Suppose a for-sale sign goes up in your street, and a few weeks later a second one. Figures drift over the garden fence, each one higher than the last. At some point you wonder what it means for your own house.

The official statistics do show many sales for 2025. In 2025, 42 houses were sold on the open market in Mönchaltorf; in 2015 it was 5, in 2007 it was 11. Relative to population, that is the highest figure of the 62 municipalities I describe here. So many sales offer many comparisons. It can also mislead.

What does the house median of CHF 1,776,000 say about your house?

It rests on many sales, but exists only for 2025, not 2007 or 2015. From 42 sales, the 2025 median was CHF 1,776,000, 12 per cent above the canton.2 With only 5 house sales in 2015, no rise can be calculated.

A second figure stands out. Per square metre of plot, a house cost a median of CHF 6,285 in 2025.2 The cantonal model puts bare residential land at CHF 1,318 per square metre.7 These are two different measures, one paid, one estimated. A value this high can arise arithmetically when a lot of house stands on little land. That can be the case with newer or terraced houses. Which houses sold in 2025, the statistics do not show.

What this means for you: do not simply measure your house against the median. An older house on a large plot follows a different calculation from a newer one on a small plot. The difference is settled by deriving the value from land, building and condition.

What remains if you move from a house to a flat in Mönchaltorf?

At the median, a house cost 1.4 times as much as a flat in 2025; across the canton, 1.3 times.2 The two medians are CHF 516,000 apart. With 42 houses and 32 flats sold, both sides offer comparisons.

If you buy rather than rent, the tax can be put off.1 This requires that you yourself lived in the house permanently and exclusively. And that within a reasonable period you acquire a home for the same use in Switzerland. If the flat is cheaper than the sale proceeds, the difference is taxed straight away.11 If its price does not exceed what house and investments once cost, nothing is deferred.

A deferral is not a waiver. If the flat is later sold without a new replacement, the tax catches up with the deferred gain.11 In Mönchaltorf, 22.1 per cent of the population are 65 or older, 982 of 4,442 people.4 What this means for you: do the sums before reserving a flat.

How much tax does a sale in Mönchaltorf cost, and what reduces it?

In the example, the flat median rose from CHF 516,500 in 2007 to CHF 1,260,000. That is almost two and a half times as much. Of the gain of CHF 743,500, the tax takes CHF 160,608.1 That is 21.6 per cent of the gain and 12.7 per cent of the sale price.

The tariff applies across the canton; Mönchaltorf only levies the tax.1 It rises in steps, up to 40 per cent on parts of the gain above CHF 100,000. The period of ownership brings it down again: by 44 per cent after 18 full years, by half from 20 years. With the same gain, CHF 143,400 would then be due.

Documented investments that add value also reduce the gain, such as an extension or a converted loft. That does not apply to mere upkeep.1 What this means for you: have the purchase contract and invoices ready before you discuss a price. Without receipts, the taxable gain stays higher.

Is there a value capture levy in Mönchaltorf today?

No, Mönchaltorf charges no levy of its own today. The building and zoning regulations in force contain no article on it.6 A partial revision introducing a municipal levy was adopted by the municipal assembly on 18 March 2024 and approved by the Building Department on 16 September 2026.12 It will only apply once it has been brought into force. In October 2026 it was not yet in force. The building authority can confirm the date.

An ordinary house sale without a zoning change does not trigger such a levy. It only concerns gains in value from upzoning or rezoning, when more may be built, and only falls due on development.9 Separately, the canton takes 20 per cent of the increase in value when land is newly zoned for building. Small gains are exempt.8 The guide value capture levy explains the basics.

A year with many sales is a good opportunity for sound comparisons. I check which of them really fit your house and calculate tax and net proceeds with your figures.

What else do owners in Mönchaltorf ask?

How do I find the right estate agent in Mönchaltorf?

Ask an agent which sales they compare with your house, and why. I handle sales across the whole Canton of Zurich. Especially in a year with many sales, what counts is whether the comparisons match plot, age and condition. A checklist for the first meeting is in the 12 checking questions.

Will my income tax change if I move away after the sale?

That depends on where you move. The tax rate of 108 per cent, 203 per cent including the canton, applies to income and wealth. On the same income, Uster means about 2 per cent more cantonal and municipal tax, Egg about 3 per cent less. The property gains tax does not depend on it.

How is Mönchaltorf connected without a railway station?

Mönchaltorf has no railway station. From the Mönchaltorf, Mönchhof stop, bus 842 runs to Uster, and from there the S 5 to Zürich HB. With one change it takes from 32 minutes, according to the SBB timetable.
