Suppose you read that Ottenbach is officially part of the ‹agglomeration› property market region, not ‹land›. Yet the village has no train line or station of its own.

And houses? In 2015, 17 sales produced a median of CHF 850,000. In 2025 there were only 13 sales, and there is no median.

Why did Ottenbach have a house median in 2015, and where did it go by 2025?

Worked example

Worked example, Ottenbach: flat at the district median, 10 years of ownership

Assumption: a flat at the median of Affoltern district, bought in 2015 and sold in 2025, without investments or costs. In 2025 Ottenbach itself has too few sales for a median, for houses and for flats alike.

Why did Ottenbach have a house median in 2015, and where did it go by 2025?

In 2015, open-market sales in Ottenbach narrowly cleared the threshold for a house median. With 17 sales, a house cost a median of CHF 850,000. That was above the minimum of 15 sales from which the canton publishes a figure at all.

In 2025 there were only 13 sales, again below the threshold. In 2007, 11 sales were not enough for a house median either. Flats never reached that number in any of the three reference years. There were 8 sales in 2007, 7 in 2015, only 3 in 2025, always under 15.

For 2025, Ottenbach therefore has no median of its own, for houses or for flats. What this means for you: your value comes from the surroundings and your own plot, derived step by step. The 2015 median does not replace that, nor does the memory of a single sale in the village.

What does agglomeration without a railway mean, and what does Affoltern district show?

In the official classification of property market regions, Ottenbach counts as agglomeration, not land. Yet the village has no train line of its own. The fastest connection runs by bus to the station in neighbouring Affoltern am Albis.

For prices, Affoltern district, to which Ottenbach belongs, helps further. There, 217 flat sales produced a 2025 median of CHF 1,150,000. In 2015 it was CHF 847,500 from 246 sales, a rise of 36 per cent in ten years. That puts the district flat median 4 per cent below the cantonal median of CHF 1,200,000. A house in the district cost a 2025 median of CHF 1,680,000, 6 per cent above the cantonal median.

That still gives no price for a flat in Ottenbach itself. What this means for you: neither the official classification nor the district median says anything about your own location or price. Both need to be derived separately.

What reduces the property gains tax on a sale in Ottenbach?

The tariff is the same throughout the canton; Ottenbach only levies it. It rises in steps with the gain. The first CHF 4,000 are taxed at 10 per cent. Parts above CHF 100,000 are taxed at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.

From 20 full years the reduction is highest, 50 per cent. In the example, CHF 55,200 would then be due instead of CHF 88,320. For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain; maintenance does not.

Buy a new home to live in, and the tax can be deferred. You must have lived in the old home and replace it in Switzerland. If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred. And deferred does not mean waived.

What matters in Ottenbach besides the price?

From the stop Ottenbach, Engelwiese, bus 214 runs to Affoltern am Albis station, where you change to the S 5 for Zürich HB, from 41 minutes.5 Ottenbach has no train line of its own. In Ottenbach, 22.6 per cent of the population are 65 or older, 683 of 3,026 people; 5.3 per cent are 80 or older.4

Ottenbach taxes income and wealth at 115 per cent, 210 per cent together with the canton.3 In Affoltern am Albis you would pay about 3 per cent more cantonal and municipal tax on the same income and wealth, in Mettmenstetten about 8 per cent less.

Is there a value capture levy in Ottenbach?

Ottenbach does not charge a municipal value capture levy today. The building regulations in force, from 1994 with amendments to 2019 and in effect since 31 January 2020, contain no value capture article.6 A draft for a municipal rule has been pre-reviewed by the canton but has not been adopted or approved so far. Whether and when that happens, the building authority can confirm.

The cantonal levy remains. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

Who notarises a house sale in Ottenbach?

Ottenbach belongs to the Affoltern notarial district.10 The responsible office is the Affoltern notary, land registry and bankruptcy office at Sagistrasse 8b, 8910 Affoltern am Albis. It notarises the purchase contract and registers the transfer in the land register. More in the guide notary and land register.

An official classification says nothing about your own price, and the 2015 median does not describe 2025. I derive the value via the district and the plot and calculate, with your purchase date, what remains after tax.

What else do owners in Ottenbach ask?

How do I find the right estate agent in Ottenbach?

Ask how anyone handles a median that barely existed in 2015 and is missing in 2025. I handle sales across the whole Canton of Zurich. Ask to see how the district value, the plot and the building enter the figure separately, and which purchase date the tax is calculated with. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Ottenbach?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Ottenbach cost me a value capture levy?

The building regulations in force today contain no levy of their own, and a pre-reviewed draft has not been adopted so far. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
