Suppose you want to know how much houses in Weiningen have risen. For 2025 you find an official figure: CHF 1,550,000. For 2015 you find none; only 5 houses were sold on the open market back then. Nor for 2007, when there were 4.

A figure without a predecessor shows a level, but not a trend. Anyone who reads from it how much their own house has gained reads more into it than it contains. The trend for your house lies elsewhere: in the purchase contract, in the land and in the building.

How much does the Weiningen house median say about your house?

It tells you where the middle was. Median means: rank all sales by price, and it is the one exactly in the middle. In 2025 it was CHF 1,550,000 for houses in Weiningen, 3 per cent below the canton.2 It is based on 17 sales. The canton only publishes a median from 15.

With so few sales, individual houses can shift the value noticeably. If a few large or new houses were among them that year, it can come out higher. Per square metre of plot, a house cost a median of CHF 2,955 in 2025, building included.2

What this means for you: treat the median as a frame, not a price. Whether your house is above or below it depends on the plot, its position in the village, the year of construction and the condition. Only a valuation that derives each of these points separately shows that. Then the frame becomes a figure you can justify to a buyer.

How have prices in Weiningen developed since 2015?

For flats, this can be answered. Their median was CHF 890,000 in 2015, from 47 sales.2 In 2025 it was CHF 1,150,000 from 35 sales, 29 per cent more. That is 4 per cent below the canton.

For houses the comparison is missing; there is no median for 2015. The land offers a second reference point. The cantonal model puts residential building land in Weiningen at CHF 2,071 per square metre for 2025.10 Typically the model ranges from CHF 1,459 to CHF 2,909. In 2015 it stood at CHF 1,264, a rise of 63.8 per cent.

What this means for you: the trend for your house follows from your purchase price, the land value and the building’s condition. There is no official rate of increase for houses in Weiningen. Anyone who quotes you one should be able to say where it comes from.

What remains after tax when you sell in Weiningen?

In the flat example, CHF 1,034,080. The flat, bought in 2007 at the median of CHF 606,000, gains CHF 544,000 by 2025. The tax is CHF 115,920, 10.1 per cent of the sale price.1 The canton sets the same tariff for all municipalities; Weiningen only levies the tax.

There is no such example for a house, because the 2007 median is missing. In any case, the calculation uses your own purchase price. After 20 full years of ownership the tax is halved, to CHF 103,500 in the flat example. If you bought over 20 years ago, you can instead claim the market value from 20 years back.1

Documented investments that added value also reduce the gain, such as an extension or a converted attic. What this means for you: have the purchase contract and invoices ready before you name a price.

What applies to the value capture levy in Weiningen?

Weiningen charges its own levy, according to the cantonal overview since 21 October 2023:7 20 per cent of the gain in value minus CHF 100,000.6 Plots below 2,000 square metres are usually exempt. Cantonal law would allow up to 40 per cent, and 2,000 square metres is the largest exempt area it permits.8

Only added value from upzoning or rezoning is subject to it. It is due on development; a sale alone does not trigger it.9 On an earlier sale the obligation passes to the buyer with the plot. Record that in the sale contract.8

What matters in Weiningen besides the price?

Weiningen has 5,190 residents, 934 of them aged 65 or over, 18 per cent.4 Weiningen has no railway station. From the Weiningen ZH, Lindenplatz stop the journey to Zürich HB takes from 28 minutes, by bus 302 towards Urdorf with one change.5

The house and flat medians are CHF 400,000 apart. The tax rate is 107 per cent, 202 per cent including the canton.3 On the same income, Unterengstringen means about 2 per cent less cantonal and municipal tax, Dietikon about 7 per cent more.

Where the statistics show no trend, the derivation counts. I value your house by its land, building and comparable sales and calculate tax and net proceeds with your purchase price. Without sales pressure.

What else do owners in Weiningen ask?

How do I find the right estate agent in Weiningen?

Ask where every figure in the valuation comes from. I handle sales across the whole Canton of Zurich. A list for the first meeting is in the 12 checking questions.

Why is there no 2015 price for houses in Weiningen?

A median is only published when a year brings at least 15 sales. In 2015 only 5 houses were sold on the open market in Weiningen, in 2007 there were 4. In 2025, with 17, there were enough.

By when must I declare the property gain?

Within 30 days of the transfer, you file the property gains tax return with the Weiningen municipal tax office. If time runs short, an extension is possible on request.
