Suppose you bought your house in Hinwil only a few years ago. Now something in your life changes, and a sale is on the table. The obvious question is the price. The second one matters just as much: since when have you owned the house?
House prices in Hinwil have not moved evenly. The median was CHF 750,000 in 2007 and only CHF 830,000 in 2015. In 2025 it was CHF 1,370,000. So a large gain may have built up within a few years. The tax on it, however, depends on the full years of ownership.
And how much would it be if you have owned the house for only five or ten years?

How much does the period of ownership change the tax in Hinwil?
Considerably. The canton sets the tariff; Hinwil only levies the tax.1 With less than one year of ownership, a surcharge of 50 per cent applies, with less than two years 25 per cent. From five full years, the tax falls by 5 per cent. Each further full year adds 3 percentage points, up to half after 20 years.
For the same gain of CHF 620,000, that means: after 5 years CHF 225,530 is due, after 10 years CHF 189,920.1 After 18 years it is CHF 132,944, after 20 years CHF 118,700. Owning for 20 years therefore costs just over half of what is due after 5 years.
What this means for you: if a full year that ends the surcharge or raises the reduction is close, check the calendar. The municipal tax office can confirm how the years are counted in your case. Whether a later date pays off overall also depends on the market. That belongs in a conversation, not a rule of thumb.
| Ownership | Reduction | Property gains tax |
|---|---|---|
| 5 full years | 5% | CHF 225,530 |
| 10 full years | 20% | CHF 189,920 |
| 15 full years | 35% | CHF 154,310 |
| 18 full years | 44% | CHF 132,944 |
| 20 full years | 50% | CHF 118,700 |
Why does the purchase year matter so much in Hinwil?
Because most of the rise came late. The house median was CHF 750,000 in 2007, CHF 830,000 in 2015 and CHF 1,370,000 in 2025.2 Since 2015 that is a rise of 65 per cent. Anyone who bought in 2007 gained little at the median by 2015, and a lot afterwards.
A median describes the market, though, not your house. In 2015 it was based on only 20 sales, in 2025 on 34. If more newer or larger houses are sold in a given year, it can rise without any single house being worth more. What counts for your tax is your own purchase price.
If you bought more than 20 years ago, you may use the market value from 20 years ago instead of the old price.1 Value-adding investments such as an extension reduce the gain; ordinary maintenance does not. What this means for you: keep your purchase contract and invoices ready. With them, your tax can be calculated to the franc.

How does Hinwil compare on flats, tax rate and rail?
In 2025, 34 houses and 53 condominiums were sold on the open market in Hinwil.2 A flat cost a median of CHF 870,000, 23 per cent more than in 2015. The house median is 14 per cent below the canton. House and flat are CHF 500,000 apart. Downsizing locally therefore frees up capital in the median comparison, before tax and costs.
The municipal tax rate is 116 per cent, 211 per cent including the canton.3 It only affects income and wealth, not the property gains tax. On the same income, Uster means about 2 per cent less cantonal and municipal tax, Wetzikon about 1 per cent more.
Of the population, 21.6 per cent are 65 or older, 2,578 of 11,923 people.4 From Hinwil station you reach Zürich HB from 28 minutes, on the S 14 with one change.5 What this means for you: this journey time belongs in every advert.
What applies to the value capture levy in Hinwil?
Hinwil charges a levy of its own: 25 per cent of the gain in value minus CHF 100,000.6 It has been in force since 1 February 2024.7 It only covers planning benefits from upzoning or rezoning, that is when more may now be built. Plots under 1,200 square metres are generally exempt.6
The levy only falls due when building takes place, not on a sale.9 If you sell beforehand, the obligation passes to the buyer and belongs in the sale contract.8 More in the guide on the value capture levy.

How do I find the right estate agent in Hinwil?

I inherited the house. Which purchase year counts then?
Inheriting does not trigger property gains tax. If you sell later, the purchase by the deceased is usually the starting point, and their years of ownership count too. More on the page about inheritance.

Within 30 days of the transfer, you file the property gains tax return with the Hinwil municipal tax office. The deadline can be extended on request.
