Suppose the house is sold. The property gains tax is paid and the proceeds are in your account. The sums seem finished.
They are not quite finished. Whatever of the proceeds sits in your account counts as wealth. Like your income, it is subject to the tax rate of the municipality you live in. In Dietikon the tax rate is 121 per cent. Only 10 of the 160 Zurich municipalities have a higher one. Where you live after the sale is therefore no side issue. It is the second half of the same calculation.
And what changes afterwards, depending on where you live?

What changes after the sale if you leave Dietikon?
The property gains tax does not change. The canton sets the same tariff for all municipalities; Dietikon only levies it.1 It is paid where the house stands, wherever you move.
What changes is the tax on income and wealth. For that, the tax rate of your new municipality applies. In Dietikon it is 121 per cent, 216 per cent including the canton.3 On the same income and wealth, Unterengstringen means about 9 per cent less cantonal and municipal tax, Uitikon about 20 per cent less. While the proceeds sit in your account, they count as wealth. That too is subject to the tax rate where you live.
What this means for you: include your next place of residence before you decide. The difference recurs every year, not just once. If you stay in Dietikon, you keep your surroundings in return. Both belong on the same list, the tax and everyday life.
How much property gains tax is due in Dietikon, and what reduces it?
In the median example, CHF 140,784. A house bought in 2007 at the then median of CHF 695,000 gains CHF 655,000 by 2025.2 That is 21.5 per cent of the gain and 10.4 per cent of the sale price.1
The tax can be reduced legally. The longer you own, the larger the reduction: after 20 full years the example would come to CHF 125,700. Documented investments that added value reduce the gain, such as an extension. And if you bought more than 20 years ago, the market value from 20 years back may replace the old purchase price.1
If you then buy another home in Switzerland and live in it yourself, the tax can be deferred. You must also have lived in the old house yourself. It is postponed, not waived. What this means for you: gather the invoices from your years of ownership before the first price is mentioned.

What do the Dietikon medians say about your house?
They are a starting point, not a price. The median is the price in the middle: as many sales were above it as below. In 2025 it was CHF 1,350,000 for houses, 15 per cent below the canton.2 For flats it was CHF 1,010,000, 16 per cent below the canton.
Since 2015 the house median has risen by 15 per cent, the flat median by 21 per cent. Back then 96 flats were sold, in 2025 only 51. Per square metre of plot, a house cost a median of CHF 2,998 in 2025, building included.2 The cantonal model puts bare residential land at CHF 1,926 per square metre. Typically the model ranges from CHF 1,356 to CHF 2,701.10
What this means for you: plot, location and condition can shift the value considerably. A median tells you where the middle was. Where your house stands is only shown by a proper derivation.
Is there a value capture levy in Dietikon?
Whether and at what rate Dietikon currently charges its own levy can be confirmed by the building authority. The publicly available version of the building and zoning regulations dates from 1987, updated to 2014, and contains no article on it.6 A newer rule may nonetheless exist.
For you as a seller this only matters if your plot was upzoned or rezoned, so that more may now be built on it. Such a levy only falls due on development, not on a sale.9 If the property is sold before that, the obligation passes to the buyer. That belongs in the contract.8
What matters in Dietikon besides the price?
Dietikon has 28,260 residents, 4,392 of them aged 65 or over, or 15.5 per cent.4 From Dietikon station the S 19 runs to Zürich HB without changing, from 11 minutes.5 For buyers who commute to the city, the train counts.
The house and flat medians are CHF 340,000 apart. Moving from a house to a flat in the town therefore frees up capital in the median comparison, before tax and costs. Changing municipality as well also shifts your ongoing tax.

How do I find the right estate agent in Dietikon?
Check whether someone derives the price and calculates the tax with your purchase date. I handle sales across the whole Canton of Zurich. Good questions for a first meeting are in the 12 checking questions.
Do I have to stay in Dietikon for the tax to be deferred?
No. The new home must be in Switzerland and you must live in it yourself, as in the old one. Which municipality it is in does not decide the matter.
By when must I declare the property gain?
Within 30 days of the transfer, you file the property gains tax return with the Dietikon municipal tax office. On request, the deadline can be extended.
