Suppose you are over 70, live in Wasterkingen and are thinking of swapping the house for a smaller flat. Two questions follow. What is the house worth? And what does the move change about your taxes?
The statistics cannot answer the first question. In 2025 the village saw 4 houses and 1 flat sold on the open market, in 2015 and 2007 two houses each and no flat. For a median the canton requires at least 15 sales a year. Wasterkingen did not reach even half of that in any reference year.

What is building land in Wasterkingen worth according to the canton?
About CHF 552 per square metre: that is the cantonal model estimate for residential building land in Wasterkingen in 2025.7 In 2015 the model value was CHF 396, a rise of 39.4 per cent. 25 of the 160 municipalities in the canton show a smaller rise, 134 a larger one. Typically the model ranges from CHF 390 to CHF 796 per square metre.
On the model value itself, only 9 municipalities are lower and 150 higher. Residential building land that changed hands across the canton in 2021 to 2025 fetched a median of CHF 1,742.7 One is a price from sales, the other an estimate. Together they only show roughly where Wasterkingen stands.
The model does not know your plot: not its size, shape, slope or access. It also values land without a house. If you sell a house, the building counts as well, with its age, condition and fit-out. That is derived separately and backed up with documents.
How useful is Bülach district as a comparison for Wasterkingen?
It shows the price level in the wider area. In 2025, 557 condominiums were sold on the open market in Bülach district, at a median of CHF 1,125,000.2 In 2015 there were 649 sales at a median of CHF 790,000. The median thus rose by 42 per cent. It is the yardstick for the calculation on this page.
Houses in the district had a 2025 median of CHF 1,490,000, from 229 sales, 45 per cent more than in 2015.2 Both district medians sit about 6 per cent below the cantonal median. In the Zürcher Unterland planning region, the 2025 flat median was CHF 1,010,000.
These figures come from sales across the whole district, not from Wasterkingen. A house in the village can sit above or below them, depending on plot, construction and condition. The district sets the order of magnitude; the figure for your house only emerges at the property itself. That takes comparisons with a similar location, size and year of construction.
What property gains tax does a sale in Wasterkingen cost?
Wasterkingen levies it, but it is set in the cantonal tariff, the same for every municipality.1 Gains up to CHF 4,000 cost 10 per cent, the part above CHF 100,000 costs 40 per cent. The longer you own, the more is deducted: after 10 full years it is 20 per cent.
The full reduction of 50 per cent applies from 20 full years. The worked example would then come to CHF 61,700 instead of CHF 98,720.1 Purchased over 20 years ago? Then the market value of 20 years ago can replace the old purchase price. Documented value-enhancing investments reduce the gain, pure maintenance does not.
Swap your owner-occupied house for another owner-occupied home in Switzerland, and the tax can be deferred.1 If the new home costs less than the proceeds, that difference is taxed straight away. If it does not exceed your former purchase price plus investments, there is no deferral at all.10 And deferred is not waived.

What matters in Wasterkingen besides the price?
No railway line serves Wasterkingen. From the stop Wasterkingen, Gemeindehaus, bus 546 leaves at 9.01; with one change to the S 9 you reach Zürich HB from 52 minutes.5 On both weekdays queried it was the only departure between 9 and 10 am; the next followed at 10.01.
Of the 584 people in the village, 159 are 65 or older, a share of 27.2 per cent.4 Of the 160 municipalities in the canton, only Berg am Irchel has a higher share. Those aged 80 and over make up 4.6 per cent.
Wasterkingen taxes income and wealth at a municipal rate of 116 per cent, or 211 per cent including the canton.3 A higher total rate applies in 31 of the 160 municipalities in the canton, the same in 5, a lower one in 123. Move to another municipality after the sale, and income and wealth tax follow its rate. In Rorbas it would be about 6 per cent less cantonal and municipal tax on the same income and wealth, in Winkel about 19 per cent less.
The sale is notarised at the notary, land registry and bankruptcy office of Eglisau, Obergass 3, 8193 Eglisau.11 What happens there is explained in the guide Notary and land registry.
Is there a value capture levy in Wasterkingen?
No municipal value capture levy is due in Wasterkingen today. The building regulations, adopted on 4 December 2014 and approved on 18 August 2015, do not provide for one.6 According to the cantonal overview, a revision has been pre-examined, but the municipal assembly has not yet adopted it.9 Which rule will result is therefore not settled.
Even without a municipal rule, the canton can charge a levy. If the municipality newly zones land for building, it is 20 per cent of the increase in value, small gains exempt.8 This also covers the rezoning of a zone for public buildings. Payment is due with the building permit or as early as the sale, so the levy then belongs in the purchase contract. Background is provided in the guide value capture levy.

How do I find the right estate agent in Wasterkingen?
Make sure someone derives the value transparently without a village median. I handle sales across the whole Canton of Zurich. Ask to see land, district comparison and building separately, and to have the tax calculated with your own purchase date. Helpful for the meeting: the 12 checking questions.
Does moving away from Wasterkingen change my taxes?
Not the property gains tax; it follows the cantonal tariff and your length of ownership. What can change is income and wealth tax at your new place of residence. At 211 per cent, Wasterkingen is above 123 of the 160 municipalities in the canton. How much that matters for you depends on your income and wealth.
Will selling in Wasterkingen cost me a value capture levy?
Not from the municipality; Wasterkingen has no rule of its own in force yet. The cantonal levy can apply if land was newly zoned for building or a zone for public buildings was rezoned: 20 per cent of the increase in value, small gains exempt. It is payable with the building permit or as early as the sale.
