. Make sure the narrow median is not passed off as the price of your house and that the tax is calculated with your purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Stallikon cost me a value capture levy?
The municipality charges none; Stallikon waived it under section 9.8 of its building regulations. The canton still charges 20 per cent of the increase in value when land is newly zoned for building or a zone for public buildings is rezoned, small gains exempt. With new zoning, this levy falls due with the building permit or as early as the sale.
