Suppose people in the village say land has become much dearer in recent years. The cantonal land model backs that up: for Kappel am Albis it stood 84 per cent above its 2015 value in 2025.

An official house price, by contrast, is nowhere to be found. In 2025, 4 houses and 1 condominium were sold on the open market in Kappel am Albis. In 2015 it was 6 houses and 2 flats, in 2007 just 2 houses and no flat. The canton only states a median from 15 sales in a year.

What does the land model say about Kappel am Albis?

It shows a marked shift. For 2025 the cantonal model puts residential building land in Kappel am Albis at CHF 1,582 per square metre.7 In 2015 the figure was CHF 860, which is 84 per cent more in ten years. For 2025 the typical range of the model runs from CHF 1,109 to CHF 2,258.

For comparison, the flat median of Affoltern district rose by 36 per cent over the same period.2 These are two different measures: a model for undeveloped land and a median of prices paid for flats. Across the canton, residential building land actually sold for a median of CHF 1,742 per square metre in 2021 to 2025.7 The model value of Kappel am Albis sits below that.

For your house, the model value applies to undeveloped land, not to your plot with its location and size. A house adds the building, with its age, condition and fit-out. Plot and building, derived and documented separately, give a figure that can be checked.

What does Affoltern district show when Kappel itself has no median?

It has enough sales for official medians. In 2025, 217 condominiums changed hands on the open market in Affoltern district, at a median of CHF 1,150,000.2 In 2015, 246 sales produced a median of CHF 847,500. For houses, the district median in 2025 was CHF 1,680,000, from 169 sales.

The Knonaueramt planning region shows exactly the same figures for 2015 and 2025 as the district. A second, different benchmark for the surroundings of Kappel am Albis is therefore missing.

None of these figures is the price of a property in Kappel am Albis. A district median pools sales from across the district. Where those properties stood and how they were built, the statistics do not show. So the district works as a frame for the worked example, not as an estimate of your own house or flat.

What reduces the property gains tax on a sale in Kappel am Albis?

Above all, how long you owned it. The tariff is the same across the canton; the municipality levies the tax.1 It starts at 10 per cent on the first CHF 4,000 of gain. Parts above CHF 100,000 bear 40 per cent. A reduction starts at 5 full years, 20 per cent after 10.

From 20 full years it peaks at 50 per cent: CHF 55,200 instead of CHF 88,320 in the example.1 Bought more than 20 years ago? Then the market value of 20 years ago may count. Documented value-enhancing investments reduce the gain; plain maintenance does not.

Buy a Swiss home you will live in, and the tax can be deferred, provided you also lived in the one you sold.9 If the replacement costs less than the proceeds, the difference is taxable at once. If it costs no more than the purchase price and investments of the old property, there is no deferral. Deferred does not mean waived.

What matters in Kappel am Albis besides the price?

Kappel am Albis has no railway station. The fastest connection starts at the stop Uerzlikon, Weid in the Uerzlikon part of the municipality: bus 280 to Baar, then a change onto the IR 75, from 38 minutes to Zürich HB.5 Of the 1,376 people living here, 209 or 15.2 per cent are 65 and over; 3.4 per cent are 80 and over.4

The municipal tax rate is 102 per cent, 197 per cent including the canton.3 106 of the 160 municipalities in the canton have a higher rate, 2 the same and 51 a lower one. On the same income and wealth, cantonal and municipal tax costs about 10 per cent more in Affoltern am Albis and about 5 per cent more in Hausen am Albis. A move after the sale can be worked through in advance.

The purchase contract is notarised by the notary, land registry and bankruptcy office of Affoltern at Sagistrasse 8b, 8910 Affoltern am Albis.10 How notarisation and land registration work is explained in the guide Notary and land registry.

Is there a value capture levy in Kappel am Albis?

There is no municipal value capture levy in Kappel am Albis today. The current building and zoning regulations of 27 April 2019 contain no article on it: no levy, but no explicit waiver either.6

Regardless of that, the canton charges 20 per cent of the increase in value when the municipality zones land for building or rezones a zone for public buildings into another building zone; small gains are exempt.8 With new zoning, the levy falls due with the building permit or as early as the sale. That is why it belongs in the purchase contract. More in the guide value capture levy.

A model value for the land is no price for your house. I derive plot and building separately and calculate, with your purchase date, what remains after tax.

How do I find the right estate agent in Kappel am Albis?

Ask to be shown how land model, district value and building turn into one figure when the village has no median. I handle sales across the whole Canton of Zurich. The tax should be calculated with your own purchase date, not with an example. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Kappel am Albis?

The inheritance itself triggers no property gains tax. If you sell later, the purchase price and purchase date of the deceased person generally count. More on the inheritance page.

Will selling in Kappel am Albis cost me a value capture levy?

Not from the municipality; its building and zoning regulations contain no article on value capture. For newly zoned land it is different; there the canton charges 20 per cent of the increase in value, small gains exempt. That amount falls due with the building permit or as early as the sale.
