Suppose you look for the official price of your house in Winkel. You will not find one: only 11 houses changed hands in 2025, 14 in 2015, just 7 in 2007 – none of the three reference years reach a median.
For condominiums it runs the other way: 31 sales came together in 2025, already 29 in 2015. The median rose from CHF 847,000 to CHF 1,290,000, a rise of 52 per cent – and in 2025 it sat above the cantonal median.
What does the flat median in Winkel show since 2015?

What does the flat median in Winkel show since 2015?
A stronger rise than in its surroundings. In 2025, 31 open-market sales produced a median of CHF 1,290,000. In 2015 it stood at CHF 847,000, from 29 sales.2 That is a rise of 52 per cent in ten years.
Over the same decade, the flat median rose by 42 per cent in Bülach district. The Zürcher Unterland planning region saw the same rise. These are figures for the surroundings, not the value of your own flat.
In 2025 the Winkel median sat just over 7 per cent above the cantonal median of CHF 1,200,000. A median above the canton does not mean that every flat in the village is pricier, though. For houses, by contrast, there is no median in any of the three reference years. There were only 11 sales in 2025 and 14 in 2015. What this means for you: the median shows a trend in the village, not the price of your flat or house.
How much has the land-price model in Winkel risen since 2015?
Sharply, more than the flat median. The cantonal model puts residential building land in Winkel at CHF 2,968 per square metre for 2025.7 That is 112 per cent more than the CHF 1,398 of ten years ago. The model’s range runs between CHF 2,063 and CHF 4,203 per square metre.
For the canton there is a second measure. Residential building land changed hands at a median of CHF 1,742 between 2021 and 2025.7 That is a rise of 118 per cent over 2011 to 2015. Model value and price paid are built in different ways, but both rise sharply.
Only undeveloped land is estimated, neither your own plot nor the building on it. For a house in Winkel, the building comes on top, with age, condition and fit-out. For that there is no official figure in any of the three reference years. What this means for you: the land model value is only one building block; the building is derived separately.
What reduces the property gains tax on a sale in Winkel?
The same tariff applies everywhere; Winkel merely levies it.1 With the gain it rises in steps: 10 per cent on the first CHF 4,000, 40 per cent on the part above CHF 100,000.
The longer you own, the lower the tax: in the example, 10 full years bring a 20 per cent reduction. From 20 full years it would be 50 per cent, so CHF 83,300 would be due instead of CHF 133,280.1 If the purchase was more than 20 years ago, the market value of 20 years ago may stand in for the purchase price. Beyond that, documented value-enhancing investments cut the gain further; maintenance does not.
Invest the proceeds in an owner-occupied home in Switzerland, and you can defer the tax.1 The condition: the old property was self-occupied too. A replacement priced below the proceeds has the difference taxed at once. If it does not exceed the old purchase price plus investments, there is no deferral.9 Deferred does not mean waived.

What matters in Winkel besides the price?
There is no railway station on Winkel’s territory.5 From the stop Winkel, Wisental, bus 531 runs to Zürich Airport, where you change to the IR 36 for Zürich HB, from 25 minutes.
Winkel taxes income and wealth at 76 per cent, 171 per cent together with the canton – exactly the same rate as the lakeside municipalities of Zollikon and Erlenbach.3 Only 5 of the 160 municipalities in the canton have a lower rate, 2 the same. In Bülach, the district’s main town, you would pay about 22 per cent more cantonal and municipal tax on the same income and wealth, in Kloten about 14 per cent more. In Winkel, 20.6 per cent of the population are 65 or older, 1,051 of 5,104 people.4
The purchase contract for Winkel is notarised by the notary, land registry and bankruptcy office of Bülach, Marktgasse 1, 8180 Bülach.10 More in the guide Notary and land registry.
Is there a value capture levy in Winkel?
Since 7 December 2024, Winkel has levied a municipal value capture levy of 40 per cent of the gain in value minus CHF 100,000, the legal maximum rate.6 It was introduced by a partial revision of the building and zoning regulations, approved by the Cantonal Building Department on 11 November 2024.6 It applies to gains in value that arise from upzoning or rezoning. A plot under 2,000 square metres stays exempt, unless its gain in value exceeds CHF 250,000.68 The law does not allow a larger exempt area.
The levy falls due with construction; a sale alone does not trigger it. If someone buys the plot before that, the obligation passes to them, and that belongs in the purchase contract.8 See the guide value capture levy for more.
A sharply risen land model and a low tax rate are no substitute for your own derivation. I calculate the flat, land and building separately and show what remains after tax.

What else do owners in Winkel ask?
How do I find the right estate agent in Winkel?
Ask how a house value comes about when Winkel has no house median. I handle sales across the whole Canton of Zurich. Insist on land and building being derived separately, and on a tax calculation using your own purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Winkel?
The inheritance itself stays free of property gains tax. At a later sale, the purchase price and purchase date of the deceased person generally serve as the basis. The inheritance page explains what else applies.
Will selling in Winkel cost me a value capture levy?
A sale does not trigger the municipal levy. It concerns upzoned or rezoned plots from 2,000 square metres, smaller ones only with a gain in value above CHF 250,000, and is payable on construction. If it is still open at the sale, it belongs in the purchase contract. For newly zoned land, by contrast, the cantonal levy can fall due as early as the sale.
