Suppose you own a house in Oberengstringen and look for the official median price. For 2025, 2015 and 2007 you will find none; in none of these years were there enough house sales.
Condominiums are a different story. In 2025, 36 changed hands, at a median of CHF 1,265,000. The canton publishes a median from 15 sales a year. Oberengstringen reached that for flats in 2015 and 2025, for houses in none of the three reference years.

Why is the flat market in Oberengstringen so broad, and the house market so thin?
In 2025, 36 condominiums changed hands in Oberengstringen.2 That is more than double the threshold of 15 sales from which the canton publishes a median at all. For houses there were only 6 sales, 12 in 2015 and just 3 in 2007. In none of the three reference years was that enough for a house median.
From CHF 725,000 in 2015, the flat median rose to CHF 1,265,000 in 2025.2 That amounts to 74 per cent more in ten years. It puts the Oberengstringen median a good 5 per cent above the cantonal median of CHF 1,200,000. With 36 sales, it rests on a broad base.
What this means for you: a flat in Oberengstringen has a broadly supported benchmark as a starting point. It is not a price for your flat. For a house there is none. There the value is derived through location, plot and building separately, backed by comparable properties instead of a median.
What does Dietikon district show besides the municipality's own flat median?
A higher value, but a flatter rise. In Dietikon district the 2025 flat median was CHF 1,313,000, from 316 sales.2 In 2015 it was CHF 869,000 from 285 sales, a rise of 51 per cent. Oberengstringen rose by 74 per cent over the same period and still sits below the district. The Limmat valley planning region shows the same figures as the district.
For houses the district, unlike the municipality, has a median: CHF 1,699,000 in 2025, from 126 sales,2 35 per cent more than in 2015. It contains sales from across the district, from Dietikon to Uitikon.
What this means for you: the district median for houses shows a direction, but no figure for a house in Oberengstringen. That figure only emerges from the location, plot and building of your own property, backed by documents.
What reduces the property gains tax on a sale in Oberengstringen?
Oberengstringen applies the canton-wide tariff; the municipality only levies the tax.1 The first CHF 4,000 of gain are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. The holding period then reduces it, 20 per cent in the example after 10 full years.
After 20 full years the reduction is at its largest, 50 per cent. On the same gain, tax would then come to CHF 102,700 instead of CHF 164,320.1 After more than 20 years, the market value of 20 years ago may count as the purchase price. Documented value-enhancing investments also reduce the gain; maintenance does not.
Invest the proceeds in a new, owner-occupied home in Switzerland, and the tax can be deferred.1 The old property must have been owner-occupied too. If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.9 Deferred is not waived.

Is there a value capture levy in Oberengstringen?
Since 12 November 2022, according to the cantonal overview, Oberengstringen has had a municipal value capture levy of 20 per cent of the gain in value minus CHF 100,000.6 The cantonal building department approved the relevant art. 3a on 6 October 2021;6 the building and zoning regulations themselves give no date of entry into force. Plots under 1,200 square metres are exempt,6 unless the gain in value exceeds CHF 250,000.8
The levy only falls due once the plot is built on; a sale does not trigger it.812 If the plot passes to new owners first, the buyer takes over the obligation, so an open levy belongs in the purchase contract.12 For newly zoned building land, by contrast, the cantonal levy falls due with the building permit or already on sale.8 More in the guide value capture levy.

What else do owners in Oberengstringen ask?
How do I find the right estate agent in Oberengstringen?
Ask how someone values a house when Oberengstringen only has a median for flats. I handle sales across the whole Canton of Zurich. Make sure land and building each come with evidence and that the tax uses your own purchase date. For the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house in Oberengstringen?
An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.
Will selling in Oberengstringen cost me a value capture levy?
The municipal levy is not charged on sale. Only upzoned or rezoned plots from 1,200 square metres are affected, smaller ones merely with a gain in value above CHF 250,000; it falls due when the plot is built on. If still open, it must go into the purchase contract. If land was newly zoned for building, the cantonal levy can already fall due on sale.
