Selling property in Weiach: a median in 2015, none in 2025

In Weiach there was an official flat median in 2015. In 2025 sales are too few for one. What does the district of Dielsdorf show instead?

Suppose your search turns up an official flat median for Weiach: CHF 525,000. It dates from 2015, and for houses there is not even that, neither for 2025 nor for 2015 or 2007.

For flats the numbers swing widely. In 2015, 53 condominiums changed hands, enough for the median. In 2007 there was 1 sale, in 2025 there were 3, too few for an official figure. 2015 is therefore the exception, not the norm.

Why is the 2015 Weiach flat median no yardstick today?

In 2015, 53 condominiums changed hands in Weiach, at a median of CHF 525,000.2 The Weiach median was then below the Dielsdorf district median of CHF 690,000. In 2007, by contrast, there was a single sale. Why so many flats sold in 2015, the statistics do not reveal.

In 2025 only 3 flats changed hands, far below the threshold of 15 sales from which the canton publishes a median. For houses it was one sale in 2025, five in 2015 and two in 2007.

For the worked example, the 2015 figure alone is not enough. It has no counterpart in 2025. What counts instead is the flat median of Dielsdorf district, not the village's earlier figure. What this means for you: a price from 2015 is a piece of history, not a basis for a sale today.

What does the land model show in Weiach?

The cantonal model puts residential building land in Weiach at CHF 798 per square metre for 2025.7 In 2015 it was still CHF 539, a rise of 48.1 per cent in ten years. Only 27 of the 160 Zurich municipalities have a lower model value. Typically the model ranges from CHF 563 to CHF 1,136 per square metre.

A second measure comes from the whole canton: residential building land sold for a median of CHF 1,742 in 2021 to 2025.7 Ten years earlier it was CHF 800. The two figures are produced differently. A model is not a price paid. As rough orientation, though, the comparison shows that Weiach's model value sits well below today's cantonal median.

The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Weiach, the building comes on top, with age, condition and fit-out, documented separately.

What does Dielsdorf district show for Weiach?

Weiach belongs to the district of Dielsdorf. There, sales are enough for an official median: in 2025, 193 condominiums changed hands in the district, at a median of CHF 920,000.2 In 2015 it was 303 sales, at a median of CHF 690,000. That is a rise of 33 per cent in ten years. A house in the district cost a median of CHF 1,350,000 in 2025, from 178 sales. In 2015 it was CHF 990,000, from 251 sales.

The planning region of Zürcher Unterland shows a slightly different picture: CHF 1,010,000 for flats from 481 sales, CHF 1,390,000 for houses from 259 sales, both 2025.2 District and regional figures mix sales from a large area. They remain a surrounding value, not a price for your own house in Weiach.

In Dielsdorf district the flat median rose although fewer flats sold in 2025 than in 2015: 193 instead of 303. Fewer sales therefore do not automatically mean lower prices.

What matters in Weiach besides the price?

From the stop Weiach, Gemeindehaus, bus 510 runs to Niederglatt; from there a short walk connects to the S 15 on to Zürich HB, from 51 minutes.5 Weiach has no active station; the stop Weiach, Alter Bahnhof only keeps the name of the former rail station and is served by buses. In Weiach, 15.5 per cent of the population are 65 or older, 328 of 2,119 people.4

Weiach taxes income and wealth at 96 per cent, 191 per cent together with the canton.3 Within Dielsdorf district, on the same income and wealth you would pay about 10 per cent less in Neerach, the municipality with the lowest rate. In Bachs, the one with the highest, it is about 17 per cent more.

The purchase contract for Weiach is notarised by the notary, land registry and bankruptcy office of Niederglatt, Kaiserstuhlstrasse 42, 8172 Niederglatt.10 More in the guide Notary and land registry.

Is there a value capture levy in Weiach?

Weiach has no municipal value capture levy today. Its building and zoning regulations contain no article on this.6 According to the canton's overview, a proposal on value capture has been pre-examined, but it is neither adopted nor in force. The building office will confirm the current status.

The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

Where an old figure sits beside very few sales, derivation matters more than comparison. I separate land, district value and building and work out what remains after tax.

What else do owners in Weiach ask?

How do I find the right estate agent in Weiach?

Ask whether someone works with the old 2015 median or with today's district figure. I handle sales across the whole Canton of Zurich. Make sure land and district value are derived separately from your own house and that the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Weiach?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Weiach cost me a value capture levy?

No, Weiach has no municipal levy today; a proposal has only been pre-examined. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
