Suppose you are planning the obvious step. Sell the house, buy a flat without stairs in the village and gain some breathing space with the rest.
In Geroldswil the official figures for 2025 show the reverse picture. A house cost a median of CHF 1,500,000. A condominium cost CHF 1,905,000. Among all 160 Zurich municipalities, 46 have both values; nowhere else is it like this. If you want to downsize here, calculate first and search second.
And what does that mean if you then want to buy a flat in the village?

Why does the median flat in Geroldswil cost more than the median house?
The data do not say. They only show what was sold. The median is the value in the middle of a year’s price list.2 In 2025, 16 flats and 17 houses were sold on the open market. A median is only published from 15 sales, so both figures are just above that.
With so few sales, the mix shapes the result. If many of the flats were new or large and the houses rather older, exactly this picture can arise. For 2015 there is no median for either, and none for flats in 2007 either. A trend therefore cannot be read off.
What this means for you: do not read the figure as a rule. It does not mean that every flat in the village costs more than your house. It means that you should assess your house and the flat you are looking for separately.
What remains if you move from a house to a flat in Geroldswil?
In the median comparison, no capital is left over; the flat costs more. Whether that applies to you depends on the two properties, not on the median. A smaller or older flat can be considerably cheaper, a well-kept house worth more.
On tax, the move can help. If you lived in the house yourself and buy another owner-occupied home in Switzerland, the property gains tax can be deferred.1 If the new flat costs as much as the proceeds or more, the whole tax can be deferred. If it costs less, the difference is taxable at once. If it costs no more than your house once did, including investments, there is no deferral.11 Deferred does not mean cancelled.
What this means for you: calculate in this order. Proceeds from the house, tax or deferral, price of the flat, cost of the move. Only then do you know whether the move frees up money or needs money.

How much tax is due on selling a house in Geroldswil?
In the median example, CHF 80,304. The house median was CHF 1,115,000 in 2007 and CHF 1,500,000 in 2025.2 That is 35 per cent more in 18 years. Across the canton, it rose from CHF 780,000 to CHF 1,590,000 over the same period, more than doubling.
The smaller gain keeps the tax small. It takes 20.9 per cent of the CHF 385,000 gain, but only 5.4 per cent of the sale price.1 The canton sets the same tariff for all municipalities; Geroldswil only levies the tax. After 20 full years of ownership the example would come to CHF 71,700.
The calculation uses your own purchase price, though, not the median. Documented investments that added value reduce the gain further, such as an extension. What this means for you: in the median example, the tax is not the biggest question here. The bigger one is what you get for the house and what the next flat costs.
What applies to the value capture levy in Geroldswil?
Since 1 September 2024, Geroldswil has charged its own levy: 30 per cent of the gain in value minus CHF 100,000.6 As a rule, plots under 1,200 square metres are exempt; cantonal law permits no smaller exempt area.7
It only concerns added value from upzoning or rezoning, meaning extra building potential. It falls due on development, not on a sale.8 If you sell earlier, the buyer bears the obligation, and that belongs in the sale contract.7
What matters in Geroldswil besides the price?
Geroldswil has 5,384 residents, 1,034 of them aged 65 or over, 19.2 per cent.4 Geroldswil has no railway station. From the Geroldswil, Zentrum stop the journey to Zürich HB takes from 23 minutes, by bus 301 towards Dietikon with one change.5
The tax rate is 112 per cent, 207 per cent including the canton.3 On the same income, Unterengstringen means about 5 per cent less cantonal and municipal tax, Dietikon about 4 per cent more. The cantonal model puts residential building land at CHF 2,260 per square metre, 76.1 per cent more than in 2015.9 In 2025 a house cost a median of CHF 3,229 per square metre of plot, building included.2
