Suppose you look for the official house price in Oetwil an der Limmat. You will not find one – not for 2025, not for 2015 and not for 2007.
For flats, 2025 shows a median: 16 sales, enough for the cantonal threshold of 15. In 2015 it was only 14, and in 2007 just 8 – both times too few.
Why does Oetwil an der Limmat have a flat median for 2025 but not for 2015?

Why does Oetwil an der Limmat have a flat median for 2025 but not for 2015?
In 2025, 16 condominiums changed hands in Oetwil an der Limmat. That is one more than the cantonal threshold of 15. For 2025, the statistics therefore show a median of their own: CHF 1,410,000.2 In 2015 only 14 flats sold, and in 2007 just 8 – both times too few for an official figure.
A single reference year with a median is not a trend, though. Without a second value, there is no way to tell whether the median in the village rose faster or slower than in the district. The ten-year trend therefore comes from Dietikon district, with sales from across the district. There, a flat traded at a 2025 median of CHF 1,313,000, against CHF 869,000 in 2015.2
What this means for you is simple. The 2025 figure shows where the 16 flats of that year traded at the median. A calculation with a 2015 purchase date still needs the district figure, or, better, your own records.
How does a house in Oetwil an der Limmat get a figure without any median?
Houses have no median in Oetwil an der Limmat in any of the three years: 8 sold in 2025, 7 in 2015, 5 in 2007 – always below the threshold of 15.2
Land offers a first anchor. The cantonal model puts residential building land at CHF 1,668 per square metre for 2025.7 In 2015 it was still CHF 1,085, a rise of 53.7 per cent in ten years. Typically the model ranges from CHF 1,148 to CHF 2,405 per square metre.
For the canton there is a second measure. Residential building land actually sold for a median of CHF 1,742 between 2021 and 2025.7 Between 2011 and 2015 it was CHF 800. Model value and sale price are produced differently and only offer a rough sense of scale.
The model only estimates undeveloped land, not your own plot and not the building on it. For a house here, the building comes on top, with its age, condition and fit-out.
What reduces the property gains tax on a sale in Oetwil an der Limmat?
The tariff is the same throughout the canton; Oetwil an der Limmat only levies it.1 It rises in steps: the first CHF 4,000 are taxed at 10 per cent, parts above CHF 100,000 at 40 per cent. Ownership then brings a reduction, 20 per cent in the example after 10 full years.
From 20 full years the reduction is highest, 50 per cent. In the example, CHF 83,500 would be due instead of CHF 133,600.1 For a purchase over 20 years ago, the market value of 20 years ago may also count. Documented value-enhancing investments reduce the gain further; maintenance does not.
If you then buy a new home to live in, the tax can be deferred.1 You must have lived in the old home yourself and replace it in Switzerland. If the new home costs less than the proceeds, the difference is taxable at once. If it costs no more than the old purchase price and investments, nothing is deferred.9 Deferred does not mean waived.

Is there a value capture levy in Oetwil an der Limmat?
Oetwil an der Limmat charges no municipal value capture levy: its building and zoning regulations, in force since 16 August 2021, contain no value-capture article.6 The cantonal overview records no procedure for such a levy for the municipality, though its entry dates from 2021. The building department can confirm the current status.
The cantonal levy applies regardless. If land is newly zoned for building, the canton charges 20 per cent of the increase in value, small gains exempt.8 The same applies when a zone for public buildings is rezoned. With new zoning, the levy falls due as soon as a sale takes place, so it belongs in the purchase contract. Background is in the guide value capture levy.

Oetwil an der Limmat belongs to the Dietikon notarial district.10 The responsible office is the Dietikon notary, land registry and bankruptcy office at Zentralstrasse 19, 8953 Dietikon. A single reference year with a median is not yet a trend, and a house with no comparison figure at all needs its own derivation. I work out land, district and building separately and show what remains after tax.

What else do owners in Oetwil an der Limmat ask?
How do I find the right estate agent in Oetwil an der Limmat?
Ask how anyone handles a single year’s median. I handle sales across the whole Canton of Zurich. Make sure land and district value are derived separately from your own house and that the tax is calculated with your own purchase date. A list for the first meeting: the 12 checking questions.
Which purchase price counts if I inherited the house?
An inheritance on its own does not trigger property gains tax. On a later sale, the purchase price and purchase date of the deceased person generally count as the starting value. More on the inheritance page.
Will selling in Oetwil an der Limmat cost me a value capture levy?
Not from the municipality itself. If land was newly zoned for building, the canton charges its own levy of 20 per cent of the increase in value, small gains exempt. It falls due with the building permit or as early as the sale.
