Suppose you sell your house in Maschwanden and then move to another municipality in the canton. Your income and wealth are then taxed at the rate of the new municipality. In Maschwanden the total rate is 223 per cent, higher than anywhere else in the canton; only Bachs has the same figure.

For the sale itself, though, the statistics help little. In 2025, 2 houses and 3 condominiums in Maschwanden were sold on the open market, too few for a median. In 2015 and 2007 the number also stayed below the threshold of 15 sales.

How useful is the land model for a property in Maschwanden?

In Maschwanden the cantonal model estimates residential building land at CHF 850 per square metre for 2025.7 Compared with CHF 559 in 2015, that is 52.1 per cent more. That sounds like a lot, yet 113 of the 160 municipalities in the canton rose more over the same period. Typically the model lies between CHF 587 and CHF 1,233 here.

Across the canton, residential building land sold at a median of CHF 1,742 per square metre in 2021 to 2025.7 Here a model and a median of prices paid stand side by side, two different measures. They only show that Maschwanden lies below.

For your house, the model describes only one part. It estimates undeveloped land, not your plot. The building is added, with its age, condition and fit-out. Nor does the canton publish an official house price per square metre of land for Maschwanden, in any reference year. Your figure therefore comes from plot and building, each derived separately.

What does the highest tax rate in the canton mean for a sale?

The tax rate has no effect on the property gains tax, which follows a cantonal tariff.1 It does, however, determine income and wealth tax. Maschwanden levies 128 per cent, 223 per cent together with the canton.3 None of the 160 municipalities in the canton is higher, Bachs is level, and the other 158 are lower.

If you move away after the sale, the new rate applies on the same income and wealth. In Mettmenstetten, where the bus goes, cantonal and municipal tax would be about 13 per cent lower. In the district seat, Affoltern am Albis, it would be about 3 per cent lower. In Zumikon, the municipality with the lowest rate in the canton, it would be about 26 per cent less.

That is neither a reason to sell nor one to stay. But it belongs in the calculation if you live elsewhere after the sale. Whatever of the proceeds sits in your account counts as your wealth and is subject to the tax rate of your new municipality.

What reduces the property gains tax in Maschwanden?

Maschwanden levies the tax under the canton-wide tariff.1 Parts of the gain up to CHF 4,000 cost 10 per cent, parts above CHF 100,000 cost 40 per cent. In the example: CHF 110,400 before the holding period counts.

After 10 full years, 20 per cent is deducted, leaving CHF 88,320. From 20 full years the reduction is highest at 50 per cent, which would mean CHF 55,200. For a purchase over 20 years back, the market value of 20 years ago can replace the purchase price. Documented value-enhancing investments reduce the gain; plain maintenance does not.

Buying a home again can defer the tax. You must have lived in the old one and live in the new one, in Switzerland.1 If the new one costs less than the proceeds, the difference is taxable at once. If its price is no higher than the purchase price and investments of the old one, the deferral falls away.9 Deferred does not mean waived.

What matters in Maschwanden besides the price?

The only line in the village is bus 230. From the stop Maschwanden, Dorf it runs to Mettmenstetten, where the S 5 continues to Zürich HB, from 49 minutes.5 This connection leaves at 08:02; on both days queried, the next departure after it was only at 11:58. Maschwanden itself has no railway station.

Of the 669 residents, 126 are aged 65 or more, a share of 18.8 per cent.4

Is there a value capture levy in Maschwanden?

Maschwanden does not charge a value capture levy of its own. Article 41 of the building and zoning regulations waives it, based on § 19 of the cantonal Value Capture Act.6 The cantonal building department approved it on 25 July 2024. The canton's overview gives 12 June 2025 as the date of entry into force; the regulations themselves do not contain it.

The canton's own levy still applies. If the municipality newly zones land for building or rezones a zone for public buildings, the canton charges 20 per cent of the increase in value, small gains exempt.8 With new zoning it falls due with the building permit or as early as the sale, so it has to be settled in the purchase contract. The guide value capture levy goes into detail.

Who notarises a house sale in Maschwanden?

Maschwanden is served by the notary, land registry and bankruptcy office of Affoltern at Sagistrasse 8b, 8910 Affoltern am Albis, in the Affoltern notarial district.10 This is where the purchase contract is notarised and the new owner entered in the land register. The guide notary and land register has more.

With the highest tax rate in the canton, it pays to think the sale and the move through together. I show what is left after the property gains tax and derive the value of your house step by step.

What else do owners in Maschwanden ask?

How do I find the right estate agent in Maschwanden?

Ask whether land, district value and your house are derived separately or mixed together. I handle sales across the whole Canton of Zurich. Also make sure the tax is calculated with your own purchase date. The 12 checking questions are useful for the first meeting.

Which purchase price counts for an inherited house in Maschwanden?

An inheritance as such does not give rise to property gains tax. If you sell later, the purchase price and purchase date of the deceased person generally serve as the starting point. For other questions on inheriting, see the inheritance page.

Will selling in Maschwanden cost me a value capture levy?

No municipal one: the waiver is set out in article 41 of the Maschwanden building and zoning regulations. The canton charges 20 per cent of the increase in value when land was newly zoned for building or a zone for public buildings was rezoned, small gains exempt. After new zoning it is owed with the building permit or already on the sale.
