Suppose you bought your flat in Lufingen in 2015. Back then the official statistics would have given you a benchmark: 53 condominiums changed hands, at a median of CHF 792,000.2
For 2025 that figure is missing. Only 9 flats sold on the open market, and the canton only calculates a median from 15. For houses there was none in any of the three reference years, although in 2025, with 14 sales, just one was missing.
How much has land in Lufingen risen?
Worked example
Worked example, Lufingen: flat at the district median, 10 years of ownership
Assumption: a flat at the median of Bülach district, bought in 2015 and sold in 2025, without investments or costs. Lufingen has a flat median of its own only for 2015, not for 2025, so the example uses both district values.
- Sale price (district median 2025, provisional)
- CHF 1,125,000
- Purchase price (district median 2015)
- – CHF 790,000
- Property gain
- CHF 335,000
- Tax per tariff, before reduction
- CHF 123,400
- Reduction for 10 full years: 20%
- – CHF 24,680
- Property gains tax
- CHF 98,720
- Remaining after tax, before mortgage
- CHF 1,026,280
How much has land in Lufingen risen?
Less than almost anywhere else in the canton. The cantonal model puts residential building land in Lufingen at CHF 957 per square metre for 2025, and CHF 804 for 2015.7 Over ten years that is 19 per cent more. Only 5 of the 160 Zurich municipalities rose less in the model.
The model's usual range is CHF 667 to CHF 1,392. For the canton as a whole there is also a figure from actual sales. Its median for 2021 to 2025 is CHF 1,742.7 At CHF 957, Lufingen lies clearly below that value. Model and sale price come about in different ways, so the comparison stays rough.
What your own plot has gained since then, the model value does not show. It values bare land, not your plot and not your house. The building adds its age, condition and fit-out, and both are derived separately. Each part can be backed with documents.
What happened to the flat median in Lufingen?
In 2015 sales were enough for a median of its own: 53 flats, median CHF 792,000.2 With 53 sales, the threshold of 15 was clearly exceeded at the time. The Lufingen median was almost level with Bülach district, whose flat median was CHF 790,000 in the same year.
In 2025 only 9 flats changed hands in Lufingen.2 Below 15 sales the canton gives no median, so the figure is missing. For houses, the 14 sales of 2025 were not enough either. How sales developed in the years in between, the three reference years do not show.
Bülach district reports a 2025 flat median of CHF 1,125,000, from 557 sales across the whole district. The Zürcher Unterland planning region reaches CHF 1,010,000. Both figures are a setting, not the price of your flat. A value from just 9 sales would have said little anyway.
What does property gains tax cost in Lufingen, and what does it depend on?
The gain is what counts, and the tariff is the same across the canton; Lufingen levies the tax.1 The first CHF 4,000 of gain is taxed at 10 per cent, gains above CHF 100,000 at 40 per cent. For 10 full years of ownership there is a 20 per cent reduction, as in the example.
At 20 full years the reduction rises to its maximum of 50 per cent: CHF 61,700 rather than CHF 98,720.1 If the purchase lies more than 20 years back, the market value of 20 years ago can count as the purchase price. Documented value-adding investments reduce the gain; plain upkeep does not.
Anyone who lived in their previous home and buys a new owner-occupied one in Switzerland can defer the tax.1 Where the new property costs less than the proceeds, the difference is taxed straight away. If its price is no higher than what the old one cost including investments, there is no deferral.10 Deferred is not waived.

What matters in Lufingen besides the price?
Lufingen has no railway station of its own. From the stop Lufingen, Dorf in the village centre, bus 520 runs to Bülach, where you change to the IR 13 for Zürich HB, from 29 minutes.5
Measured by the share aged 65 and over, Lufingen is one of the youngest municipalities in the canton: 13.7 per cent of residents are 65 or older, 393 of 2,862, and 2.9 per cent are 80 or older.4 Among the 160 Zurich municipalities only Opfikon and Oberglatt have a lower share; Volken has the same.
The municipal tax rate is 97 per cent, 192 per cent with the canton.3 Only 32 of the 160 Zurich municipalities have a lower total rate, 2 the same. On the same income and wealth you pay about 2 per cent more cantonal and municipal tax in Kloten, about 9 per cent more in Bassersdorf.
Is there a value capture levy in Lufingen?
Under sections 5.1 to 5.3 of its building and zoning regulations, Lufingen levies 25 per cent of the gain in value minus CHF 100,000, exempt area 1,600 square metres.6 For smaller plots it only applies if the gain in value exceeds CHF 250,000.8
The original document gives no date at the entry into force (section 6.3). According to the canton's overview, the revision was approved on 15 October 2024 and has been in force since 11 January 2025.9 The municipal levy only falls due once the plot is built on; on a sale, an open obligation passes to the buyer.13
The cantonal levy covers new zoning: 20 per cent of the increase in value, small gains exempt, due on the building permit or as early as the sale.8 The same applies when a zone for public buildings is rezoned. More in the guide value capture levy.
Who notarises a house sale in Lufingen?

A median that does not exist for 2025 should not be replaced by a gut-feeling estimate. I derive the value of your property via district, land and building and calculate what remains after tax.

What else do owners in Lufingen ask?
How do I find the right estate agent in Lufingen?
Ask how someone arrives at a figure without a current Lufingen median. I handle sales across the whole Canton of Zurich. Good answers separate land, district value and building and calculate the tax with your own purchase date. A checklist for this: the 12 checking questions.
Does the 2015 flat median still apply to my sale?
No. The median of CHF 792,000 describes the sales of 2015. If you bought your flat back then, it shows at most where your purchase price stood in comparison. Today's price needs the district, the land and the flat itself.
Which purchase price counts if I inherited the house in Lufingen?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Lufingen cost me a value capture levy?
Not because of the sale alone: the municipal levy only falls due when the plot is built on. It covers upzoned or rezoned plots of 1,600 square metres or more, smaller ones only with a gain in value above CHF 250,000. On newly zoned land, by contrast, the cantonal levy falls due on the building permit or as early as the sale.
