Suppose you want to know what houses in Bubikon cost today. You look for the canton’s official figure and find none for 2025. That is no oversight. In 2025 only 10 houses were sold on the open market in Bubikon, too few for a median.
Other figures then move into the gap: an advert in the village, a price heard second-hand, an online estimate. None of them knows your house. For Bubikon, this means the value has to be derived from the house itself.
How do you arrive at a sound value in Bubikon without a house median?

How can the value of a house in Bubikon be set without an official median?
From the house itself, step by step. First the plot: the cantonal model puts residential building land in Bubikon at CHF 1,451 per square metre in 2025.11 Typical values in the model range from CHF 1,015 to CHF 2,051. For your plot, that is a guide, not a price. Location, zone and shape count.
Then the building: year of construction, floor area, condition and fittings. And finally comparisons, where they exist: sales of similar houses in Bubikon and neighbouring municipalities, with date and size. Only these three parts together give a figure you can justify to a buyer.
For comparison: in 2015 the house median was CHF 970,000, from 17 sales.2 For 2025 the figure is missing because there were too few sales. What this means for you: ask to see the workings behind any valuation. In Bubikon, a figure without workings remains a guess.
What does the Bubikon flat market say about prices?
It provides the more reliable figure. In 2025, 33 condominiums were sold on the open market, at a median of CHF 975,000.2 That is 28 per cent more than in 2015 and 19 per cent less than across the canton. In 2015 the flat median was CHF 760,000, from 23 sales.
For a house it serves only as a rough frame. Across the canton, a house cost 1.3 times as much as a flat at the 2025 median.2 Whether that ratio also holds in Bubikon, the data do not show. A large plot or an older building can shift it considerably.
What this means for you: if you own a flat, the median gives you a solid reference point. If you own a house, you need a derivation. In both cases, the median is the middle of the market, not your property. For the details, a conversation is worthwhile.
How much tax does a sale in Bubikon cost, and what reduces it?
In the flat example, CHF 90,776. Bought in 2007 at the median of CHF 543,250 and sold in 2025 at the median, the gain is CHF 431,750.2 The tax takes 21 per cent of that and 9.3 per cent of the sale price.1 For a house the same tariff applies; only the gain differs.
Bubikon levies the tax; the canton sets the tariff.1 The municipal tax rate of 118 per cent, 213 per cent including the canton, only affects income and wealth.3 After 20 full years the property gains tax is halved, to CHF 81,050 in the example.
Documented value-adding investments reduce the gain; ordinary maintenance does not.1 If you lived in the property and buy another owner-occupied home in Switzerland, the tax can be deferred. If you later sell without a new replacement, the deferred gain is taxed. What this means for you: find your purchase contract and invoices before you negotiate.

Does Bubikon have a value capture levy of its own?
Bubikon has waived a levy of its own. The municipal assembly decided on the waiver on 11 June 2025, and the Building Department approved it on 30 September 2025.6 The new article 35a of the regulations is headed «waiver of value capture». Under it, no levy is charged on benefits from upzoning or rezoning.
Whether and since when the waiver is in force can be confirmed by the building office. Regardless of that: if land is newly zoned for building, the canton charges its levy of 20 per cent of the increase in value.8 It falls due with the building permit or on a sale.9
What else belongs in the picture in Bubikon?
From Bubikon station, the S 5 runs to Zürich HB without changing, from 26 minutes.5 For buyers who commute to the city, that counts. In Bubikon, 21.8 per cent of the population are 65 or older, 1,672 of 7,672 people.4
If you move away after the sale, the tax rate of the new municipality applies. On the same income, Uster would mean about 3 per cent less cantonal and municipal tax, Stäfa about 16 per cent less.3
Without an official house price, the derivation counts in Bubikon. I value plot and building separately, document the comparisons and calculate tax and net proceeds. Without sales pressure.

How do I find the right estate agent in Bubikon?
Ask how an agent justifies a house price without an official median. I handle sales across the whole Canton of Zurich. A good valuation shows plot, building and comparisons separately and calculates tax and net proceeds. The 12 checking questions help you compare.
Why is there no official price for houses in Bubikon?
The canton only publishes a median from 15 sales a year. In 2025 Bubikon had 10. With so few cases, a middle value would say little.
Can I defer the tax if I buy a flat in the village?
It is possible if you lived in the house yourself and will live in the flat yourself. Whatever part of the proceeds does not go into the flat is taxable at once. If the flat costs no more than you once paid for the house and investments, there is no deferral. If you rent, there is no deferral.
