Suppose your house dates from the seventies. A large garden, an old kitchen, single-glazed windows. Talks with interested buyers then quickly turn to renovation costs. Hardly anyone talks about the plot.
Yet that is exactly where most has moved in Wetzikon. The cantonal model puts residential building land at CHF 2,580 per square metre in 2025, compared with CHF 1,162 in 2015. Over the same period the house median rose by only 19 per cent.
Why can the value of an older house in Wetzikon lie mainly in the land?

What has risen more in Wetzikon: houses or land?
Land, by a wide margin. The cantonal land price model puts residential building land in Wetzikon at CHF 2,580 per square metre for 2025.11 That is 122 per cent more than in 2015. Only seven of the 160 Zurich municipalities rose more. For comparison: across the canton, residential building land sold for a median of CHF 1,742 in 2021 to 2025.11
The house median rose by only 19 per cent since 2015.2 But it measures different houses each year, old and new, small and large. A house consists of land and a building. The building ages; the land does not.
Roughly speaking: in 2025 a house cost a median of CHF 2,421 per square metre of plot.2 The model puts bare residential land even slightly higher. The two figures come from different calculations and cannot be set off directly. What this means for you: with an older house on a large plot, the land can determine the value. Have land and building derived separately.
Why is the tax so low in the Wetzikon example, and does that apply to you?
Because the gain in the example is small. The house median was CHF 885,000 in 2007 and CHF 1,145,000 in 2025.2 That makes a gain of CHF 260,000. After 18 years, it costs CHF 52,304 in tax, only 4.6 per cent of the sale price.1
For your house, things can look very different. If you bought early, your purchase price was much lower. The cantonal model put residential building land in Wetzikon at CHF 600 per square metre in 2005.11 Much of the rise in land value is then gain.
If you bought more than 20 years ago, you may use the market value of 20 years ago instead of the old purchase price.1 Documented investments such as an extension lower the gain further; ordinary maintenance does not. After 20 full years you pay only half.1 What this means for you: your purchase year and your receipts determine the tax, not the median.

How do houses and flats fare on the Wetzikon market?
It is broad. In 2025, 35 houses and 65 condominiums were sold on the open market.2 At CHF 1,145,000, the house median is the lowest among the 36 municipalities I describe here that have one. It is 28 per cent below the canton. A flat cost a median of CHF 990,000, 33 per cent more than in 2015.
House and flat are only CHF 155,000 apart. Comparing the medians, downsizing within the town therefore frees up little capital. From Wetzikon ZH the S 15 runs to Zürich HB without changing, from 20 minutes.5
The tax rate is 119 per cent, 214 per cent including the canton.3 Only two of the 36 municipalities are higher. On the same income, Uster means about 3 per cent less cantonal and municipal tax, Pfäffikon about 4 per cent less. 18.7 per cent of the population are 65 or older.4 What this means for you: factor in your next place of residence.
What applies to the value capture levy in Wetzikon?
Since July 2023, Wetzikon has charged its own levy: 40 per cent of the gain in value minus CHF 100,000.6 Cantonal law allows no more.8 Below 1,200 square metres of plot area, it generally does not apply.6 Only the added value from upzoning or rezoning is captured.
With large plots in particular, it is worth a look. Whoever builds later pays; the sale alone triggers nothing.9 The obligation moves to the buyer and belongs in the contract.8 Being allowed to build more therefore does not automatically mean higher offers. More in the guide to the value capture levy.
In Wetzikon, the value of an older house can lie mainly in the land. I derive land and building separately and calculate your tax with your purchase year. Without sales pressure.

What else do owners in Wetzikon ask?
How do I find the right estate agent in Wetzikon?
Ask how the agent derives the value of your plot. I handle sales across the whole Canton of Zurich. A good agent separates land and building, documents the comparisons and calculates tax and net proceeds for you. My 12 checking questions make offers comparable.
Is the cantonal land price the price of my land?
No. The model estimates an average building land price for the whole municipality. The location, shape, zone and servicing of your plot can shift the value considerably.
Are the 2025 Wetzikon prices final?
No. Officially, the figures for the last three years are still provisional. The CHF 1,145,000 for a house is therefore a preliminary figure.
