Suppose the garden in Dürnten is becoming too much, and you start looking for a flat in the village. Then comes a surprise. In 2025 a condominium here cost a median of CHF 1,077,500, a house CHF 1,190,000.
The gap is CHF 112,500. Across the canton, a house costs 1.3 times as much as a flat at the median; in Dürnten, 1.1 times. Downsizing here frees up little capital in the median comparison. For the tax, though, this closeness has a good side.
And what changes if you then buy a flat in the village?
Worked example
Worked example, Dürnten: house, 18 years of ownership

What happens to the tax if you buy a flat in Dürnten?
A large part of it can be deferred. The law calls this a replacement purchase.1 The conditions: you lived in the house permanently and exclusively yourself. And within a reasonable period you buy another owner-occupied home in Switzerland.
What is taxable at once is the part of the proceeds that does not go into the new flat.12 At the medians, that is CHF 112,500. The larger part of the CHF 434,500 gain is deferred. If, on the other hand, the flat costs no more than you once paid for the house and investments, there is no deferral.
Deferred does not mean waived. If you later sell the flat without a new replacement, the deferred gain is taxed.12 The period of ownership then counts from the purchase of the house.1 What this means for you: the deferral protects your liquidity today, but it does not reduce the tax. Plan it as part of the move.
Why are houses and flats in Dürnten so close in price?
The data show the result, not the reason. The house median is 25 per cent below the canton, the flat median only 10 per cent.2 Since 2015, houses have risen by 43 per cent and flats by 48 per cent. Back then the medians were CHF 830,000 and CHF 728,000. In 2025, 23 houses and 42 flats were sold on the open market.
A median measures different properties each year. If more new flats are sold, it can rise. If mainly older houses on smaller plots change hands, the house median can stay low. For flats there is no median at all for 2007; there were only 10 sales.
Per square metre of plot, a house cost a median of CHF 2,404 in 2025.2 What this means for you: in Dürnten, the house and flat medians sit close together. A median is not a price for your property, though. The condition, plot and fittings of your house decide how you fare in that comparison.
How much tax does a house sale in Dürnten cost without deferral?
In the median example, CHF 91,392. In 2007 the house cost a median of CHF 755,500, from 50 sales back then.2 In 2025 it was CHF 1,190,000. The tax takes 21 per cent of the CHF 434,500 gain and 7.7 per cent of the sale price.1
The tariff is cantonal; Dürnten only levies the tax.1 The municipal tax rate plays no part here. After 18 full years it falls by 44 per cent, from 20 years by half. The example would then come to CHF 81,600. Documented value-adding investments reduce the gain; ordinary maintenance does not.
If you bought more than 20 years ago, you may use the market value from 20 years ago instead of the purchase price.1 Which option is cheaper only shows in the comparison. What this means for you: with an old purchase contract, it is worth having both calculations done.

The municipal tax rate is 113 per cent, 208 per cent including the canton.3 It only applies to income and wealth. On the same income, Wetzikon means about 3 per cent more cantonal and municipal tax, Uster about the same. If you stay in the village, your tax rate does not change.
What applies to the value capture levy in Dürnten?
Since 25 September 2021, Dürnten has charged a levy of its own: 30 per cent of the gain in value minus CHF 100,000.6 Plots under 1,200 square metres are exempt in principle. Section 9.1 expressly states what cantonal law also provides: if the gain in value of such a smaller plot exceeds CHF 250,000, the levy is charged all the same.68
Only the gain in value from upzoning or rezoning is covered. The levy only falls due on development, not on a sale.9 If you sell beforehand, the obligation passes to the buyer and belongs in the sale contract.8
