Suppose you want to know what houses in Urdorf cost on average. The official statistics stay empty, for 2025 just as for 2015 and 2007.
The reason is the number of sales. In 2025, 8 houses and 14 condominiums in Urdorf passed to new owners on the open market; in 2015 it was 10 and 11, in 2007 10 and 13. The canton only publishes a median from 15 sales a year. In the whole of Dietikon district, only Urdorf and Aesch have no flat median of their own in 2025.

What does the land say about the value of a property in Urdorf?
It is the best official anchor Urdorf has. For 2025 the cantonal model puts residential building land here at CHF 3,038 per square metre.7 Ten years earlier it was CHF 1,410. That is a rise of 115.5 per cent and the sharpest in Dietikon district. Of the 160 municipalities in the canton, only 10 rose even faster.7 Typically the model ranges from CHF 2,125 to CHF 4,279 per square metre.
A second measure, gathered differently, covers the whole canton. Prices actually paid for residential building land had a median of CHF 1,742 in 2021 to 2025.7 Urdorf's model value sits well above it. Both figures, though, only serve as a rough guide.
The model values undeveloped land, neither your actual plot nor the house on it. What this means for you: for a house, the building comes on top, with its age, condition and fit-out, backed by plans and invoices. A sale price doing the rounds in the neighbourhood cannot replace that derivation.
How useful is Dietikon district as a comparison for Urdorf?
Useful as a direction, not as a price. In Dietikon district a total of 316 condominiums changed hands on the open market in 2025, at a median of CHF 1,313,000.2 In 2015, 285 sales gave a median of CHF 869,000. That is a rise of 51 per cent.
For houses the district shows a 2025 median of CHF 1,699,000, from 126 sales.2 Compared with 2015 that is 35 per cent more. Both figures rest on sales from across the district. Where exactly the properties sold were located, the statistics do not show.
Here the district median serves as the assumption for the worked example. It is not a value for your flat, let alone your house. What this means for you: your property needs its own derivation through location, plot and building. The district provides the frame, nothing more.
What reduces the property gains tax on a sale in Urdorf?
The tariff is the same throughout the canton; Urdorf only levies the tax.1 It rises in steps: the first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.
From 20 full years the reduction is highest, 50 per cent. In the example, CHF 83,500 would then be due instead of CHF 133,600.1 For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain further; maintenance does not.
Buy a new home to live in, and the tax can be deferred. You must have lived in the old home yourself and replace it in Switzerland.1 If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.9 And deferred does not mean waived.

What matters in Urdorf besides the price?
The stop Urdorf Weihermatt, Bahnhof lies on Urdorf's own territory. From there the S 14 runs to Zürich HB without changing, from 12 minutes.5 The station named simply Urdorf, by contrast, stands exactly on the boundary with Schlieren; its coordinate falls just on Schlieren's side.
In Urdorf, 19.9 per cent of the population are 65 or older, 2,079 of 10,465 people; 7.2 per cent are 80 or older.4 The municipal tax rate is 115 per cent, 210 per cent together with the canton.3 On the same income and wealth, you pay about 3 per cent more cantonal and municipal tax in Dietikon, about 2 per cent less in Schlieren.
The purchase contract is notarised by the notary, land registry and bankruptcy office of Schlieren, Uitikonerstrasse 9, 8952 Schlieren.10 More in the guide Notary and land registry.
Is there a value capture levy in Urdorf?
Since 21 November 2024, Urdorf has levied a municipal value capture levy of 20 per cent of the gain in value minus CHF 100,000.6 It covers planning advantages from upzoning or rezoning. Plots under 2,000 square metres are exempt,6 unless the gain in value exceeds CHF 250,000.8
The levy only falls due once the plot is built on, not on sale.812 If the plot changes hands first, the obligation passes to the buyer, so it belongs in the purchase contract.12 Land that has been newly zoned for building is different: there the cantonal levy falls due with the building permit or already on sale.8 Background is in the guide value capture levy.
Urdorf provides no median, so you need a derivation you can follow step by step. I separate land, building and district value and calculate with your purchase date what remains after tax.

What else do owners in Urdorf ask?
How do I find the right estate agent in Urdorf?
First ask where the figure for your property comes from, when Urdorf has no median. I handle sales across the whole Canton of Zurich. Check that land and building are documented separately and that the tax is calculated with your own purchase date. For the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Urdorf?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Urdorf cost me a value capture levy?
Not because of the sale itself. The municipal levy applies to upzoned or rezoned plots from 2,000 square metres, smaller ones only with a gain in value above CHF 250,000, and only falls due with construction. If it is open, it belongs in the purchase contract. For newly zoned building land, however, the cantonal levy can already fall due on sale.
