Suppose you had asked in 2022 whether Aesch waives a municipal value capture levy. The answer would have been: the cantonal building department explicitly did not approve the planned waiver article in the zoning regulations, and no replacement followed at the time.

Today the cantonal overview names a new approval dated July 2026. What has applied since then is confirmed by the building authority.

What is the land model worth for a property in Aesch?

In Aesch the derivation starts with the land. The cantonal model puts residential building land in Aesch at CHF 1,895 per square metre for 2025.7 In 2015 it was still CHF 1,178, a rise of 60.9 per cent in ten years. Typically the model ranges from CHF 1,325 to CHF 2,715 per square metre. Among the 160 municipalities in the canton, the model rates land higher in 54 and lower in 105.

For the canton as a whole there is also a median of prices paid. Residential building land fetched a median of CHF 1,742 in 2021 to 2025.7 It arises differently from the model; both only serve as rough orientation. The model value of Aesch sits slightly above it.

The model only estimates undeveloped land, not your own plot and not the building on it. For a house in Aesch, the building comes on top, with its age, condition and fit-out. Nor is the district figure a substitute for that derivation.

How does Dietikon district help when Aesch has no median of its own?

Aesch belongs to the district of Dietikon. There, sales are enough for an official figure. In 2025 a flat there cost a median of CHF 1,313,000, from 316 sales, a rise of 51 per cent since 2015.2 In 2015 the district flat median was CHF 869,000, from 285 sales. Aesch itself only reached 9 flat sales and 2 house sales, both well below the threshold of 15.

In the cantonal statistics, Aesch belongs to the property market region Agglomeration, not to the region Land, and to the planning region Limmattal.7 From the stop Aesch ZH, Heligenmattstrasse, you reach Zürich HB from 28 minutes.5

A district figure is not a price for a flat in Aesch itself, though. It mixes sales from across the district, from Dietikon to smaller municipalities such as Aesch. What your house or flat is worth only shows in a derivation from location, plot and building.

What reduces the property gains tax on a sale in Aesch?

The tariff is the same throughout the canton; Aesch only levies it.1 It rises in steps with the gain: 10 per cent on the first CHF 4,000, 40 per cent on the part above CHF 100,000. Ownership then brings a reduction, 20 per cent in the example after 10 full years.

From 20 full years the reduction is highest, 50 per cent. In the example, CHF 83,500 would then be due instead of CHF 133,600.1 Documented value-enhancing investments reduce the gain further; mere maintenance does not.

Buy a new home to live in afterwards, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.9 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.9 And deferred does not mean waived.

What matters in Aesch besides the price?

From the stop Aesch ZH, Heligenmattstrasse, bus 215 runs to Birmensdorf ZH, Bahnhof Süd, where you change to the S 14 for Zürich HB, from 28 minutes.5 Aesch has no station of its own. In Aesch, 18.8 per cent of the population are 65 or older, 309 of 1,643 people; 6.6 per cent are 80 or older.4

Aesch taxes income and wealth at 91 per cent, 186 per cent together with the canton.3 On the same income and wealth, Urdorf means about 13 per cent more cantonal and municipal tax, the district seat of Dietikon about 16 per cent more. In Dietikon district, only Uitikon has a lower tax rate.

The purchase contract in Aesch is notarised by the notary, land registry and bankruptcy office of Schlieren, Uitikonerstrasse 9, 8952 Schlieren.10 More in the guide Notary and land registry.

Is there a value capture levy in Aesch?

The current status is not clearly documented. The retrievable version of the zoning regulations (documented up to March 2023) shows that the cantonal building department explicitly did not approve the planned waiver, article 48, in 2022; no replacement rule appears in this document.6 The cantonal overview, by contrast, names a more recent approval dated 23 July 2026. What has applied since then is confirmed by the building authority.

The cantonal levy remains unaffected. If land is newly zoned for building, the canton charges 20 per cent of the increase in value, small gains exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

With no median of its own and an unresolved value capture levy, this needs a derivation you can check. I set out land, district value and building separately and work out what remains after tax.

What else do owners in Aesch ask?

How do I find the right estate agent in Aesch?

Ask how anyone arrives at a figure for your house without a local median. I handle sales across the whole Canton of Zurich. Make sure land and district value are derived separately from your own house and that the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house in Aesch?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Aesch cost me a value capture levy?

That cannot be clearly documented today: in 2022 the cantonal building department did not approve a waiver, and for July 2026 the cantonal overview names a new approval. The current status is confirmed by the building authority. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
