Suppose you go through the official statistics for Grüningen, reference year by reference year. In 2025, 7 houses were sold on the open market, 7 in 2015 and 14 in 2007. In none of these years did the 15 sales the canton requires for a median come together.

Condominiums show the same picture: 7 sales in 2025, 13 in 2015 and only 6 in 2007. In none of the three years was the number enough for a median. The calculation therefore uses the flat median of Hinwil district.

What does the land say about a property in Grüningen?

The cantonal model puts Grüningen's residential building land at CHF 1,372 per square metre for 2025.7 In 2015 it was still CHF 772, a rise of 77.7 per cent in ten years. The range typically runs from CHF 963 to CHF 1,969 per square metre.

For the canton as a whole there is a second measure. Residential building land actually sold for a median of CHF 1,742 per square metre between 2021 and 2025.7 The two figures are built differently. Grüningen's model value sits around a fifth below it.

For your own plot this value is only a starting point. The model shows a middle value for bare land in the municipality, not the location and shape of your plot. For a house, the building adds age, condition and fit-out on top. Both are derived separately and backed with documents; hearsay prices are no substitute.

What yardstick does Hinwil district provide for Grüningen?

Grüningen lies in Hinwil district, and there the number of sales is enough for a median. In 2025, 323 condominiums were sold on the open market in the district, at a median of CHF 950,000.2 In 2015, 267 sales gave a median of CHF 696,000. That is a rise of 36 per cent over ten years.

As a price for a flat in Grüningen, this figure does not work. It bundles sales from across the district, from Hinwil as well as from small municipalities. Where exactly the flats sold were located, the statistics do not show.

For houses, the district reports a 2025 median of CHF 1,250,000, from 213 sales.2 The cantonal house median was CHF 1,590,000 in 2025, so the Hinwil district median sits 21 per cent below it. What this means for you: the district figure describes the market around Grüningen, not your house. That takes location, plot and building, each valued in its own right.

What reduces the property gains tax on a sale in Grüningen?

The property gains tax follows the same tariff everywhere in the canton; Grüningen only levies it.1 It rises with the gain in steps. The first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then reduces the tax, here 20 per cent after 10 full years.

From 20 full years the reduction reaches its maximum of 50 per cent. From the same gain, only CHF 45,500 would then be due instead of CHF 72,800.1 Owners of more than 20 years may use the market value of 20 years ago instead. Documented value-enhancing investments reduce the gain further; maintenance does not.

Invest the proceeds in an owner-occupied home in Switzerland, and the tax can be deferred.1 The home sold must also have been owner-occupied. If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.9 Deferred does not mean waived.

What matters in Grüningen besides the price?

From the stop Grüningen, Im Haufland, bus 867 takes you to the S 5, with a walk between the two. The journey to Zürich HB takes from 36 minutes.5 The stop «Grüningen, Station» no longer has a rail connection despite its name; Grüningen has no station of its own. The share of residents aged 65 and over is 20.6 per cent, 808 of 3,926.4

Grüningen has a municipal tax rate of 116 per cent, 211 per cent together with the canton.3 On the same income and wealth, Wald means about 3 per cent more cantonal and municipal tax, Dürnten about 1 per cent less.

Is there a value capture levy in Grüningen?

Grüningen charges no municipal value capture levy today. The building regulations of 2022 contain no article of their own on it.6 The cantonal overview records a formal waiver,12 but no waiver article can be found in the original text. Whether and how the municipality has settled this is confirmed by the building office.

The cantonal levy is unaffected. If land is newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value; small gains are exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

Who notarises a house sale in Grüningen?

For Grüningen, the notary's office sits right in the village.10 The Grüningen notary, land registry and bankruptcy office is based at Kirchgass 8, 8627 Grüningen. It notarises the purchase contract and registers the transfer in the land register. More in the guide notary and land register.

A market with no official median in any of the three reference years is no reason for a figure from the gut. I place the value via the land and Hinwil district and work out what remains for you after tax.

What else do owners in Grüningen ask?

How do I find the right estate agent in Grüningen?

Ask what a price is based on when Grüningen had no median in three reference years. I handle sales across the whole Canton of Zurich. A convincing derivation keeps land, building and district value apart and calculates the tax with your purchase date. A list for the first meeting: the 12 checking questions.

Which purchase price counts if I inherited the house?

An inheritance itself does not trigger property gains tax. On a later sale, you generally take over the purchase price and purchase date of the deceased person as your starting value. More on the inheritance page.

Will selling in Grüningen cost me a value capture levy?

Not a municipal levy today; the building regulations have no article of their own on it, and the exact status is confirmed by the building office. The canton charges 20 per cent of the increase in value on new zoning for building or on rezoning a zone for public buildings, small gains exempt. With new zoning, it falls due with the building permit or as early as the sale.
